Upon arrival we noticed that there were no fire pits. Contacted management & they sent someone over the next morning to bring 2 fire pits, but only one was brought. The hot tub did not work. Contacted management & they sent someone to fix it that same day, but it still didn't work. Otherwise everything else was great!

Awesome property- great location close to coffee shops and restaurants with an amazing view. There was a ton of rain during our stay but we saw schools of dolphins, were able to watch surfers at Beacons and loved the hot tub with the chillier than usual weather. Check in was easy- highly recommend.

The property is showing its age. For the most part it was fine but some of the bathroom fixtures were corroded and hard to turn. Light bulbs were out. . Every bathroom was not stocked the same;Some had tissue and hand soap, some did not. The view was great but the patio needed to be swept. There were 12 of us and only 10 forks. Thanksgiving day, we discovered the can opener did not work. The refrigerator Ice machine did not work. I think a list of appliances, cookware and kitchen ware is needed. I was told there was a Keirig coffee machine but not told there were 2 drip coffee pots. We arrived 45 minutes early from a 10 hour drive and had to wait until precisely 4:00 pm for the code to work. There was not a U shaped couch as shown in the photos but an L-shaped. Couch. The only place we could all sit together was outside. I Think the bigger disappointment was the beach access. The original photos showed a path which i assumed was right by the property, it was 1/4 of a mile away. Although the people in the other part of the condo were nice, they smoked cigars on their deck which waifed down to us. Plus they went to bed and left the lights on all night so we could not sit outside and enjoy the sky, and fire put but instead had bright light shining down on us. I expected a lot more for the amount of money we paid.

Location was great. The house was only ok. Appointments did not reflect the rental rate. If both units on the property were rented, it would have been a big bummer, fortunately that wasn't the case.

I don’t know if on the website if it states anywhere that the main living area was down stairs from the driveway. I thought the first floor was on the same level of the driveway. My parents and my Aunts (in their mid 80’s) had a hard time going up and down stairs outside. It was great to have some bedrooms, kitchen, living room and patio on the same floor. This is why I booked this home. It was a bad situation when we arrived and saw that they had to go downstairs. Also, no cool air down stairs was a bummer. A couple of family members down stairs couldn’t sleep because the rooms were stuffy. There was no screen on the window in the bedroom that my parents slept in. We couldn’t leave the window open. The house offered all of the amenities that we needed during our stay (bath and beach towels, paper towels, kitchen utensils, trash bags, spices, etc). It was a beautiful view and overall everyone had a great time.

Our group consisted of two grandparents, three parent couples, and five grandkids. We all had a great time! It might be tempting to just sit on the patio and watch the ocean and the sky all day; however, we all made the short journey to the beach and enjoyed the waves. This was our third stay. We plan to return next Labor Day!

Parent's anniversary stay

This was 4 generations of family meeting in North San Diego to spend time in a quiet relaxing atmosphere. The property was clean and easily accessible in the sleepy town of Leucadia. All had a good experience overall.

There was some safety issues will small children since the property is perched on top of the bluff-side. The plexiglass partitions along the cliff are not adequately secured to posts. Something that needs inspection and repair.

Walking to the state beach is a quick 5 minutes from the house and is generally a quieter beach than most.

Mom’s 80th Birthday celebration - 15 family members

We chose this property for the size and location . Both were perfect for our extended family , everyone had privacy when needed. The outdoor space was great for relaxing . We did have issues with broken patio chairs, broken patio umbrella and a jacuzzi that did not heat . Management responded , replacing the umbrella but not the other issues . That was a disappointment . Overall we had a great time , the house was clean and well appointed . Beds comfortable . I was disappointed in the lack of upkeep with the grounds considering the price . The location and views from the patios were great . The positives outweighed the negatives for us .

Beachfront Bliss

The moment we got there, our first impression of the spaciousness with the ocean in background was that of perfection! We definitely felt like we were enjoying a vacation at home. The house was so clean, and warm. Totally kid safe with blocked outlets and staircase that had an access door with a lock, which we used to prevent the kiddos from going up and down, and that was peace of mind for us! The view of the ocean is absolutely gorgeous and we enjoyed the patio areas which were so spacious. Every spot is picture perfect with the ocean as background, as well as inside the house since the decor is nicely done. Also, it’s location is just a short walk away from restaurants. The staff is very responsive and courteous and we felt very welcomed. We have recommended Beachfront to our friends and colleagues and will definitely be back for more, beachfront bliss.

