Fan in downstairs bathroom did not work. Just generally, would have liked more counter space in bathrooms. Hot tub had bug in it and tons of ants under its cover and around the rim of hot tub. Outdoor shower handle was broken. Views were incredible. Thanks!!!

We had a great stay. Only complaints we had were some dirty floors and a few bugs.

One-half block from the cute village of Carlsbad. The only complaint was that the barbecue didn’t work; we had to borrow the neighbors! Great time was had by all —- ages 5 - 77.

We LOVE Carlsbad.. we normally stay in a resort close by but wanted it was sold out. This home was AMAZING! We had PLENTY of room to accommodate everyone that was able to come. The home was great. The one big drawback was that the master bathroom shower was so full of hair that the whole shower , bathroom and the bedroom up to and including part of the carpet around the bed got soaked. It took most of the towels from the other bathrooms to dry up the flood. They did come to clean out the blockage later in the day. Other than that it was a perfect place , especially the game room and large family room.

Great location! Appreciated the quality of the appliances, furniture, towels and stocking. I wish it had a garbage disposal. We had a rough start with a freezer not working properly and a clothes washer not draining properly. Also wish the title floors were cleaner at the start and that there was a mop to keep them fresh/cleaner. The property management Team was responsive, although the texting system for reporting issues was not a prompt, at times. Overall, great experience.

Excellent Location
by Sheila WhittenWe truly enjoyed our stay. The beds were very comfortable and the location of the property relative to the beach and Village was excellent. We had issues getting hot water for 2 days but it was fixed after the 2nd request. The property is advertised as a single level unit however there is a flight of stairs down to the unit as well as an additional flight of stairs to the beach. For the majority of our family this wasn’t a problem but my Mother is in a wheelchair and I wish I would have been able to see the access stairs in the 40+ pictures on the website.

Excellent location. Picture window dirty. Kitchen cabinets and stove dirty upon arrival. Sand all over patio and on bottom of jacuzzi. Bed’s were great. For an eight day stay for this large of an apartment believe there should have been more toilet paper and paper towels provided. We had to provide some of our own. No beach chairs, umbrellas, etc provided.

Great beach house!

The house was well cared for and very clean. Loved the access to a beautiful beach. Kids had a ball in the waves. Loved the location close to town and shopping. We mostly cooked or brought in food. This is one house split into 2-3 units. The doors are a bit confusing but easy once you figure out. No issues with hearing your neighbors except that the garage is shared so hopefully you have kind neighbors that close the garage to keep all of your cars safe. We parked on the street one night and got our car broken into so don’t leave anything valuable in the car. House was clean and well stocked. Nice view and good beach access. They only provide one towel set per person so bring extra or plan on doing laundry. There is a washer and dryer in the unit.

We enjoyed our time in this vacation rental. It is literally on the beach and the beach is a wonderful, family friendly spot. The two issues were that the washing machine was broken upon arrival and in the downstairs unit there was a squeeking noise that persisted when people in the upstairs unit used the sink. It was annoying especially at night.

Fabulous Thanksgiving Getaway

This property management company was professional from start to finish. Communication was timely, prep emails were sent in advance of our trip and they even helped us over the phone when the door wouldn’t unlock for us on site. In addition, they followed up during our stay to make sure everything was going well. Myself and my family were so impressed with the stellar location of the beach house, the condition upon arrival, the kitchen and bath amenities and the room accommodations. We stayed in the B and C suites of the beach house. B suite had 4 bedrooms and 4.5 bathrooms. C had 2 bedrooms and 2 bathrooms. The A suite was above us and was even larger than our suites. All rooms had attached bathrooms and the beds were very comfortable! Bath towels and beach towels were provided for all guests. We stayed for thanksgiving and the kitchen was fully stocked making a meal at home during Covid quarantine so easy. We have family who lives in Carlsbad and they were even impressed with the condition, accommodations and location of the property. The views of the ocean from the property are rare to find for the area and only available in this area of carlsbad. All of the suites have a main private staircase to access the beach along with separated patios which each contain seating, fire pit and hot tub. It’s also walking distance right into Carlsbad Village where you will find restaurants, shopping, a book store and coffee shops. We walked to Starbucks each morning. Hands down we would stay with this property management company again as well as at this specific property.

