We love this rental and Beachfront as a property manager. The rental is super spacious and perfectly located on the beach just a block away from the Carlsbad Village. We also appreciated that management affirmatively checked in with us the morning after we checked in to make sure that we had everything we needed and there were no issues with the property. We will definitely continue to rent this property for our annual trip to Carlsbad.

We loved the property, the location was great ! We had beachfront that suited our family well. There were a couple of broken items when we got there, the handrail at the top of the stairs was pulled out of the wall, lots of missing and broken screens and sliding doors, also the shower soap dispenser in the downstairs bath fell off the wall...scared us pretty good! all in all we loved the house, it met our needs quite nicely, Thank you!

Hello. I've used Beachfront only 4 times now and the experience has been great. This particular property had a significant crack in one of the guest rooms and one of the cloth chairs had a loose leg which could present a hazard to future guests. We saw it and put the chair in the corner so our family wouldn't sit on it. All lights in one of the bedrooms were out because of a blown fuse. I texted the management and they told me how to check the breaker box so we got that fixed. The dishtowels in the kitchen smelled horrible. We went out and bought different laundry detergent and washed them. The detergent left under the sink smelled bad too. The spatula for the grill in the drawer in the kitchen is broken and should be replaced. Finally, the frying pan has lost its teflon coating so the eggs stuck to it quite a bit. But for all those little things....we had a GREAT family vacation and we will continue to use Beachfront Only when booking in that area. Thanks for the chance to give feedback and for a great experience from booking through the visit!

Location can't be beat. The property is looking run down, repair work half finished n the outside, lots of tiles missing, garage door opener doesn't work all the time. The windows were definitely not clean. They wanted a pretty hefty early check-in fee when we knew it wasn't rented the day we were coming in so we passed on that and yet they sent their crew in before 10am on check out day to start cleaning the hot tubs and in doing so turned off the water to the unit somehow.

This 9 bedroom venue was perfect for our larger family reunion as everyone had their own room and ensuite! The beach location is beautiful and so many amenities and eateries to walk too as well. Had a wonderful stay. Right on the beach, large enough for our group of ladies, good location, comfortable. Although we had some issues....hair dryer not working, can opener not working, garage door not working, no water at all at some points....the management was spot on and got thing correcting quickly. Great follow up. We would absolutely stay at this place again.

We arrived to find a cracked glass slider. The toilet in my room had a orange substance (?) in it and it did not totally go away after flushing. This unit does not have A/C so the rooms get really warm at night. Some bedrooms had and extra fan which was helpful, but not all rooms had these fans. The wall A/C units need maintenance. The windows need screen so we can "enjoy the fresh air" and keep flies and mosquitos out. The ceiling fans were really dirty. The kitchen did not have a trash can, it needs to have a tall trash can. The wine opener needs to be replaced, it's broken. The slate surrounding the spa and gazebo needs to be repaired. One of my associates tripped on some loose tile. We rented this unit in 2019 and it was in great shape at that time. I have already booked our October 2023 trip so I hope find this unit in better shape during our next stay. Thank you.

A Piece of Heaven for a Week, with Family

Extraordinary, in every way.....our entire family comes together for one week at the beach, which we have been doing with Beachfront since 2006,minus the COVID year of 2020. We loved the huge living space, where we could all join together. We had a "prom" party our second night there, honoring our two grandchildren who graduated this year, without proms. We did get two noise complaints, since we thought the noise ordinance was like Oceanside, where we had always stayed...10 pm. We did quiet and the rest of the week we ate dinners together in that huge living space, and celebrated everyone's birthday one evening. Everyone loved having their own bathroom and sleeping apace....we have a great grandchild who is 1 and the oldest is my husband, who is nearly 79. The gazebo area was heavenly for everyone returning from the beach, to hose off, and get warm. It was an easy trek from there, where we kept all of our beach paraphernalia, to set up our area on the beach for the day. The waves were increasingly larger throughout the week, with the biggest waves, and the warmest water on the last day. Your service is stellar, which is why I am determined to return to one of your properties each year. Starting on day 1 I was on the phone getting all the codes worked out for the front door, the garage and the gazebo gate, which you so lovingly helped me with. Whenever I called, which seemed like a daily occurrence, you lovingly and kindly handled every thing, even bringing me some kitchen scissors. We are all excitedly awaiting our 2022 visit to 702 North Strand in Oceanside. We are sorry to leave this beautiful home, but the 10,000 increase in one year was too hefty for us. Thanks each and every one of you, in the office, in housekeeping, in maintenance for having our stay be absolutely heavenly. And thanks for cleaning the hot tub during the week....what a treat to have a nice clean hot tub for the last two days. Love you all and may you all be richly blessed.

