Amazing vacation home sitting on the ocean! This is the UPPER LEVEL duplex. This three-story rental has one full kitchen and one wet bar with granite counters, laminate floors, decks off of the living room and master bedroom with a private balcony/ The living room, kitchen, and dining all look out the ocean. The master bedroom has its' very own private deck overlooking the ocean. There are 2 washer and dryer units, so when you return home, you will not have loads and loads of laundry! This property has central AC. Nothing was spared when this rental was built. Come escape to luxury on the beach!

This vacation rental is a home away from home. Each room has character, and everything is professionally decorated. You will find everything you need right in the rental, from beach towels to linens, from spices to coffee grinders and garlic presses. We have stocked the kitchens keeping in mind you might be cooking a Thanksgiving feast. Just imagine all of the memories that will be made on your vacation on the beach! All homes in Oceanside, CA sit behind a rock barrier protecting the homes from storm surges. The amount of sand beyond the rock barrier varies quickly with storms and tides and may have more or less sand than what is shown in the photos.

Excellent rental, would do it again. One note, the shampoo and soap dispensers should be re-filled with fresh material, they smelled rancid as if they had been left to sit too long. We ended up purchasing our own soap and shampoo. This was minor, and it was a wonderful stay.

The internet kept cutting in and out, we missed the new years countdown because of it. One of the showers had a broken door. Also the kitchen utensils weren’t very good quality so it was difficult to cook. Otherwise we had a very great stay. Small improvements would make a huge difference.

The property had absolutely gorgeous views of the ocean and having sliding doors to take in the sea breezes was priceless! The location is spectacular and access to the ocean and beach is very convenient. The property was spacious, and it was wonderful to have two kitchens that were well stocked. Property management responded quickly with a delivery request for additional fans.
The property was clean in all the important places, but my mom pointed out (as moms do) the lamp shades were dusty. But since fans and air-conditioning were full throttle due to the heat, that small detail was noticed as dust floats. Some needed improvements were noticed: Most front and center, AC unit inability to cool 2nd floor back 3 bedrooms (vents were open, we checked). Walking in on our first evening it was 84 degrees inside. The signs said not to open doors windows as it would turn off AC which we wanted to work with the upcoming sleeping hours. It would have been a much nicer impression if the property could have started cooling off a few hours before our visit to enter in at more comfortable temperature. Everyone suffered a lack of sleep due to lack of cooling and fans. It was very annoying to have the AC turn in after every 4 hours especially at night. Refrigeration / Freezers were subpar along with windows not opening/ closing well, dishwasher bottom tray falls off track, main bedroom upstairs lacks ceiling fan, bottom drawer of white dresser is unusable. The hook rack on the wall on the 2nd floor back bedroom fell completely off when a light summer dress was hung. The property definitely needs an uplift and does not match the value for which we paid.

Best family retreat ever

These beach front properties are so relaxing. You feel like you are the only one on the planet. The homes are designed with maximum view of the ocean and minimal view of neighbors. Beachfront Only properties are well managed and the service that you get is hotel quality. Just pick up the phone and call with any needs. Wow! Wow! Wow! Our beachfront home was everything we thought it would be and more!!!! Absolutely beautiful views, great location, and everything you needed at the house!!
Our only issue was with the Key Concierge service- we do not recommend this at all! We preordered groceries and alcohol delivery through this service. Our alcohol delivery never arrived. I. Spoke to a rep at Key Concierge who shared the delivery was on its way and to “hang tight” as it was a big order. Nobody every arrived and key Concierge never returned my call. Very frustrating way to spend our first night on vacation.

Great multi-family venue right on the beach where the road ends (no cars!) Good coffee shop one block away. Everything was wonderful except the smell of the trash cans in the garage at times drifted through the adjacent floor. The cans should be outside or scrubbed on a regular basis.

Amazing Beachfront Retreat

This is a one of a kind amazing and relaxing property. My family had a blast and we got to celebrate our 10 year wedding anniversary. I could not as for a better location as you can hear the waves all night and they will put you to sleep. Kids had a blast on the beach and in the spa. Only down side was the check and check out times were very late and definitely would not be considered a days stay in my personal opinion.

Fabulous Oceanside rental!

This spot is PERFECT for large families. Enough room on all the floors to spread out, gather together in the common areas, have private space time.