Great location, not so great customer service

My family and I rented this great house for a long weekend. The house is actually 3 units with the bottom 2 making up the 6BR, 6.5 baths we rented.
We paid a lot of money for an early check in (only 2 hours early FYI for $300) and upon arrival we were unable to access the property. I called the help number 4 times before I got a human and not an answering machine. She tried to remotely reset the keyless entry, unsuccessfully, and told me she filed a work order. I would receive a text when someone was coming. No text and no person came. I called back. Someone showed up 2 hours later. they couldn't' fix the system all weekend so we were given a key to a downstairs door. The next day someone called me to ask how our check in went and if we wanted to pay for late check out. Pretty terrible communication. I had to get the refund for the early check in from Air BNB as it has been really difficult to communicate with the property management company.
I also emailed before we arrived to ask if we would be able to use the beach at the property as the beaches are closed. They wrote me back that we would be able to access the beach in front of the rental. But when we got there the police kicked my 9 year old daughter off the sand.
The house is great, the management company not so great.

Fantastic Beachfront Home

We have rented this home multiple years now and continue to be impressed with both the rental unit and the management company, BeachFront Only. Every year we find the house updated with some new furnishings/decor and restocked with essential supplies. And as always, the location can't be beat. This year we had an issue with the door locks. BeachFront only sent someone over to fix them right away and followed up multiple times to make sure they had been properly fixed. Carlsbad dream beach house!

Each year our family takes a beach house trip to the southern California area and this year I decided to book this Carlsbad beach house!! We absolutely LOVED IT!! Location is perfect, walking distance to coffee shops, cafes, shopping and more! The beach access is right out the back doors!!! Walk down the little quaint wood stairs and your feet are in the sand! The adults had fun playing spike ball right there, while the little ones played in the sand, the water, used kid metal detectors to find buried treasures and more! Absolutely perfect in every way! We would definitely book this property again. Carlsbad is just lovely! Clean, safe, and just darling. We had a wonderful week stay in Carlsbad and I am already thinking of next years vacation!

Perfect Family Vacation Spot

We've been renting this beach house for an annual family trip for years now, and once again it didn't disappoint. The unit is clean and comfortable and stocked with everything we needed, and many of the furnishings have been refreshed over the last several years that we've visited. It is in a perfect location to go to the beach or walk into town. Management is very responsive and easy to work with. We will definitely be back again next year.

Our First Carlsbad Experience

We loved how quiet it was at night! We had a great experience being right on the beach! Loved the outdoor sitting area by the grills. I would have loved chairs instead of bench seating in the family area for the safety of the little ones. We had a couple of falls from the benches. Loved the proximity to town. I loved the fact that we didn’t have to wash towels or bedding. The girl I talked to in the office about the cable box not working was very nice; she said not to worry about towels, bedding, even dishes! We had a great time in Carlsbad!

Carlsbad vacation

This property has a great location. The kitchen is well supplied. The bedding met our expectations and was clean. The hot tubs were also well maintained. There were adequate towels including those for the beach.There is a great access to the beach with a life guard just below us on the right. Our family of 13 were able to fit in comfortably. The two or three problems we encountered was responded to quickly and resolved. You are within close walking distance of restaurants and shops. We were able to go sailing at oceanside for a very reasonable price. The weather was in the 70's. We enjoyed our stay. The only suggestion that I would have for management is that the windows and floors be cleaned more thoroughly. Our grandchildren's feet picked up dirt from the floor within the first hour of our stay. I know it is a challenge given the sand being brought in from the beach. The windows did not sparkle as I expected they would. I would stay in this property another time however.

A Wonderful Getaway!

What a wonderful space and location! The views and proximity to the beach were unbeatable. The place was really clean and we thoroughly enjoyed making meals and music together in the Unit B kitchen and living area! We had 4 families and the kids mostly stuck to the C unit; it was a perfect amount of space for that configuration. We will definitely be back!

