Hot tub not hot on arrival, but someone did come to fix it when we asked. Called twice to have someone help us get the fireplace going....no one came either time. Ice maker doesn't work. Ants in the kitchen. So much dust on the dining room mirror people are drawing smiley faces on it. I have stayed in this unit several times and have enjoyed it. It just needs a little attention.

I stayed at 952 Neptune Ave with Beachfront Only, and wow! The second I walked in it took my breath away. My entire family was so impressed, I think I’m in charge of booking the vacations from now on! The high ceilings brought in so much light to the home, it was beachy while still having noticeable updates. We had a rooftop deck all to ourselves with a spa that the kids would not get out of! It is also located right next to the public beach access, which made going down to the water so easy, especially with kids. Very family friendly neighborhood, we are all excited to return!

Best property so far

We had a family weekend and Beach Front Only has been our go-to vacation rental in the San Diego area for at least the last 5 years. And each time we are pleasantly surprised. And this is by far the best property in terms of location and layout. I almost hate to leave a good review for fear of others booking the weekends that we would want to come back. Oh well...

It's a fabulous property, and for the most part we had a wonderful weekend. But to make your property top-notch, you need to address the major leak in the garage, the refrigerator that wasn't working, the toilet that ran and the bathtub that did not drain. Location and layout of the property is perfect. There was a nonfunctioning shower which did not get repaired during our stay. Just an FYI (did not affect our enjoyment of our stay), the bathroom fixtures could use some attention-- wobbly toilet, rusty fixtures, etc.

Absolutely beautiful view and very clean beach house. It had everything we needed and so much space! The location was the best with so many restaurants close by. The street we were on was great, friendly people and easy beach access. We really enjoyed keeping the doors open listening to the waves- it made for perfect sleeping! We would DEFINITELY rent another house from BFO. We really enjoyed this rental. We had one small issue with a water leak from the roof and they came and fixed it right away.. it didn’t damage anything for us. They were very helpful and checked in as well. Truly appreciated! MAGIC CARPET RIDE

Look no further. If you want a special house waterfront, this is it. Our second time renting it and had a blast. Million dollar views of Beacon’s Beach. A swell was in so my son, who is an exceptional surfer, had a blast. The sets were some of the best he has ever surfed, and he has surfed all over the world including Cloud Break, Fiji. We spent most of our time on the outside terraces enjoying the 360 degree views. Magical! Hot tub was fun. Fire pit at night. Interior was clean and nice. Great bed in Master. And yes, we will rent it again. I have yet to see a better rental in this area. Thanks OCEANFRONT RENTALS!

Great location but property could use some sprucing

The view is beautiful and the location on the beach and Encinitas adjacent is perfect. BUT - the garage is very narrow (our X5 wouldn’t fit), the bottom drawer of the dishwasher doesn’t slide at all, the TV doesn’t have basic cable service, some electrical outlets don’t work, ac vent on the floor is broken and we all tripped on it while we were there. Overall we had a great stay, but for the price I don’t think I should have these types of complaints.

Amazing views

The house was terrific — fantastic views, well maintained, a lively and interesting neighborhood with fun things to do in walking distance. The rental was well equipped — appreciated the small things, like enough toilet paper and dishwasher soap to last the entire trip. Did not have any need for assistance. Also appreciated that did not need to do much cleaning, stripping of beds, etc. on the way out

Fantastic Rental - Highly Recommend

Location is perfect. Right next to a public beach which gives you nice views but also set back a bit so you don’t really hear anything. Home has a very airy, open layout and a perfect blend of beach and modern. Multiple decks to hang out and watch the ocean. Short walk to shops and restaurants. Amazing Views

Property had amazing views with quick access to the beach. The house itself is in need of some repairs and updating. Bedroom window upstairs is taped shut and broken. They came back to re-tape the window, but it needs replacement. Oven broiler did not work, but they offered to bring in another oven. Some windows are not clear due to window seals broken. If you are looking for super updated, this might not bet he place for you. However, if you're looking for amazing location, with fantastic views, this is the place to go. All bathrooms have bathtubs with showers. Hard for an older person to shower.
There is another rental below this property and the noise from the bedrooms below carries to the property above. We had a young group of kids outside below us after midnight and had to ask them to quiet down. When we called maintenance they responded right away and tried to fix the taped window and oven. Overall, it was a good experience, but house just needs a little repair and update. Again, property management was great and responded immediately.
Property is within walking distance to many local restaurants.

