What is stocked in the kitchens?
We provide all dinnerware and flatware, a variety of utensils for cooking/baking/serving/etc., all major and minor appliances including blender, toaster, and coffee maker, as well as non perishable spices and herbs.
What else do you supply in your units?
We provide Trash Can liners, Laundry Detergent, Hand and Body Soap, Dish Soap, Dishwasher soap, Kitchen Sponge, and paper products to start off your stay.
What appliances are in the units?
Appliances vary by unit, but most include Washer/Dryer, Dishwasher, Oven/Stove, Microwave, Blender, Toaster, Coffee Maker, Telephone, Television, DVD Player, Wireless Internet, Alarm Clocks, Charcoal or Gas BBQ, Iron and Ironing Board. Please note that not all units are stocked with these appliances. Please inquire for amenities specific to a unit
Do you supply all linens?
Yes, we provide all bed and bath linens, as well as beach towels.
Do you supply beach toys, beach chairs, boogie boards, etc?
We only supply beach towels to accommodate the number of guests that the unit sleeps. For rentals of boogie boards, sand toys, umbrellas, and beach chairs, please contact your concierge!
Do you have baby supplies?

Do your units have air conditioning or heat?
You will find heating in all units but A/C in only some. Thankfully, being on the coast we have a wonderful breeze that allows you to open the windows to cool off the home. We also provide fans in every room, and additional fans can also be requested if needed. Several of our units have ceiling fans as well.
Do all of your units have spas? Are they private?
MOST of our units have a spa. Please check the property profile page to check a specific unit.
What is the parking situation for each unit?

Encinitas Properties – Because of City Regulations, you may only have the indicated maximum amount of cars. Unfortunately, there is NO street parking allowed.

Oceanside Properties – Street Parking IS allowed. There is no maximum number of cars. We can only guarantee garage spots. There is no driveway parking. For certain properties such as 835 and 1615, there is no guaranteed parking, and everything is first come first serve.
What do you suggest bringing?
San Diego has an average temperature of about 70 degrees, so you should be fine in just about anything! If you are coming between November and May, it might be a good idea to pack a couple warmer sweaters and a waterproof jacket as well…just in case.

Are my pets allowed?
Yes! Most of our units are pet friendly. There is a $250 pet fee for all of our 2+ bedroom properties, and a $125 fee for all of our 1 and some 2 bedroom properties. Maximum of 2 pets please. This fees covers uplostery cleaning to remove pet dander for the next guest.
Can I bring my pets to the beach?
There are no dogs permitted on the beaches in Oceanside, Carlsbad, and Encinitas. You may see others walking their dogs on the beach in the off season, but it is not actually legal, and you may be cited. There is a dog beach in Del Mar and Ocean Beach.
If I book online, when is my reservation confirmed?
Your reservation is confirmed once we charge your CC, which we will do once we receive either your online booking, your agreement to the terms and conditions, or the signed rental agreement.
What sort of payment methods do you accept?
We accept Credit Cards from Visa, American Express and MasterCard, as well as Checks.
Do you collect a Security Deposit?
We do not collect a security deposit. Instead, we collect a $99 damage waiver fee per unit (or less depending on size of property), which covers up to $1500 in accidental, non-intentional damage to the unit.
What other fees are there besides the rent?
Along with the damage waiver fee, we also collect a turnover fee and a tax.
What is a "Turnover" fee?
We take pride in our care and cleaning of our units, when one guest leaves at 10am we have 6 hours until the next guest arrives at 4pm to clean the entire property including. This includes washing windows on the west facing side, washing all bed sheets, bath towels, and beach towels, hosing down decks and walking areas, refilling and cleaning spa if the property has one, moping internal walking areas, and so much more. It takes a team of people and tight scheduling in order to get the place clean and inspected to our high standard for our next guest. A vacation rental is not the same as a hotel, all of our units are unique with large living areas indoors and outdoors that takes more time to clean, and guests have bookings for a specific unit, meaning we cannot just move a guest to a unit that is clean and ready upon arrival like a hotel can. Do to these constrants the check in/out times are more restrictive and fees are generally higher than hotel fees. We do offer Early Check in and Late Check our if our schedule allows, the fee will be around $50 per bedroom in order hire the extra staff to keep the same level of cleaning and quality in only 4 hours.
What is your deposit policy?
If you book with us outside of 90 days from your arrival date, we collect 10% of the rent. 90 days prior to your arrival date, we then collect the remaining balance.
If your booking is within 90 days of your arrival date, we collect the full balance.
What is your cancellation policy?
CANCELLATION and/or RESERVATION CHANGES:
If you need to cancel more than 60 days before your arrival, the 10% deposit will not be refunded, all other monies will be refunded.
If you need to cancel more than 30 days but less than 60 days before arrival, you will receive half of the TOTAL cost of your stay.
Monies are non-refundable if cancellation is less than 30 days before arrival date.
We always recommend Travel Insurance for peace of mind. All Cancellations must be submitted in writing. For date or property changes between 0 and 60 days of arrival, there will be a $100 transfer fee, unless the dates or property change is an upgrade. For changes within 30 days, changes must be approved by Beachfront Only and are not guaranteed. All Cancellations must be submitted in writing. We highly suggest that you purchase travel insurance, in which case the travel insurance company will refund you the full amount you originally paid.
Is there a minimum stay?
Yes, we have a two (2) night minimum stay year round on most properties! Some have a 3, 4, or 5 night minimum.
What are the check-in and check-out times and days?
Check in is at 4:00pm, and check out is no later than 10:00am. You may check in and out on any day you’d like.
Where can I bring my dog to the beach?
Del Mar is the closest place with a pet-friendly beach. From our Encinitas properties, it is about a 7 minute drive up the coast, and from our Oceanside properties, about a 15 minute drive. To get there, hop onto Highway 101 and head South. Dog Beach is located just south of Via De La Valle.
North of 29th Street: From June 16th through Sept. 14th, dogs on a leash are allowed. From Sept. 15th through June 15th, dogs are allowed off-leash and under voice control.
South of 29th Street and North of Powerhouse Park: From Oct. 1st through May 31st, dogs on a leash are allowed. From June 1st through Sept. 30th, dogs are not permitted.
South of Powerhouse Park: Dogs on a leash are allowed year round.
Am I allowed to have alcohol, glass containers, or fires on the beach?
Alcohol and glass containers are prohibited on the public beaches. If fire rings are available, you may use those. Otherwise, open fires are not allowed.

When are the life guard towers open?
Encintas: Lifeguard towers are open from 10am to 6pm during the summer season only (late June to Labor Day)
Oceanside: Lifeguards operate year round. Throughout the summer months, towers are open from 8am to 8pm, and during the winter months, they are open from 8am to 5pm.

What documentation is required to visit Tijuana and Baja California?
Tijuana, the closest Mexican City, is approximately 16 miles south of downtown San Diego. International travelers visiting Mexico need a valid passport and a multiple entry visa, or visa waiver, to re-enter the United States. New rules instituted January 2007 require all U.S. citizens traveling by air to present a valid passport. Beginning 2008, U.S. citizens traveling by land and sea may also be required to present a passport.
What’s the typical weather in San Diego?
San Diego enjoys beautiful weather year round with an average daily temperature of 70.5 degrees Fahrenheit (21.4 degrees Celsius). A marked feature of the climate is the wide variation in temperature within short distances due to the topography of the land.