Wonderful Vacation Home BUT Not Child Safe

The house was in an excellent location and was enjoyed by our eleven family family members (six adults and five children). Hoewever, having a family with young children (ages one through seven) posed serious challenges. There were numerous windows on the third and fourth floor which had no screens. Opening the windows for ventilation was a substantial risk for serious injury and possible death. The AC units are not sufficient to keep the house cool and the owners should install screens for safety and to allow cross ventilation. It is a minimal expense and would save the owners on electricity. It would make the stay much more enjoyable and worth the cost. We would stay here again next summer if screens were installed. Please do so and let us know.

Carlsbad 2021 "Dirty House

We had blood and hair on 3 beds that we found. we washed the sheets and the blood came out so it was fresh! I texted you guys and they just offered to come clean them? We put all of the sheets in the washer asap so that wasn't fun doing laundry the first night on a $16,000 rental. The Floors were dirty with long hair in the corners. This was our second year at this house and this year was disappointing for sure. I was expecting a refund for that night or an offer for an extra night, not cleaners. We paid for it to be clean when we got there.

Carlsbad stay

The unit is older but in overall good shape. Great upstairs patio overlooking the beach. One of the few actual beachside rentals around. Most have a road between the unit and the beach. The rental staff were great, and everything went well. The only negative was that two of the room air conditioners are not cooling at all. Since we did not need all the bedrooms we did not even mention it. We just moved into different bedrooms. It is not usually all that hot there anyway, but in the evening when the sun shines in it can get a bit unbearable without the unit working. For the price I would expect everything to be working and in top shape.

Quick weekend bday celebration

We rented the home to host our family to celebrate a special birthday.

The house was clean, spacious, and in a great location. There are a TON of stairs so it is not very accessible to the beach if you are in a wheelchair or have trouble with stairs. The amenities of the house were plentiful. It was well suited for home cooking. There was also plenty of street parking across the street from the house, and if you have to park farther just be sure to read the signs.
It’s in a really high foot traffic area, but it still felt safe.
The views were incomparable. It was so nice from the living room and the upstairs deck. We also liked that it was super spacious but still felt cozy.
The bedrooms each have their own en suite bathroom. The only downside was that it was hot and the AC units didn’t seem to blow out any cool air.

Since there are COVID regulations for cleaning, our 2-night rental felt really more like 24 hours given that we couldn’t check in until after 4pm and had to checkout at 10am. This isn’t the fault of the rental company but something to keep in mind if you’re only booking 2 nights. It will feel rushed. All of the strict policies about the doors locking at 10am and having 17 people there, one person left an item inside and we couldn’t retrieve them.

We want to encourage you to contact our management staff during your next stay so we are able to address any issues right when they happen to make your experience the best it can possibly be. The check out time is 10am and the check in time is at 4pm due to the fact that most of our beachfront properties are so large (4-11 bedrooms) that it takes time to clean the entire house, clean all of the windows (and re-clean the west facing ones again), the outside of the property, drain and clean Jacuzzi’s, change the linens, etc in order to have it ready for the next clients amazing stay. The charge for the early check in or late check out is because we have to re-arrange schedules to have additional staff come on board to make this happen. Sticking to a strict schedule ensures that all properties are cleaned on time (since that is only a 6 hour window). We value your feedback and are looking forward to welcoming you back again soon. Perfect Getaway

What a location! At the end of Carlsbad village drive (the beach end) we could walk to Norte or Las Olas for Mexican dining, pizza, ice cream, all within a short walk. The property is gorgeous! Everyone will be drawn to the day bed in the corner window. It is clean and well stocked with everything we needed to prepare our meals. This home gives off a great vibe. I felt special every time I entered. All the rooms are have their own charm. The BFO staff was helpful. The app made entry and basic info available on my phone. The WiFi was strong. I would highly recommend BFO for future stays.