The property exceeded our expectations, and we would stay again without hesitation! Three-levels, seven private bed/bathrooms, and two decks, full kitchens and living rooms made for the most perfect accommodations for fourteen family and friends. We were extremely happy with the service from Beachfront Only from the time of booking to the end. The staff themselves were friendly, easy to work with, kind and accommodating. The rental was exactly as expected and some - spacious, clean, well stocked, and beautifully located with views of the ocean. Chef Lance of Flavorchefcatoring was able to prepare full delicious meals using the TWO kitchens, which topped off the whole experience. Everything about the weekend was perfect. We have a large family (15) and needed plenty of bedrooms/bathrooms for everyone! This beachfront retreat was perfect for us! Two kitchens, plenty of beautiful views on each floor, and steps away to walking on the beach! *Note no garbage disposal in either kitchen. It is well maintained, and Beachfront Only offered superb services! Not only in communicating before our arrival, but were quite gracious with our requests for further services after arrival! Family Reunion

We had a family reunion for 85 people and rented 5 of the beachfront condos. It turned out to be the perfect venue for us. Each family had the convenience of their own condo--yet we could all gather on the rooftop of the 4 plex to be together. The condos were beautiful and very clean and each had a spectacular view of the ocean. We did have frustrations getting the right codes for the gates and doors to the four plex. We downloaded the app and received codes but because we had 2 reservations it only gave the codes for one condo--not the 4 plex so everyone in the 4 plex was trying to get in with the wrong codes. It took us a while to figure this out. Also the amenities listed laundry soap, but one condo did not have any. The single condo was suppose to have enough towels for people sleeping on the window seats but did not, so we were short. My other frustration was communication with the management. I appreciate that they were quick to respond and always very patient with my questions, but I would be told something by one person and later told something different by someone else. I appreciated that they made good on the promise I was given that we could have extra tables and chairs on the rooftop--even though a later person told me we weren't suppose to have them.All in all it turned out to be a wonderful family reunion and many family members want to return to Oceanside.

We had a great time at this rental. We had 23 in our party and fit comfortably. Our only drawback was that the pull out beds in the couches aren’t very comfortable, so they ended up just sleeping on the couch instead. The kitchen was well stocked with pots and pans and other things needed for cooking. The unit was very clean. The best part was the ocean views...spectacular!

We found the accommodations to be excellent. We utilized three floors and every bedroom and bath were very clean and well kept. The kitchen areas on two of the floors were also very clean and well stocked with all of the utensils needed to prepare meals. My children and grandchildren (all ten of them) thoroughly enjoyed their stay. The only drawback to the location of the property was the fact that we had to walk a great distance north to find a sandy beach. Also, the fire alarm/gas detector system going bonkers got a little annoying, but the response to our calls for help were exceptional. The service personnel were prompt in correcting the problem and very courteous. My better half is already discussing a return trip next October.

50th wedding anniversary family party

A very easy booking process. And the app was a great added bonus. The check could not have been easier. Communication from BeachFront Only was exceptional. The location was perfect. The house was clean upon arrival and everything seemed in order.
Now for the not so good. We rented from Thursday until Monday. The air conditioning wasn't working and the maintenance wasn't there until Saturday to fix it. The same with the hot tub. It didn't work upon arrival and it took until Saturday to fix. We did have a small grease fire in one of the ovens and there was no fire extinguisher under the sink (next to the oven ) as was advertised and as there should have been. No damage was done however due to the lack of safety equipment.
Overall, we had an unforgettable weekend. I would definitely recommend BeachFront Only and use them again in the future.

We do apologize for any time lapse in communication with our maintenance department that Friday. Unfortunately, that was the same time-frame that we switched over to a new software for our urgent maintenance issues and they must have not received it until Saturday morning. Since that time, everything is great with the new system and we are usually always less than an hour time frame to respond. We have also checked with maintenance and it is confirmed that we do have a fire extinguisher at that property. Family Vacation

The best trip ever. Our family is close and we have a lot of times when we get together. The stay at the Beachfront Only beach home was wonderful. The Beachhouse accommodated a large group with the ability to provide private times and the ability to allow us to gather together as a family. The facility was phenomenal the views were perfect. It was easy to get to and the beach was the perfect spot for our family with children starting at 3 years old and up to older adults. We were very satisfied with our stay.