We had a great time and the house was perfect for our large family. It would have been nice to know that it was a duplex and that the other renters would be looking down on us from their balcony. Fortunately, we only had 2 days that overlapped, but that is a strange set-up and for the amount of money we spent, it would have been miserable for an entire week.
We found many restaurants that provided great take-out. We loved Haggo's tacos and loved being able to get to the beach quickly.

Beautiful place!

The place was spacious and had sweeping ocean views. We loved watching the surfers from the patio! There are great bars and restaurants within walking distance. The hot tub did not quite meet expectations - it was small and didn’t get hot enough the whole first night. If you plan to use it, turn it up right when you get there and don’t expect it to be ready until the next day! Everything else was great, we would book again!

Majestic Views

The view from the patio and ground floor are fabulous as you look down on the ocean. The property is as-advertised, and I would stay there again, but renters should be aware that the entire house is not theirs. There is another unit, and it has much of the beach-facing real estate on the top two floors . That is, only the master bedroom of the rental has an ocean view. Fortunately, this is not a big deal since the common spaces offer gorgeous ocean views. The unit's location is terrific -- close to a beach access point and many quaint stores. Neptune Avenue is a quiet one-way street and people use it like a park with joggers and walkers out in force during daylight hours.

Mom’s 90th Birthday Celebration

The duplex was a great place for our group of 16 to celebrate and enjoy Encinitas and San Diego. The location can’t be matched for the price. The views are spectacular. Beach access was a 5 Minute walk. Moonlight beach was a 25 minute walk or 5 minute car ride. There are plenty of great local restaurants. The French Corner is 1.5 blocks away and has a great breakfast and lunch menu. The Coaster train to San Diego was very convenient to get to, a 5 minute car ride. with free parking. The kitchen is well stocked with everything we needed to have a meal for 16. The 5 king size beds were perfect but 2 of the rooms were small for adults. We had a small issue during our stay and the staff at Beachfront Only were fantastic. They quickly responded to our call and had someone there within an hour to fix the problem. We would definitely stay here again.

Gorgeous stay, but some hiccups too

Overall, the stay was very clean, beautiful, and spacious. The fact that it is a smart/techy set up is cool, however my guests and I had the most trouble with the oven. We had to call maintenance a few times because the oven kept going on and off. Also, the parking spots were a bit challenging, but we did our best to manage with 4 cars.

Amazing location!

Amazing ocean views!

We were 4 couples staying for 3 nights, and we were very happy with the location! One important thing to know, is this house is subdivided to rent to others. The people sharing the house with us only got one parking spot, while we got 4, but they sure seemed to pack some people into their SUV!

The other renters have most of the second floor, and 1/2 of the third. It is strange to look up and see other people looking down at you from the second floor patio, and our neighbors were loud! They have the front courtyard too, so you can hear them out there as well.

While I loved the views and amenities, I feel like if we're gonna spend around $4000 for 3 nights, we should have a house all to ourselves.

Encinitas is a great mellow beach town, plenty of bars and restaurants on Coast Hwy 101, and it's way slower than Huntington or Newport. Beach access usually requires a downhill hike, but we loved how chill it was with less people around.

Pretty good

There with a youth lacrosse team and some parents. Nice place. A bit awkwardly laid out with a smallish main living space inside but more outside. Very tight for 18 people without extra sheets or air beds available. Pretty sparse provisions. Showers have dispensers for soap/shampoo, but none provided. No sugar, detergent, dish soap either. Most places I've stayed do provide these things. Parking is tandem, so be aware of that in advance. Good location. Clean.

They need time to dry before we add the soap. Shampoo, Conditioner and Body Wash are now added and available for use. Encinitas 7 BR Overlooking the Ocean

We rented this property for a long family weekend. Our guests ranged from 4 years to 80 years of age and everyone was comfortable. The property is as advertised; clean, spacious, with beautiful views, beach access within half a block. It has a great location, with many restaurants and cafes within walking distance, and has the Carlsbad Outlet shops and airport within 20 minutes either direction. Kitchen is well-appointed, with plenty of pots, pans, etc, and place settings for at least 18 people. The property management provided prompt communication to any question. We had a wonderful weekend, and would highly recommend this property to anyone looking to house a large group of people. We would definitely use Beachfront Only in the future.