We had 9 couples, so this house was perfect! Each room has it's own bathroom, and the space is big enough to have 18 people in the kitchen/dining room without being overcrowded. BEST BEACH RENTAL

OUR STAY WAS IN MAY 2019, CARLSBAD BEACH IS THE BEST. WITHIN WALKING DISTANCE OF CARLSBAD VILLAGE, ALL OF US LOVED THAT EACH OF THE BEDROOMS HAD THEIR OWN BATHROOMS, BEDS COMFORTABLE. THE ONLY ISSUES FOR SOME OF US WERE THE MANY STEPS TO THE BEACH AND THE MAIN LIVING AREA GOT A LITTLE CRAMPED WITH EVERYONE PRESENT BUT EVEN THEN EVERYONE FOUND ROOM, OTHERWISE ENJOYED OUR MINI FAMILY REUNION. THE KITCHEN WAS GOOD FOR 3-4 OF US TO WORK IN TOGETHER GETTING MEALS READY, THE VIEW WAS BEAUTIFUL. Wonderful beachfront property

My extended family of 17 stayed here Monday through Friday in June. The house was very clean and well-stocked. It was nice to have a railing on the steps leading to the beach right out the front door--that made it easy for grandparents and handicapped family to join us on the sand. The bedrooms were spacious and had beautiful views. We really enjoyed the extra long dining table where we could all eat together. The hottub is somewhat separated from the house but we had fun sitting there and looking out over the ocean. Great beach that got a little crowded but not too bad. It was fun watching the dolphins swim by--and even a seal lion in the waves! We'd be happy to stay here again.

Amazing view, amazing home!

This home right on the beach in Carlsbad was an amazing place for our reunion. The view, the location, and the house itself were perfect! The rooms are small but the beds are very comfortable. The large living room/kitchen was perfect for gatherings with all windows facing the ocean.
Diana and all the staff at Beachfront Only were great...always pleasant, helpful, and accommodating. The house was clean and well maintained. We will definitely be back!

Breathtaking View/Excellent Customer Service

We rented this unit for a “cousin’s weekend” on the beach in Carlsbad. I had rented this house previously and my family was amazed at the breathtaking view and location. There were a couple of small issues that were taken care of immediately once we contacted the office (the door code did not work after an early arrival was approved and one of the bathroom sinks were clogged and dirty).
With 10 cousins and some of their spouses, totaling 18 people, we decided to primarily cook meals at the house. The first night, when we were searching for a large pot to cook soup, we were surprised to find out there were no pots in the unit. We called the office, and within an hour, someone showed up at the door with an assortment of NEW pots.
The second night, we contacted the office again to inquire as to if we could purchase a pay per view event. Nancy wasn’t sure how that could be accomplished, but she sent a technician out and he was able to coordinate with the cable company. We were able to enjoy the event that night.
We had a wonderful time and all my cousins were so impressed, they were asking for the contact information for this rental. My only apprehension, is the late check-in and early check-out, considering how expensive it is for the rental, but that aside, I would highly recommend this rental and the agency.

Fantastic Place!

wonderful home for our college reunion. The home is situated on the cliff with gorgeous views from all but two bedrooms of nine. Then there's the deck and living room with views to die for. The house is furnished well and most of all, when minor issues arose, Beachfront had them fixed within 2 hours! We will definitely return. Parking is a challenge with 6 different cars, but doable.

Large Family Celebration

This was a celebration trip for all 27 members of our family. The nine bedroom nine bathroom home worked well for us. Parking was the only clitch. We were told we had three spaces at the home and others could park “across the street at the offices” of the rental agency. We were in Carlsbad and the offices are in Oceanside. There were children of all ages in our group and it was easy to keep track of all of them in the house, in the spa and on the beach. There was no laundry detergent in the house. The office was notified and the detergent was delivered promptly.

Dear Ron, we are so glad that your whole group go too gather at this property. We apologize if we didn't communicate the parking clear enough. Better than anticipated. The house was amazing and more than we thought it would be. From the huge bay windows facing the ocean, to the upper deck overlooking the entire beach to the beautiful gourmet kitchen, the 9 bedrooms, the ocean sounds all day and night and the hot tub & bbq deck. Perfection.

Team Retreat

This is our second year of holding our team retreat at a BeachFront Only property. This year was exceptional in every way. The house was beautiful and very clean. The view was breathtaking. The amenities were stellar. We had everything we needed. The location was walking distance to great restaurants, cafes, coffee shops and shopping. The beach was right outside our door. Lots of long walks. The living/dining room was the perfect setting for our team meetings. The only downside were the window coverings in the bedrooms. In the boardwalk room and the one across from it the window shade was about 2' short of covering the entire window and the shades in all of the bedrooms were sheer. You could see right into the bedrooms. This was especially an issue for the 2 bedrooms that looked out onto the deck. When our team was on the deck they had a clear view inside both of those bedrooms which was awkward for everyone. May I suggest new shades that are solid and completely cover the windows so that at night there is privacy. Other than that, everything else was AMAZING! We would definitely book this property again.