Birthday Celebration

The views and location are great!! Anyone I interacted with at BeachFront Rentals was very responsive. The place is in need of an update for the price paid. Limited TV options, fireplace inside tough to get started. Not crazy about giving names of guests, ages and occupations prior to checking in. Understand in these times the owners might want additional information. Checking in at 4PM and out by 10AM very much shortens the experience for the money paid. I read the rationale behind it given 6 hours is needed to clean. Still believe 2PM would be a better check in than 4PM, 11AM check out, especially in the winter time. Overall even during these COVID times a very nice time was had by all. Thank you!

Great oceanfront get away

Our stay was overall very nice and relaxing. The location is perfect and the house provides views of the ocean from most of the house. Everything you need for cooking and eating is stocked. The only negative was that fireplace and the fire pit were not working and complaints were not dealt with until we were leaving. However, the management did give us a free late checkout to make amends. Despite this, we would recommend this property for a lovely getaway.

Summer fun

Great Beach House in Leucadia

Location is great and was a 2 minute walk down to the beach. Awesome ocean views. Leucadia is a quaint beach town and we found 5-6 good restaurants within a 5 mile walk. The house had 5 good sized bedrooms and came well equipped. Lots of patio space at house and 2 of the bedrooms had private patios. Rooftop patio is a nice plus. Only downside from our perspective was lack of boogie boards and beach chairs/umbrellas, so make sure to bring those with you. We would definitely return.

Hello,

We would like to provide you with feedback on our stay at 952 Neptune Ave.
overall our stay was enjoyable. However, we do have a few concerns on the cleanliness of the house. Here are a few things we noticed:
1. the bed sheets looked clean on a first glance but once you touch them you can tell they had particles of sand from previous tenants on them. We believe these bed sheet were not replaced with new ones before our arrival since non of us went outside close to the beach at all.
2. We saw several spider webs in the corners of the house.
3. The dishwasher in the kitchen had a foul smell when opened.
4. The ceiling in the bedroom next to the entrance leaked water every time someone upstairs used the bathroom shower above the bedroom. We called about that to have emergency maintenance when it first started happening so you may have that issue already recorded.
5. Maintenance crew visited us 2 times during our two nights stay to install an umbrella. Which made us wonder why these visits weren’t confined to 10am- 4 pm slot when people are actually already checked out rather than cause an interruption.

I love this place but this time we had bugs.

I have been coming to this beach house for years and I really enjoy spending time there, but I want to give an honest review of our recent stay. We love the location and beacons has been our favorite beach for years. There’s a ton of nearby food options and local shops within walking distance. There’s plenty of space and they have done a great job updating this rental over the years. Our only complaint is that we had a bit of a bug problem the first two days of our four day stay. The two downstairs bedrooms facing the street had what looked like carpenter ants in the bedding. They were definitely not bedbugs and we didn’t have any issues with bites but still this is a more pricey rental and to not be able to use those bedrooms for part of our stay was disappointing. The staff was quick to respond to the issue and when we noticed the bugs they came and changed the sheets immediately, but after a day at the beach we came back and the bugs were in the new bedding and had gotten into our luggage. The staff again responded quickly and sent a team out to change the sheets and then they sprayed the house. We didn’t see any more bugs after that. I appreciate the way they handled everything quickly but I unfortunately can’t give five stars for everything.

Fun Vacation Home

Loved the house and location. Nice to be able to eave the car at the rental and walk to Coffee Coffee in the am and to all the shopping and eating locations in Lucadia and Encinitas. Two issues... the property is right by the lot and path down to Beacons. If the Beacons lot is full people will park in the house spaces without a care. And I was told that there's little you can do about it because the tow trucks can't get in there to tow them. So that part was kind of a bummer to come home and find no parking and little to do but wait. Second, the house is a duplex. From the photos it looks like you are getting the full property only to find you might be sharing the building with another group; although, everyones spaces are private and you're not sharing a balcony or wall it was just a bit disappointing that I didn't read the description. Would I rent this space again? Heck yes! So much fun and what an awesome location. The bedrooms were awesome and furniture was comfy. The kitchen had everything except expendables. And there's an awesome shower in the entry to rinse off when you come back from the beach.

