Although the location and view were amazing, the rental was in need of a deep clean and some maintenance. We stayed over Christmas and because of that paid a lot of money per night. For that kind of money I would expect things to be in better shape. We had to wait at least 10-15 minutes for the water to heat up enough to take a shower. The cushions on the bench seats were stained, the hot tub half the time was so hot you couldn’t sit in it(113) the back bedroom was not cleaned, it had dog hair everywhere. Like I said the view and location did not disappoint, but I would not rent this again.

We hosted a 60th birthday family gathering here at this home and I must say all of our expectations were exceeded. Our stay was very comfortable, the staff were extremely responsive and the location is very convenient. The instructions for accessing the home are clear, I absolutely loved the outdoor space and the home was stocked with everything we needed for our mini family celebration. I have nothing bad to say about this rental at all. The property management company is really professional too, communication was always above standard. The waves were beautiful and I enjoyed the people watching opportunities.<br/>Things to note:<br/>*you're right on the beach, so while things were clean there is a slight film of sand on certain items in the home<br/><br/>*this location is not easily handicap accessible (several stairs to get to home)<br/><br/>*the home is on the bottom/sea level floor and at certain angles you can see into other homes and neighborhoods can peer into your home. Also location is reminiscent of townhome/apartment style so while my stay was quite for the most part, there were times past midnight when you could hear upstairs rowdy neighbors. (Ocean wave sounds drowned out some of the noise though)<br/><br/>*had some issues w/ppl parking in front of garage, thankfully we were able to find the individuals (they were in the neighboring unit) and they moved<br/><br/>*parking is tight in garage, truck probably won't fit, but we were able to find parking nearby anytime we left

For the price I paid for this rental, I would expect a stellar experience. First off, the location/view was perfect. However, there were several issues which were undesirable. <br/><br/>- House was not ready when we arrived at 4:00 for check-in. House was still being cleaned and patio was in the process of being set up. <br/><br/>- Called in ticket for a TV issue on Thursday with a commitment to have someone come out same day. No one came out and I followed up the next day and someone finally came out. <br/><br/>- Heavy construction was taking place on Saturday. We were not notified there would be construction on an adjacent house on Saturday. We had to leave the house due to the noise. <br/><br/>- BBQ did not work properly. We opted not to call in a ticket since there is a delay in responding so we just ordered takeout.

We had a wonderful time. This location is awesome, the place is absolutely beautiful, and staff was very helpful. The kids went in the water everyday, and a few of us took walks down to the pier and back every day. The fact that this place is pet-friendly seals the deal. :-) Fantastic experience. It is very clean and with amazing ocean view. Very close to the Oceanside Pier. Just make sure you find out where to park your cars as there are only 2 assigned parking spots on premise.

This property is located in Oceanside right on beach and really convenient to things however there are rocks along the beach with no actual beach access. The view is beautiful. Overall the place was comfortable and clean but many found sand in their beds and the bunk bed mattresses need replacing or some toppers to make more comfortable. They are also hard to get in and out of as no real ladder which makes it hard for adults. The shower in guest bedroom also needs to be replaced. We could have also used extra blankets as they were very thin. Checking in and Out was easy but feel check out should be at 11, not 10. Overall happy but would not rent again unless those changes were made. This place would be good for families with children.

The size of the home was prefect size for our group of 20 people and we had a wonderful time. We called Beachfront Only for a coffee maker and they delivered it about 10 hours later before the next morning, so that was nice! We wish there had been at least one pan to cook on the stove so that made cooking difficult, but besides that it was great! We loved the location as well--perfect distance from the pier!

Our 2 families had a wonderful week at this rental home! It was very clean and clearly well maintained. Plenty of room for all 14 of us. Everyone loved the full wall of windows at the back of the house that could remain open most of the day. We were impressed with how well stocked the home was. At other rentals we have stayed at we have had to purchase our own essentials like dishwasher detergent, dish soap, hand soap, toilet paper, etc. But this rental provided an ample supply of most necessities, even coffee filters and laundry detergent! We loved the location. No road between the rocks/beach and the house. The kids could walk right out our back gate and climb down the rocks to the beach. And it was a short walk to the pier and larger beaches. The hot tub and BBQ were added bonuses. On the negative side, you couldn't access the house from the garage. After parking in the garage you have to walk around to the far end of the house to get in. This wasn't clear in the rental description. Also, the garage doors are extremely narrow. We had to fold in both side mirrors on our minivan and still could barely fit through. Getting in and out of the vehicle was very difficult. Also, beware of noisy neighbors. The houses are very close together and I couldn't sleep one might because the people next store were having loud conversations until the wee hours of the morning. But overall, we had a wonderful experience! We would definitely recommend to others and plan on returning ourselves in the future.