Staff Retreat

We have stayed here 4-5 times and love that each bedroom has it's own bathroom and there is sufficient meeting space. We would love it if there was air conditioning in the main meeting area, and for the management to ensure that all showers have hot water as this has been an issue in two different bathrooms. Other than that, we love it!

Amazing Beach House

This house was amazing. We absolutely loved everything about it!
There were 11 of us that stayed here and we definitely could have fit a lot more of us. We loved the kitchen, dining room and family room set up. The views were amazing from everywhere in the house and from both decks. That corner bed in the family room provided an excellent spot to watch the dolphins in the mornings.
The beds were super comfortable and it was especially nice having a full bathroom in each bedroom. We loved having our own access to the beach and having our own hot tub. This house has a lot of extras too…the large dining room tables, comfy furniture, the two-car garage along with the extra fridge/freezer.
It was great being so close to Carlsbad Village and so many other shops and restaurants. Sub Zero ice cream, Norte and Board and Brew were three of our favorite spots.
We loved everything about this house and hope we are lucky enough to rent it again sometime.

Lovely stay in Carlsbad

We had our team summit here and had a great experience. The location was perfect for our team size of 10 people, and my employees' jaws dropped when they walked in and saw where we would be meeting. The living room provided a perfect, casual and cozy place for discussions, and we used the multiple patios for breakouts with fantastic views and sounds of the waves. Overall the team agreed this was an amazing experience. They loved the individual rooms/en-suite bathrooms that gave them each their own space, and each room was very clean, well-appointed and comfortable. You could hear the ocean from every room at night. Runs and walks along the beach morning and evening provided great exercise, (never mind the photo ops) and we also split up to play beach volleyball one evening. Carlsbad is a unique and fun town, with plenty of options within walking distance for meals. We didn't get into our cars once. All in all, a great experience, would definitely do it again. My employees are asking me whether next week would work... 🙂

This is the second time we stayed at this property which lives up to the pictures and description. The property does not however have central air and even though it was on the beach it was so humid we were roasting inside. Otherwise the beds are comfortable and we recommend this property.

Best Vacation Ever

We gathered 18 adults for a family reunion in Carlsbad. The house was perfectly situated on the beach with private access. With 9 bedrooms and 9 baths, everyone had their own bed and privacy. The kitchen provided all the necessities. The BBQ, jacuzzi and firepit were put to good use. We would have preferred the deck be outside the living area instead of the bedroom floor, but, we enjoyed many a beer and cocktail gazing at the sunsets. We would recommend this property to friends.

Wonderful place to stay

We had 14 adults and 7 kids in this unit. It was wonderful. We loved the location ( walk to town), the beach was spectacular and we loved the front room where we could see the kids surfing. Loved the hot tub too. I had to call a few times for some questions and the people were very nice and responsive. We'd love to plan another trip here with the family in a few years.

Family vacation

We had a wonderful time in this oceanfront rental. Close to the beach, access to shopping, eating, renting boards, and outdoor atmosphere. Very accommodating to a large family. Family reunion get away

Our family had a wonderful time at the beach house. We loved the big room where we could all hand out and play games and chat. We also loved all the rooms, so nicely decorated. A 75th/80th Birthday Bash

We had 17 guests for a birthday celebration. All the guests raved about the accommodations. The major living room space was quite spacious with a fantastic view of the beach and ocean. Actually watched schools of dolphins from our 2nd floor patio. Karaoke night was a real highlight. We had caterers come in and serve breakfasts and dinners, making for an easy time for the hosts. Superb vacation experience

Could not be a better location. Wonderful view. Right on the beach. Very close to restaurants and shops. Some minor things with the facility. The house could have been aired out, the hand rails to the beach were very subject to getting slivers, and the kitchen spices and cooking essentials could be more complete. But overall a superb overall experience.

Happy New Year, 2017!