Oceanfront review

The 180 degree ocean views are truly magnificent! The location is outstanding.Some of the furniture needs to be replaced; the main sofa appears to have a broken frame, 2 wicker deck chairs have large holes in the seat and some of the beds seem older.
The 10am check out time is too early for large groups with only 3 bathrooms for showering & getting ready. You state in your policy that hotels have an 11am check out which is not true. Many hotels have a noon check out including the one I stayed in the previous night before staying at this house (The Cape Rey Hilton).
The charges for a 2 hour early check in &/or 2 hour late check out are too high. I own a vacation rental so I understand the challenges of turn over between clients, however, $250 for 2 hours early and $250 for 2 hours late check out is unreasonable.

The check out time is 10am and the check in time is at 4pm due to the fact that most of our beachfront properties are so large (4-11 bedrooms) that it takes time to clean the entire house, clean all of the windows (and re-clean the west facing ones again), the outside of the property, drain and clean Jacuzzi’s, change the linens, etc in order to have it ready for the next clients amazing stay. The charge for the early check in or late check out is because we have to re-arrange schedules to have additional staff come on board to make this happen. Sticking to a strict schedule ensures that all properties are cleaned on time (since that is only a 6 hour window). You were wonderful guests and took great care of the house. Best beach house location

This is our second time in this house booked it a year in advance to not miss it. Great for families, surfers, local laid back charm of Leucadia. Would come again. Roof top deck is amazing with full ocean views.

Devil is in the details

Location can't be beat, but there were some details that could have been better:
*Upstairs shower head would not stay in place.
*Leak from ceiling vent of upstairs bedroom.
*I think it's weird for there only to be one hair dryer in a 5 bedroom, 3 bathroom unit. However, when I called, another one was delivered.
*All the lights are on timers which we found annoying. Sometimes the lights would go out during dinner or while in the shower. Would like to turn off and on by ourselves!!
*When checking to make sure we didn't leave anything behind I found trash behind dressers and TV's.
*Garage door key pad did not work. Remote does...but not keypad.
*No Chlorine tab in hot tub dispenser.
*Staples like aluminum foil and plastic wrap would be nice. Have had those things provided in other homes.

Hello Jennifer, thank you for your feedback. When we sent our team out to assist with the upstairs shower head, they discovered the holder was upside down and was quickly repositioned. Our team assessed the garage door keypad and had no issues opening and closing the garage. We are eco-friendly at Beachfront Only, timers can be adjusted up to 4 hours. We provide floaters in the hot tubs to maintain sanitation standards, the water is changed before every arrival. Please refer to our FAQ's for a list of items provided in the rental. Phenomenal Rental

Phenomenal rental. We traveled from Arizona to attend a local wedding nearby and we stumbled upon this house on Airbnb. Our family fell in love with Encinitas as they offer many eclectic shops and restaurants. The views at this home were fantastic. Not only does the ocean lay right out in front of you, but the skylight at this place was a major plus. After the wedding and reception were over, we were glad to head back to our rental and relax in the spa.

Five Star Family Vacation

Absolutely Loved our stay at the beautiful home in Encinitas. We had our 4 twenty something kids with 3 of their friends. The different rooming options worked perfectly with our group. The main living area gave us plenty of room to gather and the decks were amazing. They enjoyed the hot tub and sunning on the top deck despite it being December.

Beautiful Home!

We were there for a friends Bachelor Party. The location is a little odd, but the house is great! Extremely recommended if you have a lot of people. There were enough beds for 12-13 people to sleep in beds and an additional 2 people can sleep on the couches. The beach is semi-private (Mission Beach). You will see a lot of surfers in the morning. The house has everything you need (utensils, towels, etc). Walmart is pretty close by for grocery shopping. We had 2 Minivans and had to keep the garage open (Parking is tight). If you have bigger cars, please contact the management company and they will give you directions to park extra vehicles. The customer service was great. However, we did leave a watch back (in a drawer), but they claimed they never found it. Please make sure you get all your belongings, or else you will never get them back if you forget them.