Our first three days were great! We were able to enjoy the property to the fullest. The fourth day the unit directly across from our entrance was rented for a “company retreat”. There were far more people in the unit than beds so their things were in the walk way and they were standing in front of our view while drinking and partying. All other neighbors were quiet and respectful though.

The house was perfect. Lots of beach towels and bath towels. Comfortable beds. Any time I had a problem it was fixed within a very short time. The cover spa was perfect to the kids. They would have gotten sun burns without the cover. They spent a lot of time in the spa. Everyone loved this vacation. We had 16 to 17 spending the night and 20 during the day. One family lives close buy. We were all very comfortable.

What a great vacation and destination. 21 family members stayed in this unit and it was perfect. It was exactly as advertised and was exceptionally clean. A couple of maintenance issues were taking care of I mediately, for example our television stopped working, they brought a brand new one over to replace the old one in about 30 minutes after We called!! The only thing that did not work out was the grocery delivery from Vons. We expected the groceries to be delivered Sunday night between five and seven, and they called at 6 o’clock and said they could not fill our order and would not deliver it. They gave us a phone number to call to refund our money, and we were on hold for about 45 minutes. This had nothing to do with the unit we rented, but beware if you use the grocery delivery service . That was the only thing that didn’t go perfectly on this stay .

The house was a perfect destination for my friends and I to relax and have beach access. Everything we needed was provided and made for a wonderful low-key weekend. I highly recommend.

We have come to Oceanside for the last 4 years. This once on of our favorite place. We had 10 girls staying and it was just great. The view is awesome and the kitchen had everything we needed. We had an issue with one of our toilets and when we called they had someone their to fix it in 10 minutes.

This house accomidated our family of 7 very comfortably. The use of space & finishes were top of the line. The accesability to the beach was perfect for families with kiddos. Far enough that noone could wonder in, but close enough for easy trips back & forth. Make sure to verify if the unit is ground level or top floor. The bottom was better for us with kids & a dog.

Loved the property it was spotless and well equipped. The only thing we did not care for was the lower end rental to the north. The unit brought some shady late night partying tenants. Also being on the bottom floor it got a bit loud but we preferred that as it had more direct access to the beach.

House was great, great features, great views, everything you could want / need inside the home for your vacation. At first it was a little confusing on which unit ( A,B) you belonged in, there are not any numbers on the front doors or garage doors. The cooking pans / pots could be updated ( starting to get worn ) but overall a great place, fans in every room, plenty of beach towels, the place was very clean and comfortable. aside from some very minor inconveniences I will be back to stay !!

Overall a great home and I would definitely recommend it to a friend and stay there again in the future. The furniture was beautiful and the house was comfortable. There were a few inconveniences however. Phone reception was terrible which was very inconvenient. I literally had to step outside to the front patio in order to make phone calls. Also one of the gas burners were not working which made cooking a slower process. The toaster was broken which was no biggie since I just used the oven. Aside from those few details, great location, great deal, great house!

We had 3 families and 3hrs to find a new place after our first rental fell apart due to unbelievable conditions! We could not have been happier with this rental and the people at Beach Front Only vacation rentals!! We would definitely rent again through this company, but would probably rent the upper units next time for a little more privacy due to foot traffic.

We rented this home for our girls soccer team (12 girls and 6 adults). It was absolutely gorgeous. Much more spacious than the photos show! The house was clean and very well equipped. We could not have asked for a better location and beach front home. The view was breathtaking!

This rental was great! we loved the closeness to the shore and the spa was great for the cooler weather days. our family of 10 had plenty of room and plenty to do. We were in 823 b and liked being on the ground level and liked the covered patio.