My family rented this house for 6 nights from January 1-7. We couldn't stop talking about how wonderful this house was! Everyone had their own bathrooms, the ocean view was amazing (with views of pelicans skimming the water and dolphins frolicking), and the proximity to shopping in Carlsbad. We loved being able to go down the stairs and walk on the beach. Not to mention the proximity and ease of getting to other locations like Oceanside, La Jolla, Torrey Pines, and San Diego! We were all reluctant to leave our house by the ocean. Anytime I emailed a question, Nanci responded promptly. This included a call to management at 7:20am due to an alarm going off in the downstairs unit. To my surprise, someone answered the phone, and within 20 minutes someone was at the property to address the issue. Parking was not a problem either for 3 SUVs, 1 car, and 2 motorcycles. The firepit on the top patio was a nice touch. We were so thankful we had a dishwasher, as well as a second refrigerator. My family was so appreciative that I found this house!

Pictures do not do justice to this place -- it is truly top-notch. The view is stunning. The furnishings are great. Heck - each bedroom with its own private bath? Amazing. Dreamy Sunset Getaway

First of all let me whole heartedly say thank you to the owner of this great property, Nancy. She was very helpful and easy to deal with. She upgraded our group from 6b/6b to this gorgeous property since the city was doing some road work a the other property. The location and easy beach excess added more positive feelings to this property. My group fell in love with this place. The Gazebo and the hot tub gave the place the feeling of complete relaxation and enjoyment. The sunsets are beautiful. Getting better, but still needs improvements

Customer service is always great, but maintenance continues to be an issue. We stay at this property 5-7 times per year. The living room furniture has been replaced and looks very nice. There's a brand new range and oven, there are new AC units, which is very nice. But several of the outlets in the kitchen still don't work, even though we've reported it before, the sink in one of the bedrooms doesn't drain, the bunk bed room door does not close, and several walls have some kind of damage that needs repair.

Family Reunion

Spectacular house, views. 9 bedroom/bathroom house. A couple of small maintenance issues but honestly it was so incredibly beautiful I can't remember them! All on-line, very easy check in/out, but kind of foreign to me since I'm older 🙂 I would suggest a screen door for the front door since when we left it open for ventilation the flies came in. OH and one bathroom had Duct Tape covering the floor tacks between bed/bathroom. (Discovered barefooted in the middle of the night) In a multi-million dollar home I think they could do better. Most perfect place to have large family reunion, one year anniversary of my husbands death. Gathering area large enough for all 35 of us, (we also rented across the street for a couple of extra bedrooms) balcony unbelievable, the steps (53 but who's counting) were manageable and Everyone wanted to come back again. Next time we'll rent the whole house! Absolutely wonderfully unforgettable. Worth every penny.

Family Reunion

Our family of 26 thoroughly enjoyed our week @ this spacious property. It was very clean and up to date. The views are awesome and the fire pit on the top patio was especially nice for the cool evenings. Being right ON THE BEACH was great for families who needed to keep an eye on the little ones. Games of volleyball, beach baseball and spikeball were enjoyed by the adult children. The only caution for future renters is the number of steps to the beach from the house. Weak knees can find them a challenge.

Very Happy Repeat Customers

This was our second family reunion at this property, and both times were incredible. Customer service couldn't be better, from first inquiry, through booking and all the questions that come up, all the way through the time spent at the property. Wonderful home for a large family vacation.

This property was a perfect set-up and location for a large family reunion and 90th birthday celebration. The beach access and views were awesome and there were plenty of places to get privacy or quiet time if needed. The biggest downside is that the stairs to the beach are very steep and can be difficult for older people. The path from the stairs to the beach was also a little narrow which could be challenging. Overall our family loved this house and we had a wonderful family vacation.

Lovely home, run down furnishings

The mattresses, couches, pillows, chairs, etc. are all very old, worn, faded, rundown. You can tell they just have a cleaning service roll over the furniture after each stay. The mattresses are horrible and breaking down ... we've complained about them before.

March Boys Trip

Some friends and I get together every March for a trip somewhere, usually Vegas. This year we switched it up and found this gem in Carlsbad. It was exactly as described and more than we expected. It sits right on the beach overlooking the water with multiple areas to sit outside and enjoy the ocean. There's a myriad of restaurants within walking distance as well as bars and shops. You've got great coast towns either direction 5-10min drive. House was perfect, clean and described exact. Plenty of space for 12 guys to spread out and enjoy. Had good communication with property management leading up to vacation as well.

Business Getaway for 10

A beautiful way to spend our retreat

We had an absolutely amazing time. The house was gorgeous! We went on a really hot weekend and the house did not have AC but the management got us a portable AC an hour after we called, we where thoroughly impressed. And to have 24 women all be pleased with the stay you know they have to have done something right!!! The only complaint we had was that there was not a very good selection of cookware, they need to add some bigger pots and pans.