Beautiful house on a great beach

The property was as pictured/described. Huge space with an amazing location. Could have stared out the big front windows watching dolphins for days. The kitchen was well-equipped and included everything we needed for cooking Christmas Eve dinner (although the knives could use some sharpening - was difficult to carve meat and slice bread - not a huge deal). We already talked about trying to come stay in this house again!

Family Wedding

We rented this house because in Encinitas to attend a family wedding. This house was perfect for our week together & the location and views were spectacular. I offer only 2 suggestions:
1) Hot water and gas were not turned on prior to our arrival which required a maintenance visit and interruption in our plans. This should be checked before arrival.
2) I was surprised by the number of stairs required to access and move within the house. This can be challenging for older people. Perhaps this can be included in property description to help renters make selection. Otherwise the entire experience was wonderful and I would not hesitate to rent from Beachfront Only again.

Exceptional in Encinitas

5-Star Review-We came for my 50th birthday & we all look forward to coming back SOON! The views are Spectacular from anywhere in the house. We enjoyed hanging out & watching all the surfers from the 2nd floor & the roof top deck where the hot tub & fire pit are located. We all appreciated the home being clean & very neatly stocked. All of us raved about the comfort of the beds(we used 3 of the 5 beds) & the pillows, we even came home & ordered the pillows online! The access to the beach is right next door & walking on the beach day & night was fabulous. Plus you can easily walk down the road to get all kinds of food, enjoy a great wine bar, a tasty coffee shop, plus a juice/smoothie bar, everything is at your finger tips. Great shopping is nearby & we had fun hiking Annie's Slot Canyon, seeing the botanical garden at the Self-Realization Fellowship Center & taking a Bikram Yoga class. There is one lounge chair on the roof top that is not as stable as it should be and that is the only issue we had. The trip went by way too fast & we all look forward to coming back to this exact same beach house! we cooked several meals at the home & all the cooking utensils were easy to find. Thank you for providing such a beautiful home for us to create memories & laughter for a lifetime!

Great Family Vacation

Very easy access to the beach and downtown Encinitas, wonderful ocean views and conveniently located to nearby points of interest and amusement parks. On the way to the property, we were excited and anxious to see the house and it's location. Once inside, we were amazed at how amazing the place was with views, amenities, and very comfortable. It was so easy to settle in and get acquainted with the house, the beach, and the surrounding town. Highly recommend this place and may be back ourselves. Encinitas Stay

We went to the San Diego area with friends to celebrate a birthday. This house was in a great location. We were oceanfront with a beautiful view of the ocean which frequently featured surfers, whales and dolphins. We also had an immediate access to the beach. Kristin Mahan with Ekey concierge was great. We had a chef come in for two nights. Just a couple of notes; bathrooms are not connected to the bedroom themselves. Counter height were taller than usual which made cooking challenging for the shorter guests. This easily was the least stocked kitchen of a home we have stayed in using vacation rentals. Don't assume they have any items such as spices, tin foil, etc. Typically I've seen usable items left behind from the previous tenants, that is not the case here. Knives were extremely dull. One of the gas burners didn't work. The house is right next to the parking lot for beach access. This spot was very popular at sunset and we had to ensure we were at the house during those times or lose our packing spot.

Great stay on the beach

We enjoyed our rental very much. There is another unit that occupies the lower level which I wasn't entirely clear about. People stayed in the lower unit during our visit but we still had maximum privacy and it was not an issue. The patio is outstanding and we thoroughly enjoyed the open kitchen and family room. It was very conducive for a big family gathering. One downside was that the home is located on a street that is not well lit and has no sidewalks so evening dog walks were a little stressful.

Beach Getaway

This was a trip to celebrate my retirement after 40 years of working. We gathered our children and grandchildren from Georgia and California to join in the celebration (7 adults, 3 children). Our beachfront rental was perfect--plenty of room for sleeping, cooking, eating, playing and just relaxing. The property was immaculate when we arrived (if not a bit hot due to our arrival date being the last day of a "Santa Ana" desert winds and near record heat in San Diego). Opening all the windows and doors quickly brought down the temperature. That aside, we quickly settled in for a great 5-night stay. All online photos and video didn't do justice to this beautiful unit. The rental is located on a quiet street and is immediately adjacent to Beacon's Beach, which provided ready walking access to the beach. The view from our unit was spectacular, and it seemed that from the top floor patio, our rental was among the tallest, if not the tallest building in Encinitas. We had a gorgeous, unobstructed 360 degree view to watch sunrises AND sunsets. The rental is just a few blocks from the Coast Highway 101 and I-5 enabling ready access to the entire San Diego area. That said, we spent most of our time walking the beach, biking and swimming, though the general area offers many other sightseeing options. Overall we had such an enjoyable time that we hope to return next year!