Gorgeous vista

Nicely appointed duplex, with just beautiful views! The deck made this rental! A couple of things to know: checkout time is 10 am on day of departure, and no late checkout without paying big bucks; also, drive the smallest cars you have, as the parking spots are pretty tight.

The check out time is 10am and the check in time is at 4pm due to the fact that most of our beachfront properties are so large (4-11 bedrooms) and this one is 7 bedrooms, that it takes time to clean the entire house, clean all of the windows (and re-clean the west facing ones again), the outside of the property, drain and clean Jacuzzi’s, change the linens, kitchens, etc in order to have it ready for the next clients amazing stay at 4pm. Sticking to a strict schedule ensures that all properties are cleaned on time (since that is only a 6 hour window). The charge for the early check in or late check out is because we have to re-arrange schedules to have additional staff come on board to make this happen. Lovely Stay in Encinitas

The property was exactly as described, and the home was perfectly clean and ready for us! It was so relaxing, and so beautiful. Had an issue with internet which they responded to immediately when I asked for help, by remotely restarting it with the network provider. Things to note: 1) our group of 6 (co workers) were having a nice dinner outside after our conference and at 9:05 the neighbors asked us to keep it down. I understand not wanting huge parties, but we were largely just chatting about the day, and relaxing/laughing with one another. If you're looking for somewhere to be even remotely loud or if you want to be outside after 9pm, this might not be your best bet. Also, though I had no expectation of it, would have been nice to have had a hair dryer in the house. Otherwise, a great stay.

Gorgeous House w/Incredible out door Livingroom and Views

The house was everything promised and more. The staff was incredibly helpful, and so quick to respond to questions. Second, I have to mention that the parking restrictions on Neptune with $1,000 ticket per day or night that was posted on the Beachfront Only website, are absolutely false. There was no sign posted, and I saw no tickets given. In fact there were designated parking spots for beach goers. It was stressful to believe that for 1 second, so we had to check. The location was fantastic, and so close to the stairs to the beach, as well as just up the hill from some cute eateries. All in all, my family had the best time, and we would love to come back!!!

Family Get Away

The 7 bedroom & 5 Bathroom was a luxury for.our huge family get together at the beach. We love the beautiful view, the entire house was spotless, we had all the appliances in working condition except for the TV in the top bedroom. After our call it was replaced immediately. So service was excellent. We are so happy with the place and service, we plan to go back next summer.

Fun Get-Away

Beautiful 3-story home on a cliff entails a lot of walking to get to the beach. Beach access is down the road. The home was comfortable with a nice patio. Property is split into 2 rentals. The other side was not rented at the time which gave us more privacy. Don't care for the 9:00 curfew or the neighbor next door who complained. We were not making noise but eating dinner outside. He complained the first night. We were 8 women in our 60's. Not rowdy at all.

Great celebration get away

The house was immaculate, well furnished the views are outstanding. Ice maker was not working. Company sent 2 techs then brought over portable ice maker and 2 bags of ice. Convenient to eating out great kitchen for eating in. Great way to celebrate 50 years of marriage with family

Excellent. The house was very easy to live in. The parking situation was difficult and the layout made it very easy to hear the guests in the apartment next to us.

Great House for Family Gathering!

This was our first time visiting Encinitas and we had a fantastic time. The house was perfect for our group of 13, including a toddler, teens, and adults. There was plenty of space for everyone to feel comfortable. Lots of local spots to walk to and short day trips in the area to entertain the whole group. We loved our vacation! Weekend

12 of us rented this house for a golf/beach weekend. Everything was great. The house was clean, private, and well stocked. The only drawback is the long walk to the beach access, but that's just being nit-picky. We will be back!

Gorgeous View! Great House!

We had a lovely time here celebrating our friend. The view is gorgeous and the house large, airy and spacious. The kitchen is an entertaining kitchen and very open for cooking and hosting at the same time. 14 women in one house had no problems getting ready for an evening out because of the number of bathrooms available. Great running and walking steps outside the front door! Only issues were: grill was VERY low set so made actually grilling for a large group somewhat impossible. Easy to cook a few pieces of meat on for adding to something, but don't count on it to cook for a crowd. Also, for a VRBO, the kitchen is poorly stocked with anything but pots and pans, plates etc. Bring all of your own plastic wrap, tin foil, tupperware salt and pepper, oil etc. Easy uber into Encinitas or Carlsbad. We really enjoyed our stay!