Perfect setting for Family Reunion

My grown children are scattered all over the country. My grandson's wedding in San Marcos was a perfect chance to gather everyone together for a few days. This house was perfect. There was room for everyone. Having 2 kitchens worked out great as we used one for cooking meals and the other was for setting out snacks and drinks. I thought the stairs might be a problem but it turned out it made it so that we were all together in the same house but not on top of one another. The house had EVERYTHING we could possibly need. When the propane for the fire pit ran out, I called, and within a few minutes someone was at the door with a replacement. Even parking, which I thought might be a challenge, turned out to be ok. There was always parking on the street within walking distance of the condo. Costco, Walmart and several grocery stores were a short distance so getting food was easy. Prior to our arrival we had several telephone conversations with the office staff and they were always friendly, knowledgeable and helpful. Email communications on how to access the condo were comprehensive and easy to distribute to everyone in our group so we all were able to get in when we arrived. The house was spotless when we arrived. And, on the last day, as we got up and got people dispersed to the airport, it was a huge help that we didn't have to spend time stripping beds and washing and putting away dishes like we've had to do at other vacation rentals. We've rented from other vacation rental companies in the past but this was by far our best experience. I highly recommend any rental from Beachfront Only vacation rentals.

Great Family Holiday Celbration

As parents/grandparents, we hosted a total of 15 family members over the Thanksgiving holiday!There was plenty of room, units were found to be in very clean and well appointed furnishings/equipment.
Only issue was activating the heat function the last two days/nite of our stay...the weather tuned chilly enough for a need for heat, all doors/windows were checked to be secure but we could not get the heat to function at the thermostat.

Beach Week 2016

The beach house was perfect for our large extended family. Having two separate living/ kitchens was great. Each bedroom was very comfortable and the location was perfect. Two things were aggravating-- one garbage can for an entire week was inadequate. We were fortunate to have air conditioning but it didn't work downstairs. After having repairman there for an entire day it still didn't cool the two floors because the control wouldn't allow us to put the temperature down past 76. Also there were signs saying if we opened any Windows the a/c would shut off. Plus most of the windows were nailed shut. So update your information to avoid confusion. But even those two things couldn't spoil an otherwise wonderful week at a beautiful spot.

Great for large group but lacking in amenities

The home was nice. We liked the fact that each bedroom had its own bathroom. However we felt the condition of the bedding, towels and kitchen utilites were lacking what we were expecting. They were old and dated. The toaster did not work. The kitchen lacked many items to make cooking easy for a large group and what was there seemed old. Another rental we used a few years ago came with beach chairs and a cooler. This unit did not. It would have been nice to have.

Oceanside getaway with friends

Very clean, easy access following directions sent to us, each room with a bathrooms, 2 equipped kitchens, 3 separate sitting areas for big groups.
The balcony on second floor was very small, 5-6 people could use it at a time. First floor didn't have a balcony and was a little bit claustrophobic. The balcony on the third floor was used by the person who got the master suite, so it was not a plus for the whole group. The street side patio was also nice, we used it to do BBQ. The sound of ocean and views from the living room was beautiful and the breeze was refreshing. It felt like staying in a small beach front condo. very close to Oceanside town where we took walks and rented bicycles. Night time took walks on the beach and many people were collecting shell fish using theirs flashlights. Did not have any problems at this property. I would say it was a comfortable stay.

This is a great location with plenty of space that is right on the ocean. Beachfront Only was really easy to work with and their App was helpful. They thought of everything we may need - dish detergent, paper towels, soap, tissues, laundry detergent. It was all there waiting for us. Our only concern was the lack of air conditioning. They were starting construction on these units during our last couple days so it will be interesting to see what they are doing.

Hot, Hot, Hot!!

Overall, we enjoyed our stay. Being right on the beach was a bonus especially with kids. Every bedroom had a bathroom which was perfect with 14 people (mixed families) staying together. Having tile floors made clean up easy after time on the beach as well as multiple washers/dryers available to keep up with laundry.
The biggest negative was lack of air conditioning in the unit. It was unseasonably hot (temps in the 90's on the beach) which made it very uncomfortable as the day wore on. Even with all of the windows open and fans on we couldn't cook in the evening as it was already too hot and would have made it miserable!! Relatives renting another BeachFront unit just down from ours chose to stay in a hotel that provided air conditioning and lost the money they had spent on that rental.
Another negative was lack of parking available. Being so close to public beach access made finding street parking very difficult.
The alarm went off one evening and took us almost 45 minutes to figure out how to silence. Unfortunately, there was no one at the after hours contact number to ask for help. Fortunately, we have a similar security system at home and figured out the code after numerous attempts.