Great location and house

We really enjoyed our time in this house. It is absolutely stunning with an unbelievable view. The rooms were all very spacious and the multiple decks were fantastic. The rooftop with spa, firepit, and couch was my favorite! While the house is next door to the parking lot for Beacon's Beach, I never heard any noise - over the sound of the ocean. There are a lot of people and the area is a bit congested, but it never really took away from our experience. We visited multiple restaurants in the area as well - all within walking distance. It is really in a great location. We had 3 couples in the house, and could have easily fit another 2. I wouldn't necessarily recommend this house for families with young kids - as the walk down to the water is a bit far and steep; but, if you are adults looking for a great beach getaway - this is the place.

A Beach Lover's Dream House

I recently rented this house for a week's stay along with my wife, my son and his family. I can't say enough about this house. If you are a beach lover, look no further. It is directly on the edge of the cliff adjacent to Beacon's Beach which is a popular surfing spot. The house has ample decks to sit and enjoy the views. The rooftop deck has both a firepit and hot tub. Because the rooftop deck is the highest point around, you enjoy a 360 degree view. It absolutely has the WOW factor. Lots of glass so even inside you enjoy wonderful views. The furnishings are nice and the linens are superior. Parking 2 cars tandem in the garage is a tight fit but doable. Restaurants, bars and coffee shops are a short stroll away. I absolutely give this house 2 thumbs up and I am a picky reviewer. Heaven.

Great location, beautiful place. Parking was tricky, with five bedrooms its very likely you'll have more then two vehicles and if not a couple larger ones that won't fit in the tiny garage. Other then that the house was amazing and we were very comfortable there.

Beautiful home right on the beach

My niece got married last weekend, and Mom decided to rent this beach house so that the whole family could spend the time together. There was Mom (88 years young) my hubby and myself, two kids, their spouses and their daughters. The views from the deck were incredible. The house was stocked with everything we could need and more. Our bed in the lighthouse room was probably the most comfortable bed I've every slept in. We fell asleep with the window open listening to the sound of the waves. The only drawback to this place was the three levels of stairs we had to climb each time we arrived at the house. Although it wasn't a problem for most, Mom and my hubby have limited mobility and the stairs were really tough for them. But, all in all, I'd recommend this home in a heartbeat.

The house was absolutely fabulous! There was a bit of a mix up initially with the door code/getting in, so I called the management company. They didn't answer right away but called back within 3 minutes, and helped us out tremendously. The woman I spoke with was so nice! And the house was ridiculously beautiful. Pacific views as far as the eye can see...surfers paradise

This was a Family Thanksgiving get together in a very large home overlooking the ocean. For surfers, Beacon Beach is Next door...but those who are not....you loose some of your privacy. But not a big deal. The home was clean, great views, roof top had small hot tub with vast 360 views. Kitchen was fine, new appliances but limited utensils for many people. All rooms were clean but it being so close to beach...one could feel sand through out the home. But to be expected. Great TV in great room. 2 washers available which is nice for a crowd. Garage was narrow but 2 cars could fit. Parking outside was a challenge. Beds were comfortable and sheets were clean. Bath towels were numerous, clean but kinda worn. Lots of beach towels, also.
Since it wasn't rented following us...we wanted to stick around until our late flights home but management company charged 250.00 extra for an extra 2 hours! When you are paying almost 1,000.00/day you'd think they could have compromised! Location was good as we walked to some excellent restaurants. Biking in this part of Cali is great too. Hiking in Torrey Pines Park is beautiful.

The location, environment, and ambiance all played an essential role in conducting a productive meeting. Great location and property

We really enjoyed the property and the location. The rook top patio was amazing as was the balcony. The only item that wasn't great was the steps to get up to the property which was difficult for one of our party who uses a cane. If that is not an issue then this is your proerty for a large group.