What a great BeachFront Experience

This BeachFront rental was centrally located to fit all our needs. There were 16 of us and some walked down the stairs to the beach, body surfing, playing volleyball in the sand, and others took a short drive to Legoland, to play golf, etc. It satisfied everyone's need. There was enough room in the living area for all of us to eat together and play games. The bedrooms had great beach views. I would rent here again.

We had all family, newly married couple and elderly couples too with 3 grandchildren and this place accomodated us wonderfully. Ensuite bathrooms in every room and 2 seperate outdoor decks gave us all the privacy needed. We were even surprised that parking opened up on the street every night which is awesome for the summer crowds. We even cleaned every dish before we left not knowing that with a 10am checkout only the trash was to be taken out-fabulous!!

Great family vacation home

Beautifully situated right on the ocean with private beach stairs, 2 outdoor decks and plenty of windows to enjoy the beach action 24/7. With 9 bedrooms and bathrooms, there was ample private and communal space for our large family. There were a few issues with the general condition of the property that were not remedied while we were there. The hot tub jets were in disrepair and were finally fixed on the 5th day (out of 7). The toilet paper roll was coming out of the wall in one of the bathrooms and one of the dining room chairs was broken. We parked our 3rd car in front of the 2 stalls for our unit as instructed but got a parking ticket on our last night there. The home is well-equipped, clean and within walking distance to the many shops and restaurants in Carlsbad Village. It is also very close to a lovely boardwalk, where you can power walk or stroll along the ocean.

Fantastic for Large Groups!

I brought a group of 10 to this house for a work meeting. The location is amazing! Very easy to get to from the San Diego airport. The common space was very comfortable. The kitchen had all the basics for us to make breakfast and dinner. The house also has a gas grill, but could use a better light, as we were here in February so it was dark by 5. My group loved the house and in fact, another group I work with are planning their next meeting and want to book this house! The rental company was very nice and easy to work with. Extremely professional! Just as a side note, we saw dolphins swimming past the house!!!

Great location

Overall a good experience. The property is in a great location. Just a few problems could have made the stay better and they are all things that it is tough to keep up with at a rental property. They are: 1)ants in the kitchen and master bedroom bath, 2)a number of the sliding screens over the windows or doors where not functional or broken, 3) there was a number of areas in the master bath particularly which with minimal cosmetic effort could have been done to make the room look much better, without the appearance of patch work repair, and 4)the overall condition of the carpeting in the unit was pretty bad.

Great Vacation Rental for Large Groups!

I reserved this location over Labor Day weekend 2014, as a place for my wedding guests to stay while they were in town for my wedding. The property slept 26 people comfortably, and was better than I expected. The location was amazing, as there are many bars, restaurants and shops within walking distance. In fact, once we parked our cars on Friday, we didn't need them again until we left town on Tuesday 🙂

The rooms were all very nice, most of them had at least a partial ocean view, and all had their own bathroom. The kitchen/living room area was large and provided more than enough room for everyone to hangout, eat, and watch TV. The beach was just down the steps from the front door, the water was warm, and we had plenty of room for sand football and beach volleyball. All in all, I would recommend this location to any large groups looking for a great place for everyone to stay together: family reunions, corporate retreats, or wedding guests.

Almost perfection

This beach house is top notch. The location can't be beat--steps from Carlsbad village, oceanfront sidewalk and the beach is great (though can get crowded as it right near public beach access). There is an oddity in the house design. There are opaque windows between the upstairs windows. They were hardly noticeable until nighttime when your lights were out and your neighbors' lights weren't. Wow! Suddenly, it was like daylight in the room! They really need to hang blinds. There are no beach chairs, so bring your own or be prepared to buy them. I would like to see the property owners invest in some chairs.

Here are comments from my 2 daughters and me:

1)

I thought it was great. It is in a perfect location and in good shape.

Two suggestions for improvements: (1) clearer instructions on hot tub use. The upper floor hot tub switches did not work properly and were faded/rubbed off. (1) The windows in the large family room that open do not have screens which is dangerous with young children (Jack put his leg through one before we stopped him). It is large enough for a small child to get through.

2)

Did you have a good overall stay? Fantastic!
Was the vacation rental in a great location? Fantastic.
Was the home clean and in good shape? Yes.
Was the vacation rental management staff helpful? Yes. I spoke with Anita and she did her best to solve our pliers issue.