Overall this house and the location were perfect. Closest to the house there is little or no beach at high tide but just a short walk to the north and there is plenty of beach regardless of tide. Management company was extremely quick and responsive to issues; although two issues were not resolved during the week we stayed at the home. The issues did not negatively impact our experience. Patio appears completely enclosed but it is not. There is a locked gate to enter the property from the waterfront side but the property to the north has unfettered access from the exterior path to its patio and that patio is open to this home's patio at the east end of the block wall. From this construct it does not make sense to have a locked gate when anyone can walk in the unsecured property next door and come onto this home's patio. In addition, the home to the south shares a walkway so there is open access to its patio as well. Thus, if you have pets, note that you do not have a fully enclosed private patio. Despite these idiosyncrasies we would rent this property again without hesitation. It is really beautiful and the perfect location.

We loved our stay at this beach vacation rental!! The only thing we didn't love which wasn't a big deal was in the morning till early afternoon there would be no beach since the tide was high. And the wi-fi was not very reliable and didn't work in the back rooms. We also LOVED having a washer and dryer! The house and location were amazing!!! And it was so easy to rent, check-in and check-out! Thanks for a great weekend

Couldn't be happier with our stay. Not only was everything perfect upon arrival, but the communication during our stay checking in to be sure everything was ok, and alerting us to street sweeping/parking issues, was so very helpful and considerate. Thank you for an amazing week!

This beach house was a amazing. There was plenty of room for our large group and I loved that this house was on the bottom floor as it made it easy for my Mom. I that extra parking would be an issue, but it was not. Would love to go again next year! I was disappointed that we did not have any beach front as the tide was in, but there was a beach area only a few house down. I would recommend identifying which garbage cans and washing machine were in the garage belong to which unit. We may have used the wrong ones. Sorry. Love, Love this place.

Perfect location, especially if you surf. The break in front of the house had two A frames. After surfing you can rinse the salt water off your board and yourself right outside. There's an outdoor shower. The neighboring guests were from Europe and were really cool people as well.

Every aspect was working and is given high only minor problem was that the hot tub was too small - difficult to get more than 3 into it.

Arrived to find the place in perfect condition. Set up for our arrival with table extended. Beds were extremely comfortable, with great blankets and pillows. Well appointed house. Hot Tub was fantastic. A gas BBQ would have been the icing on the cake.

This was our 4th time as a family get together and everyone loves the area, close to the water and walking distance to area sights. We just live in Orange County but it is still a great area to stay in and it pleases everyone in the family. I looked at others but we like the atmosphere and cleanliness of this unit. Hope to do it again in future yfears.

Renting process could not have been any easier. The staff was quite pleasant and accommodating. The condo was immaculate! The views were wonderful. Fantastic restaurants are close by. My three year old son's review says it best: "Best day evahhh!"

I rented this property for my family to enjoy during my brother's wedding. The ratio of bedrooms to bathrooms makes it great for big groups. The view is to die for and the kitchen was created for those who love to cook! We did several meals at the place because we just didn't want to leave. It was quiet, clean, and ready to go when we arrived. We didn't experience any hassles. In fact, just the time of a lifetime.

My family and I went to this beach house for a week vacation. It was absolutely perfect! We had such an amazing stay and could not get over how wonderful the property was and loved being so close to the ocean. Our kids loved the bunk bed room and we enjoyed eating meals and playing games with the sounds and views the ocean provided. Last year, some friends and I decided to rent a beach house for "girls week". We had such a GREAT time, we decided to make it an annual trip, and we did it again this year. The house is spectacular with awesome views and very comfortable, spotless accommodations. The beds are heavenly and there is plenty of room for comfort and fun. I would recommend this to anyone who loves the beach and all that comes with it. Already looking forward to next year..

The condo was well stocked in the kitchen and with towels. The furnishing was up to date and very clean. We couldn't have asked for more. It was very homey and we loved the view very morning.

Return visit so we knew what to expect and were pleased with everything. The dishwasher didnot clean the dishes so that was a bit of a drag. We think there should be hooks on the bathroom door so one could hang up robes, but really the place is great!