Fabulous Beach Home!

The place was everything we hoped it would be! A true premier oceanfront property. It's just like the pictures: spacious, tastefully decorated, modern appliances and stunning views. The walk to the beach is down a steep and windy path - so not for anyone with walking limitations. The same goes for the unit as it has multiple levels with stairs. We were celebrating our son's Doctorate degree, and couldn't have picked a more beautiful place to enjoy San Diego. The rental company was a delight to work with. Easy & hassle free. Will go back agin!

Beautiful BeachFront Rental :: Perfect Location

Wow! I can't say enough amazing things about the Encinitas beach front house. The pictures don't do it justice. The house is in impeccable shape, plenty of room for our party of 8. We loved everything about our stay. The location couldn't be better; easy access to the beach and everything the darling area of Encinitas and Leucadia have to offer. The furnishings were lovely, the kitchen and bathrooms are great. The beds are completely comfortable. Our group loved the rooftop deck most especially and will definitely be back!

Family fun in Encinitas

Beautiful view with a short hike down the hill to a wonderful beach. Surf spot is crowded but not unlike most in the area. The kids had a blast boogie boarding all day in the waves. Water temps ran in the mid 70's!

Great Location

We had a wonderful time at the property. The location is ideal. The views are amazing. The house is very comfortable and had all of the modern amenities. The only reason it doesn't get 5 stars is the furniture and carpet were a little banged up, and the overall interior design is less than spectacular.

50th Anniversary with family

Our idea of a meaningful 50th wedding anniversary celebration was to bring our family together (3 daughters, 2 son-in-laws, 2 grandchildren) for a week by the beach, a chance to visit with our children, reconnect and strengthen bonds. As the trip got closer, I contacted the staff with questions several times and they always responded quickly and cheerfully. The house was immaculate, well-stocked with kitchen, bath & bedroom needs (including room fans). Two levels of living space and a rooftop spa, expansive beach views at every turn. Everything we had hoped for our week by the ocean. The location was ideal. Encinitas itself was quaint and fun. And easy drives to Carlsbad, Legoland, Temecula wine country (which was outstanding), the San Diego Zoo. But most important to us were the daily beach experiences with our grandchildren. The beach was easily accessible, with a well-worn path & stairs that even our two-year old granddaughter maneuvered with ease. The family members who remained at the house could sit on the verandas watching us on the beach while sipping their drinks, listening to the waves breaking and enjoying the gentle breeze. We highly recommend this house and this rental company. No disappointments.

A seaside getaway

Get away from the city life and enjoy the ocean breezes perched atop this cliffside home.There is plenty of room for 8-10 people comfortably with enough bedrooms and baths. The kitchen is great to work in and supplied with all the tools needed to prepare a gourmet feast. Houses are close together in this neighborhood but we still enjoyed our privacy.

Best Vacation Ever

We found everything to move like clockwork. The door codes all worked! The remotes worked! The accommodations were awesome with fantastic views of the ocean from multiple levels. A great hottub on the roof for starlit nights. The kitchen was most comfortable to work in with modern appliances. There was no sound or interference from the parking lot next door or the nine neighbors that moved in on the third day of our vacation. We loved it at Beachfront and plan to visit again.

Great spot for a low key weekend

perfect fit for a 40th birthday getaway. Fantastic spot on the beach, and an easy walk to the taco joints and surfer bars on the north coast highway. Nice social spaces to hang out, although not much noise isolation in the bedrooms. Very quiet and laid back residential location, we drove over to Oceanside and were so glad we had picked Encinitas for our rental.

Spectacular ocean views

We stayed here with four other couples for a surfin' safari. It's perfect for that, as it's right on top of Beacons, our favorite surf break in Encinitas. It literally could not be closer.
If you're in one of the two oceanfront bedrooms, you can check the surf without even getting out of bed. The two back first-floor bedrooms are nothing special, and get some noise from the street and Beacons parking lot.
The front terrace is spectacular, and the rooftop deck with hot tub is even more so. We haven't recommended it for sightseeing because you won't want to leave the house.
The house has a few minor maintenance issues, e.g. some electrical outlets that don't seem to work. But so does almost any other house.
We're planning to come back. Highly recommended.