Comments: It would be helpful if there were pliers in the toolbox and an indication at the hose on the top floor that the pliers are available to turn on the hose. (We spent a bit of time trying to figure out how to turn on the hose!) It would also be helpful if the instruction book for the property listed more detailed information for the upstairs jacuzzi. Since the button labels have rubbed off, it was challenging to decipher which buttons were for which function.

3) There is about a 30ft path from the bottom of the stairs to the sand on the beach. The thick ground cover around the path has shrunk the path to about 8"-12" wide, which makes it difficult to walk when you only have flip-flops or are barefooted. It is overgrown and needs to be trimmed.

Perfect, in every way!!!

My husband and I rented this amazing unit to celebrate our 50th Wedding Anniversary with our family of 4 children and their spouses, our 10 grandchildren, and the "Maid of Honor" from our wedding......21 in all. We, also, had 13 extended family staying near by, so we, often, had groups of 34 in the house, which it handled well. The gazebo, upper deck and 2 hot tubs were a great attraction. The 3 washers and dryers were a wonderful surprise!!! We did miss not having a garbage disposal, though! That and more garbage cans for this unit would be our only suggestion. The upstairs bedrooms and bathrooms are small, but, hey......this is the beach!! We loved our week with you, and would gladly return......for another very special occasion!! It was worth the price! And....we highly recommend Frank Wilkinson to cater any event you might have. He did an awesome brunch for us. All of our family agreed that it was an absolutely amazing week! Love, Love, Love!!!

Perfect beach getaway

The unit was perfect for our large family reunion. We had the unit at max capacity and never felt crowded. The kitchen it large enough for several adults to be in a one time. It was so nice for each adult couple to have their own bathrooms. The only rooms that are a bit small have the best view though. The beach is large and clean. The town is perfect for shopping and dinning. So close we never used our car. The only complaint we had was we ran out of garbage space after 4 days and we still had 4 more. The unit needs an additional large garbage can to accommodate 26 people. For sure we would rent from here again.

The house and property are spectacular! We were all just blown away and so very happy! My uncle went on a long bike ride down to Del Mar and upon return said there wasn't a better property with such a prime location--right on the beach, up on a bluff with a better view, and proximity to town.

The only problem we had was that one bed had a broken box spring, BUT the management company responded immediately and a new box spring was brought over within a few hours! Could not have asked for better customer service from the first phone call last summer through the end of our stay this past Monday. Fantastic company!

Biking Vacation

Besides a couple of maintenance issues that were quickly taken care of by the management company, the house was clean, comfortable and in a great location right on the beach. Carlsbad Vacation Getaway a Must!

This is a lovely vacation property with a beautiful beach and fabulous location. Much to do within walking distance and so many other things within a short drive. The vacation rental has all you need for your getaway and beautiful oceanfront views of the Pacific. The garage doors openers didn't function correctly and we could only open the south door using the inside opener which was rather inconvenient and the garage door remote would only open the north door. I couldn't get it to open the south door. Plus, the garage doors are extremely narrow. Inside, everthing was nice, but in the bedroom I stayed in, the shower door track could have used better cleaning. Overall, despite the few things mentioned, I would recommend the vacation rental as well as the staff at Beachfront Only. They were very good to work with.

Fantastic Beach House for any family reunion

Had a great time. View is beautiful, location is perfect. Would have loved a hose to clean our Sand toys. Other units had them, we did not see one for our unit. Also the Gazebo area could have been a little larger for the # of occupants we had (full capacity). one drawback was that the people renting one of the bottom units smoked and we could not use the Gazebo as a result & could not keep our windows open in mainroom due to smoke smell. Other than that small glitch, it was absolutely fantastic!!

A Few Suggestions

We enjoyed our stay and we were very happy under the circumstances that there were 25 family members there! We all left still speaking to each other ... A few suggestions: perhaps consider king beds instead of queens in the 3 upstairs bedrooms (not the ones facing the ocean). Another fridge in the garage would be great for a party of our size. An overhead fan in the bunk bed room would have made that room more comfortable. We bought a box fan since that room was way too warm. Best way to solve that would be installing an AC system since all the upstairs rooms were very warm except of course for the ones facing the ocean. A larger garbage can in the kitchen would be great also.