We had a lovely time. The home was everything and more it promised. We accidentally left a laptop and computer charger and it was Fed Ex'd home to us the very next day. If you are considering a beach rental, you won't go wrong here!

I would have to walk out toward the garage for something decent.<br/><br/>The WiFi was horrible. Only worked when it wanted to. Called 3 times about it. The customer support never got back to me to let me know if they were even working on the WiFi. <br/><br/>I like that i was one the first floor but we had people on the floors above us and they were so disrespectful. It was 1130pm and they were screaming and running around upstairs so we couldn't sleep. We knocked on their door to let them know but that didn't help. We didnt sleep well. <br/>

Great location! Staff very responsive to repair and replacement issues! The bedrooms were wonderful and having a private bath with each bedroom was heaven! The appointments in the kitchen were better than other rentals where we've stayed in the past. Beach Front Only was very easy to deal with and provided excellent service. We were very excited when we booked this property and were really looking forward to an amazing week. But the whole experience was a big disappointment. I don't even know where to begin recounting the disappointments. First, we repeatedly asked them for early check in. We were arriving with four toddlers at 10am and they wouldn't let us check in before 4pm. We requested early check in and were willing to pay the price ($200) but guess how early the 'early check in' was? 2pm. I was happy to pay to check in early but it seemed ridiculous to pay $200 for just 2 extra hours. <br/><br/>In addition, when we got there, there was no vacant space in the garage. Both spaces were taken up. We called up customer service and after twenty minutes on hold they said, "The garage spaces have been taken up by the party staying in the upper unit, if they don't move their vehicles in the next 30-60 minutes, please call us back." I flipped when I heard that. We had been waiting for 6 hours with four kids who were hungry and cranky and to be told we may have to wait for another hour "hoping" the other party would move their car in order for us to park, was just unacceptable. <br/><br/>The hot tub stopped working unexpectedly on the third day and my portable speaker blew off when I plugged it into the outdoor socket. We called customer service again and after a long time on the phone they sent someone to help us. <br/><br/>The supplies were very stingy. They had crimped on everything from trash bags to toiletries.<br/><br/>Overall the property was ill-kept, slightly run down and didn't feel like it was worth the (very high) price. Definitely not returning and most definitely not recommending either this property or Beachfront Only Vacation Rentals.

We were very excited when we booked this property and were really looking forward to an amazing week. But the whole experience was a big disappointment. I don't even know where to begin recounting the disappointments. First, we repeatedly asked them for early check in. We were arriving with four toddlers at 10am and they wouldn't let us check in before 4pm. We requested early check in and were willing to pay the price ($200) but guess how early the 'early check in' was? 2pm. I was happy to pay to check in early but it seemed ridiculous to pay $200 for just 2 extra hours. <br/><br/>In addition, when we got there, there was no vacant space in the garage. Both spaces were taken up. We called up customer service and after twenty minutes on hold they said, "The garage spaces have been taken up by the party staying in the upper unit, if they don't move their vehicles in the next 30-60 minutes, please call us back." I flipped when I heard that. We had been waiting for 6 hours with four kids who were hungry and cranky and to be told we may have to wait for another hour "hoping" the other party would move their car in order for us to park, was just unacceptable. <br/><br/>The hot tub stopped working unexpectedly on the third day and my portable speaker blew off when I plugged it into the outdoor socket. We called customer service again and after a long time on the phone they sent someone to help us. <br/><br/>The supplies were very stingy. They had crimped on everything from trash bags to toiletries.<br/><br/>Overall the property was ill-kept, slightly run down and didn't feel like it was worth the (very high) price. Definitely not returning and most definitely not recommending either this property or Beachfront Only Vacation Rentals.

Overall this house and the location were perfect. Closest to the house there is little or no beach at high tide but just a short walk to the north and there is plenty of beach regardless of tide. Management company was extremely quick and responsive to issues; although two issues were not resolved during the week we stayed at the home. The issues did not negatively impact our experience. Patio appears completely enclosed but it is not. There is a locked gate to enter the property from the waterfront side but the property to the north has unfettered access from the exterior path to its patio and that patio is open to this home's patio at the east end of the block wall. From this construct it does not make sense to have a locked gate when anyone can walk in the unsecured property next door and come onto this home's patio. In addition, the home to the south shares a walkway so there is open access to its patio as well. Thus, if you have pets, note that you do not have a fully enclosed private patio. Despite these idiosyncrasies we would rent this property again without hesitation. It is really beautiful and the perfect location.