We were sorry to hear about the alarm. We do have an emergency phone number that is manned 24 hours/day. We have a maintence tech who lives onsite and could have taken care of that problem for you. The phone numbers were in your inforamiton packet and in the frame by the house phone. It was unsessonably hot and we can provide extra fans and some portable air conditioners. Great View/Interesting Layout

BeachFront Only owns this row of units and they were clearly designed to optimize one thing: the amount of revenue they generate (which in the end is what we all strive to do so I suppose I can't really fault them for that). However, in this case, it means that certain compromises were made. Compromise #1: the master bedroom of this beautiful beach front home is in the back of the unit facing the... street?? If you sleep in the master, you are treated to the dulcet beach sounds of automobile traffic and the local commuter train all night long. As a work around you can leave the master bedroom door open and it funnels the ocean sound down to the bedroom. We settled for the other work around of staying in the small bedroom at the front of the unit that actually does face the ocean, however this bedroom is right off the communal deck so there is a certain modicum of reduced privacy inherent there.
Compromise #2: These units are built close to each other. Your neighbors are literally five feet away and you can see and hear everything they do and vice-versa. There was a big family reunion in the unit next to ours which we were able to fully participate in without ever leaving our unit. 🙂

The all glass/no frame design is almost worth the price of admission as it feels like you're in a boat when you look out over the ocean through the window. Plus the two window sleepers on either side of the bay window are much larger than they appear in the photos. Totally cool.

At high tide the water is right up against the rocks, and at low tide the water is... pretty much right up against the rocks. If you want to swim on a beach you're walking about 200 yards to either side. A Second Perfect Vacation in the Same Place

This was our second time to stay in this unit, and our vacation was perfect. The communal space is perfect for cooking, eating, and hanging out, and the five bedrooms with baths are perfect for privacy. We had eleven in our party: three couples, three teens, and two toddlers and the space worked out well. The teens loved the beachfront walk to Ruby's at the end of the peer, and the toddlers liked their stroller rides the length of the Strand and the playgrounds along the way. All loved the Thursday night Oceanside street fair. And we all loved viewing the ocean right in front of us with its crashing waves, early morning surfers,and two sightings of happy dolphins. And my husband, "Grandpa", delighted in boogie boarding with all the kids and grandkids. And the easy Coaster ride into Old Town and San Diego got us to fun events in those areas. A few of us even took public transportaion (bus and Coaster) from San Diego airport, avoiding renting another vehicle when arrival times from three different states did not conincide. I have no hesitation in recommending this spot!

We took our daughter and her family to stay at this wonderful place. They called it "The Villa." The grandkids had enough room to play and going to the beach was a snap. The hot tub was great except it didn't look out on the ocean and was only big enough for 4 people. I would highly recommend this unit!

We had a great time. Everything was great. In the pictures it showed rocks but not as many and it showed a beach right out front. This was missleading. There were a lot of rocks and no beach. Still a wonderful view. I wish the picture would have been taken from the Window of the house. It was clear they were not. Also we had ants. We had to go to the store and buy plastic tubs to put our food in. It was sad because the kitchen and pantry are so wonderful. We kept the place very clean andstill had ant issues. They would bite us as we played games at night. Over all we had a great time and plan to stay there again. We just hope not to have ants.

I would give you a 4 on all the questions above. Additional comments: We were somewhat surprised with the layout of the place when we got inside, but it worked out pretty well. There was a shortage of good reading lights in the common area and in the bedrooms. The Wi-Fi was very slow and there was NO cell phone reception inside the building. The beach in front of this residence is non-existent much of the day. All things considered, I feel the price was high for the four days and five nights we had there; but we all came away very happy that we had had this time together. jge

Our Fabulous Fiftieth!

We had a wonderful time, we regretted that the tide gushed up so fast to erode the sand but all in all it was perfect, the boys surfed and surfed and surfed. The TV was hardly ever on. We left a puzzle for the next guests and gave the people below some sand toys and a pail to rinse their feet before entering (strongly recommend). We loved it!

I am disappointed at $700.00 a night that your company refuses to restock the bathroom tissue. That seems very rediculous.
We apologize for the disappointment with the bathroom tissue. We will ALWAYS give out bathroom tissue when asked, but may also suggest to buy some more during a grocery run. We try to supply enough (2 rolls per bathroom), and indicate in the information letter that the home is stocked with just an initial supply to get you started for the first 3-5 days, depending upon the size of the group.