We can add more fans in the bunk bed room but a ceiling fan is too dangerous considering the height of the bunk beds in the room. We have increased the size of the kitchen trash can. Carlsbad 9 Bedroom Review

The house was lovely with spectacular views and right on the beach. It was quite roomy and comfortable for our 16-18 people. However, for the high expense of the place we were unhappy with a few things. I had asked for a TV to be put in a room for my father-in-law who paid for the house; this request was denied and ignored. The upstairs Jacuzzi was broken and was not fixed until the afternoon before we left. There is only 1 frig, which is definitely not adequate for 16-18 people, much less any more, and we ate out or ordered dinner in every night. The front gate lock is totally nonfunctional. We kept it locked, but there was a constant flow of local people all day with cases of beer, kids, etc. Also, locals would park in front of the garage, so we could not access our cars. This was extremely inconvenient as my father-in-law is 87 and could not walk into town. It would be a good idea to have a number for a towing company available for guests! The 2 air mattresses leaked and we had to blow them up every night. I own a very nice air mattress and, once blown up, it does not need to be refilled while a guest stays on it.

My wife's 50th Birthday wekeend

The house was perfectly situated on the beach with a stunning overlook of the sunset each day. We were blessed to have a pod of whales swim by both evenings and the waves crashing on the shore were the perfect background noise to aid sleep. Water was surprisingly comfortable for a November swim and one could walk out over 50 yards before being in too deep.
The window seat on the right side of the living room with windows on both sides of a double mattress sized sitting area was a favorite for snuggling and enjoying a snack while wave-watching.
House was able to accommodate our 14 people with ease, we had bedrooms to spare!
I highly recommend Debbie, the personal chef from School for the Service Arts. She prepared one of the best meals I have ever eaten!
She lives just down the street too.

Wow - Love staying beachfront in Carlsbad

Wow is what we said when we opened the door! Right on the beach, lots of room, loved the kitchen. Lots of bedrooms with ocean views and we spent a lot of time on the upstairs deck. We had our own stairs right down to the sand and walked to Oceanside one day - what great beaches. We slept so well my husband wants to find out where they by their beds. The office staff helped us pick just the right property, we'll only use Beachfront only whenever we travel this way.

Great property for a large group!

The property is an excellent location to get a large group together. Everything is stocked well, beds are very comfortable, and having all private baths and two private hot tubs was great! Ran into a major problem with ants in the pantry but I am sure that was an isolated thing that has been resolved. The only negative thing is there are frosted windows between each bedroom, and while attractive, they light up the rooms at night and make it difficult to sleep in one room if someone has the light on in the next.The beach access is good, views are amzing, and the beach itself is clean and sandy. Also ran into a problem trying to get an important item left behind returned, so I suggest triple checking for things before you leave.

House location was great -- beautiful view of beach. The patio/hot tub being outside and down the stairs and not connected to the house was a surprise, also surprised that the house had no garbage disposal. But we had a good time on the beach, easy walk to downtown, etc. The two bedrooms on the kitchen side are really tiny, but functioned OK -- no closets in them, so not much room for luggage. Having double washer-dryer combos was a big plus. Also the kitchen was well-equipped with pots/pans, small appliances and enough dishes for the crowd.

Insane Gettaway

We stayed Halloween weekend and the weather was unreal, the view was spectacular, and the beaches were empty. The patio and the spa were perfect. Carlsbad Village was a stones throw away and we had some great meals and drinks. The surf shop was around the corner and we got some tasty waves. On the Ocean in Carlsbad

Very pleasant stay in a very nice location. Walking distance to nearly everything...except a grocery. Right on the ocean with great views. The spa was nice but a real pain removing and replacing the heavy awkward we used it less than we wanted to. Given the length of our stay (29 days) it would have been nice if the rental company would have sent housekeeping folks around a couple of times. Having two large washers and dryers was wonderful. More than ample kitchen equipment. Smoke detector in the kitchen went off a couple of times even though there wasn't any smoke. Beds very comfortable. Wish the light and fan in the bathroom right next to the entry didn't automatically go on every time we passed the doorway. Should put a damper on the screen door closer at the entry door to prevent loud slamming. Overall, we really enjoyed the stay.

Wonderful location

Sections A & C of house have wonderful beachside decks and acess to the ocean. Very family friendly beach location. Only negative comment is regarding getting between the 3 floors if you rent the entire house. And a big group using the entire house necessitates using dishes, etc. from multiple kitchens, which causes a headache at the end of the week trying to get everything back in the right kitchen. Other than that we loved our week there.

We're coming back!

We were thrilled with the house and so were our friends and family. Since we were the first tenants after this house's major remodeling, there were a few minor kinks to work out but they were fixed immediately and totally to our satisfaction. The view was spectacular and I cried when we left!