We loved our stay at this beach vacation rental!! The only thing we didn't love which wasn't a big deal was in the morning till early afternoon there would be no beach since the tide was high. And the wi-fi was not very reliable and didn't work in the back rooms. We also LOVED having a washer and dryer! The house and location were amazing!!! And it was so easy to rent, check-in and check-out! Thanks for a great weekend

Couldn't be happier with our stay. Not only was everything perfect upon arrival, but the communication during our stay checking in to be sure everything was ok, and alerting us to street sweeping/parking issues, was so very helpful and considerate. Thank you for an amazing week!

This beach house was a amazing. There was plenty of room for our large group and I loved that this house was on the bottom floor as it made it easy for my Mom. I that extra parking would be an issue, but it was not. Would love to go again next year! I was disappointed that we did not have any beach front as the tide was in, but there was a beach area only a few house down. I would recommend identifying which garbage cans and washing machine were in the garage belong to which unit. We may have used the wrong ones. Sorry. Love, Love this place.

Great place to unwind! Convenient to the strand and the connecting arteries of the city.<br/>Would definitely consider staying here again.<br/>Rick

Loved the property it was spotless and well equipped. The only thing we did not care for was the lower end rental to the north. The unit brought some shady late night partying tenants. Also being on the bottom floor it got a bit loud but we preferred that as it had more direct access to the beach.

House was great, great features, great views, everything you could want / need inside the home for your vacation. At first it was a little confusing on which unit ( A,B) you belonged in, there are not any numbers on the front doors or garage doors. The cooking pans / pots could be updated ( starting to get worn ) but overall a great place, fans in every room, plenty of beach towels, the place was very clean and comfortable. aside from some very minor inconveniences I will be back to stay !!

This house accomidated our family of 7 very comfortably. The use of space & finishes were top of the line. The accesability to the beach was perfect for families with kiddos. Far enough that noone could wonder in, but close enough for easy trips back & forth. Make sure to verify if the unit is ground level or top floor. The bottom was better for us with kids & a dog.

Overall a great home and I would definitely recommend it to a friend and stay there again in the future. The furniture was beautiful and the house was comfortable. There were a few inconveniences however. Phone reception was terrible which was very inconvenient. I literally had to step outside to the front patio in order to make phone calls. Also one of the gas burners were not working which made cooking a slower process. The toaster was broken which was no biggie since I just used the oven. Aside from those few details, great location, great deal, great house!

Perfect location, especially if you surf. The break in front of the house had two A frames. After surfing you can rinse the salt water off your board and yourself right outside. There's an outdoor shower. The neighboring guests were from Europe and were really cool people as well.

Everything that was advertised for our unit was met . . . or exceeded expectations! <br/>

There was a ceiling fan that rattled and it was fixed the very next morning. Everything was clean and kitchen was well stocked. Our 2 famines were very comfortable! Thank you!

Every aspect was working and is given high only minor problem was that the hot tub was too small - difficult to get more than 3 into it.

Arrived to find the place in perfect condition. Set up for our arrival with table extended. Beds were extremely comfortable, with great blankets and pillows. Well appointed house. Hot Tub was fantastic. A gas BBQ would have been the icing on the cake.

Our stay was perfect. We loved the accomodations and especially the oceanfront location. Thank you so much. It was our first Christmas destination. We saw dolphins and even a whale.

It was a short stay and the weather was gloomy. But the the company was nothing but kind to me. I would gladly rent again.

This was our 4th time as a family get together and everyone loves the area, close to the water and walking distance to area sights. We just live in Orange County but it is still a great area to stay in and it pleases everyone in the family. I looked at others but we like the atmosphere and cleanliness of this unit. Hope to do it again in future yfears.

We had 3 families and 3hrs to find a new place after our first rental fell apart due to unbelievable conditions! We could not have been happier with this rental and the people at Beach Front Only vacation rentals!! We would definitely rent again through this company, but would probably rent the upper units next time for a little more privacy due to foot traffic.