Oceanfront home in Encinitas, CA

We thoroughly enjoyed the rental home. It was excellent! There are a lot of stairs and is not good for a disabled person. This might should be mentioned in the description. The rooms are nice and other than it being really hot and no air conditioning we were really comfortable. The view is outstanding and we loved our time there. I had a few exchanges with the staff regarding arrival and departure time that I wish had been a bit more pleasant but overall everything was nice. I would come back again.

Amazing Property!

Our daughter was married in July in Mission Bay to her Marine Major. Traveling with family from NJ, we wanted to stay awhile to "decompress" after the busy events and enjoy the beautiful San Diego area. We decided on this really magnificent property after much deliberating. It did not disappoint! The views were breathtaking...the pictures do not do this property justice! The bedrooms had great views, beds were comfortable, the kitchen well equipped. Our intent to see more of the area never materialized because we just didn't want to leave this home! Time spent with family was a blessing here...memories to last a lifetime! One suggestion would be to replace the small hot tub with one more appropriately able to accommodate more than 3 or 4 guests.

Touring The Property

We had an excellent time and the house was beautiful. The only thing I would change was when we went to tour the property twice we were given access to the lower duplex twice so when we showed up on our scheduled weekend we assumed that would be the unit we'd be staying in. In fact we stayed in the top duplex unit which we never had access to until our arrival time. Fortunately the top unit worked out better for us in the long run but feel if the circumstances were different (children or elderly present)it could of been a big problem.

We had a wonderful STAY!!. The kitchen, bedrooms, living room and outside patio were gorgeous and well equipped. The furniture was comfortable and attractive. The only thing missing was music and overhead fans WHICH would have made it more comfortable, as we had a HOT spell, ( p.s. a beach umbrella would have been nice for those who couldn't take a lot of sun to bring to the beach )

Wow Wow and More Wow

We booked this beach house for the winners of a sales contest to stay in for a few days, and it was perfect! We had enough beds for everyone, enough space that it wasn't crowded, and you really can't beat the view. The property was easy to access and the rooftop deck is amazing (we used it for a rooftop beach yoga session). The property managers are wonderful to work with, helpful and responsive. Overall, I would absolutely recommend this company and property to a friend--and would be happy to book it again in the future.

Great place for a family reunion.

We had three generations stay for a weekend and all loved the house. It was very clean, spacious and well stocked. The only things that could have been better were that the downstairs bedroom with the bunk beds should have had a dry carpet & better smell (I assume it was still drying from being cleaned) and all the sheets could've been a bit higher quality. Also, it's worth noting that most of the sinks and countertops are not standard height and were made for very tall people and the upstairs bath is quite treacherous for older or shorter people to get into safely. We also had three people stumble over the step that leads down from the inside stairs to the Jacuzzi deck as the yellow indicator stripe is fading. The home is beautiful overall but improving some of the finer details would make it absolutely perfect, which you expect for the price.

Awesome vacation at the beach in Encinitas, plus a family reunion

Everyone who works for the vacation rental deserves an award for patience! I am not computer savvy, and they were so nice and willing to resend photos, and help me with sharing the website with our family!
The home was everything we hoped for! We loved being on the cliff with the ocean view, and still a good amount of privacy! We enjoyed the walk down to the beach, and watching the surfers!
The kitchen was loaded with spices and cookware! We made several delicious dinners and breakfasts there! Played a lot of games in the evening, while listening to the waves!
Everyone had their own space. The beds were very comfortable!

Perfect Location - Fabulous Views!

Such gorgeous views of the ocean from this house! We were treated to a great show every day watching the local surfers and numerous sea creatures actively feeding in the kelp off shore - whales, dolphins, sea lions, big tuna, pelicans, seagulls. The house itself was fabulous! Took full advantage of the rooftop deck & hot tub. We enjoyed how well-equipped the kitchen was since we love to cook. Encinitas Beach Front

Nine of us ladies celebrated a milestone birthday in Encinitas on Neptune was amazing! The location is perfect, and even though we were right next to the public parking, we still felt completely private because we were 'above it all' in our upper level rooms. The amenities were perfect, the hot tub was wonderful at sunset, and the unit was in very clean condition when we arrived. We would suggest giving renters a 'heads up' that the garage is VERY narrow and barely fit our two suvs....nothing to be done to change that, but good to know ahead of time perhaps. Otherwise, a perfect girls getaway!!