Weekend escape to awesome beach house

This house, which is actually two units, is unbelievable. My family had the larger unit-7 bedrooms and 5 bathrooms. The house is on the water and offers stunning views; we saw dolphins and whales from the patio. The hot tub is small, four adults didn't fit comfortably, but three was fine. Overall we had a great experience, except for one incident: there was a significant amount of vomit on one of the toilets downstairs (and running down the shower curtain) when we showed up. For how expensive this place and the cleaning fee are, I was truly disappointed about the disgusting nature of this. I let the management know and they didn't even offer to reduce our cleaning fee, which didn't feel like very good customer service. It didn't ruin our weekend or anything, but made me questions how professional they are. Overall, a good home and I would still recommend it.

Ocean Paradise

This house is amazing. The view is gorgeous. Unobstructed ocean views from the master balcony and main outdoor area downstairs. The house was clean, plenty of bath and beach towels. Portable fans in every room. Great location. Parking spaces is a little of a challenge but plenty of parking close by. We had problems with the front door lock box. The refrigerator doesn't make ice and water so bring some. No big deal. Management very good on return calls and helping with whatever we needed. I would definitely like to go back!!

Family Birthday Celebration

This was a perfect choice for a family gathering! The apartment was clean and well stocked and the management was extremely responsive to our requests even during the weekend (e.g. extra cutting board(s) for food prep., one more place setting, and additional table/chairs.) Some of our group tried the coffee shops and restaurants in Leucadia, others enjoyed taking surfing lessons from the instructors at the beach access just a block away. Some went to Quail Botanical Gardens, and others drove to a final championship basketball game at the "Y" in San Diego. Leucadia has a Farmer's Market every Sunday, walking distance from the condo. We ordered the food for an evening birthday party from Seaside Market in Encinitas which was wonderful and helped free up relaxation time. The master bedroom is amazing. One suggestion: reading lamps on each side of the bed and behind the comfortable easy chair would have made it even more inviting. If needed for extra cars, parking was never a problem on nearby streets. PS: Three bedrooms, two bathrooms, living/dining room, kitchen and patio require no stairs (except for some steps down from street level to the front door).

Perfect Family Vacation!

This was a family vacation for my parents, sisters and brother. The views are extraordinary, beach access down the street and plenty of local places to eat and shop. I gave fives stars but I wanted to note my only con would be the parking issue. I read other reviews but did not think it would be an issue. Unfortunately we did have a few phones regarding the parking. The rental does have parking for one truck/SUV and two cars all other guest have to park south of the rental a few blocks down. Although there was plenty of street parking next to the rental we could not use it. The rental company called and eplained this to us but a small annoyance non the less. Once we got the parking issue resolved we had a wonderful family vacation. Thank you BeachFront!

Total de-stress time!

I would recommend this home to those that want to get away from the stress of life and enjoy a quiet retreat! We relaxed on the patio, read books and just watched the ocean for hours.
The cute beachy town of Encinitas gave us lots of really neat restaurants and shops to choose from. Try Honey's for a great and healthy breakfast in an atmosphere that doesn't hurry you at all.
The home was extremely clean and the beds were comfortable. The quality of what was provided was much appreciated.
The staff at the rental company was very helpful and professional.
We hope to return, especially if you promise us we will have the same terrific weather next March! It's fun to be going home to the snow with a suntan!

Great stay at beachfront in Leucadia

We had a wonderful time at the condo in Leucadia. It overlooked the ocean, with beach access a block away. Plenty of bedrooms/bathrooms to host 7 adults and 5 kids, and a wonderful jacuzzi on the deck which we all enjoyed. Highly recommended!!

The place was wonderful. There were a few missing items when we got there(some glasses and a remote), some of the vertical blinds were on the floor, and some of the vertical blinds need work on them so that they open and close properly. But, other than those few small things, the place was wonderful. We were only there for 3 nights, but wished we could of stayed longer. The place was just the right size with the perfect # of bedrooms and bathrooms for our group. It was very beautiful and and the view was excellent. If we ever come that way again, we will definitely contact Beachfront Rentals. Thank you very much for an excellent stay.