A Vacation to Remember

Loved the town, beach and view above the beach. We had 12 family members and the living rooms were both small so we could only get together outside on the lower patio. Also plastic floor in shower (lower level) was slippery when wet & soapy presents risk of falling. Our 3rd stay in this unit, so we like it. Hotel across the street results in crowded beach in front of this rental. But we were comfortable and would consider future rental. We had a leaking sink, but had terrific response to fix the problem from rental agency.

Fantastic Beach Vacation Rental!

This Christmas we did not exchange gifts, instead we splurged and gave ourselves the wonderful gift of time together as a family. Awesome location

The house living room area is too small to hang out in for as many people as it sleeps. The smoke alarms randomly beeps very loudly throughout the day and night. The propane tanks were all empty, so using the fire pit was not an option. The sewer alarm that is extremely loud went off 3 times during our stay. The management did come to try and rectify the problems, but they kept occurring.

Perfect Location & Great Service

Can't beat the location of this property. Being up on the bluff gives amazing ocean views, and the patio space gives a nice option to enjoy the beach when not in the mood to get sand everywhere. Carlsbad Village begins practically across the street, so really easy to walk and enjoy the town.
Customer Service is wonderful...quickly answering every question leading up to the rental period, and taking care of every need that comes up while at the property. The house is well maintained and lovely.

Perfect Beach Getaway

Our family could not have been happier with this rental. It was perfectly located right on the water and a block away from shopping, restaurants, etc. The rental itself was great too -- nicely furnished, super comfy beds and the kitchen was stocked with everything we needed for our big family dinners. Having two kitchens was an extra bonus. The other great thing about this property is the ease of checkout. Most rentals make you pay a cleaning fee but then have a laundry list of chores that need to be completed by checkout. Not this one. The only thing they asked was to lock the doors when we left, which allowed us to enjoy our final morning in the unit.

Mulitgenerational vacation

We had 4 generations of an extended family vacationing together. Our view and proximity to the beach were excellent. We rented two units to accommodate all of us, one just above the other, which gave us space for togetherness as well as quiet reflection. It also gave us two kitchens to work in... a bonus for a family like ours that enjoys cooking and family meals. We often ate outside on the decks overlooking the beach. We were within walking distance of a variety of restaurants. The living space is more snug that it appears in the photos but overall we were very pleased with our accommodations. The beds were comfortable; it was wonderful to fall asleep and wake up to the sound of the surf. We enjoyed morning walks/runs along the beach and those who played in the surf were in full view from the big picture window of our upper unit. We all came away wanting to take another family vacation like this again.

Family gathering for 13 people worked out great given ideal location directly on the beach with ample sleeping quarters for all. Amenities were very sufficient and rental of additional equipment was easily accomplished. Carlsbad was a lovely town to walk about and sightsee. Blue Ocean restaurant was fabulous! Staff was very response and accommodating. Had a great time and would return again.

Great location. Walking distance to many restaurants and great beach access. Property needs a little updating such as installing garbage disposals in the kitchen areas. Also, some of the bedrooms need window coverings to block out light from the external fixtures on the side walkways.

The good and bad

The house was clean and well stocked as Beachfront always does but the configuration of the house leaves a lot to be desired. Two of the 'bedrooms' had no closet and one of the two was just a tiny bunk room. The outdoor patio area was too chopped up in trying to accommodate the three units in that building. No privacy at all. The location on the beach is wonderful and the access by stairs is convenient but it is shared by at least four other units next door and a very large unit upstairs. Gas bar-b-qs would be a big plus instead of charcoal ones.The downtown Carlsbad location is nice and family friendly too.

Incredible Location, Perfect Property

I stayed here with my family end of October and it couldn't have been better. The location is superb...we didn't have to get into our car once! Within a block, there are restaurants, bars, cafes, shopping, etc, not to mention a spectacular beach right infront of the home! The house is split into two levels with two kitchens and living spaces, so people could have their own space if needed. We loved the oceanfront spas and spent lots of hours out on the decks sipping wine and watching the sunsets! Management was extremely responsive. They quickly replaced a missing blind wand and a bathmat that we asked for. Everything was clean and spotless. Also, check-in is a breeze! I downloaded the app to my iphone and all the information I needed was right there, including all my codes. I can't wait to return!