Post Holiday Get away.

We spent the weekend with three other couples. We loved the location of the house. The short walk down to the beach was great, and every morning there were people out surfing.We had a great time at the local farmers market as well on sunday. We would love to come back and visit again. The only draw back to the property were there are only three bath rooms in the house, and the garage and the hot tub are undersized. Other than that the property is a perfect 10.

Thanksgiving Getaway

We had a great time. Everything was wonderful, had a little blip of the upstairs bathtub leaking through the light into the bedroom below. Had maintenance out (responded very quickly) and we couldn't use that bath for 24 hours, which was a bit inconvenient with 10 adults in the house, but we made it work. Location is everything!

Amazing location looking over the ocean! The house was amazing. It is somewhat dated but very comfortable. Their are no ensuites for the bedrooms, and beds/bedding/towels are getting old. A faucet broke, and although they said it was to get fixed, no one ever did. They were VERY easy to book through, and VERY easy to talk to!

Exactly what we needed

Some extended family was meeting in Encinitas for a funeral. Obviously being last minute and needing to find lodging for 10 people, I started scouring the usual AirBnb and Tripadvisor's FlipKey. I actually was looking at another Beachfront Only property and called the number listed. The agent, Jomara, was wonderful! She noticed that although the property I was looking for wasn't available for a 2 night stay, another one might be, and she would look into accommodating us. It was super quick, the online lease agreement was super easy, and the place was SUPER nice. Not only do I obviously recommend the company because they were such a pleasure to work with, but I also would highly recommend this rental to ANYONE coming into Encinitas/Carlsbad/Oceanside area. The patios with huge panoramic ocean views are amazing. Large kitchen, well stocked. Beautiful stone bathrooms. Well-appointed rooms. Comfy couches. Easy to find and simple entry. There is only room for 2 cars parked but the property is right next to Beacon's Beach parking lot so you can always park extra cars there. If you're on the fence about this place, DO IT! You will absolutely love it.

Commune with the Pelicans!

This property is up on the bluffs, at eye level with the pelicans that drift along all day. Great viewing of the ocean and beach below. Excellent balconies galore. **** & span throughout. 2 sets of laundry machines. All conveniences as stated. The surfers in our group loved the easy access to the beach below. We didn't want to leave. Only suggestion I'd make to the owners/management is to spring for more toilet paper. You'd think with $500+/night you could have all the toilet paper you want, but we ran out on the 2nd day, and it was the only real reason we had to hit the store during our 5-day stay. Otherwise, everything (towels, linens, etc) was excellent.

Great views

The rooftop deck and amazing views made our vacation. Just few pieces of advice. If you like to cook, the knives are awful and were not sharp at all. Bring some dishwashing detergent for the dishwasher (we thought it was provided) and remember that there is no air conditioning. While the weather was perfect and we did not need it, I can only imagine when it is hotter that some of the bedrooms could get really hot because there is now air flow.

The house was in a great location and nice to be able to watch the surfers and sunset from the deck. We had plenty of room for 8 of us without stepping on each other's toes. We love Encinitas and the surrounding towns. For a nice place the furniture was a bit shabby as was the bedding - ours was ripped. Also could have been cleaner.

Unbelievable home! I've never stayed in a place so nice, and the ocean view goes forever! And talk about immaculate! Even the furniture was brushed! Everything was spotless and super convenient. With their keyless entry system, no need to check in at their office; just go to the house. But a word to the wise: Don't show up early because the locks are programmed to open at the right time based on your key code and check-in/check-out times. Very, very cool! I'd totally recommend this home and this company to anyone interested. In fact, I already have! Thank you Beachfront Only!!!

GREAT FALL STAY WITH SUMMER WEATHER !!

We had another great experience with Beachfront Only!! This time we stayed in the 5 bedroom gorgeous property on Neptune in Encinitas. It was perfect for our entire family and friends. The view was spectacular, we were able to see some dolphins swim by. One morning a hawk landed on the patio and napped for awhile - absolutely amazing!! The house was clean, spacious and very comfortable. The staff at BFO is always nice to work with.. and we will be back. Thanks again for a wonderful stay 🙂

Family Vacation!

Nice place if you don't drive

great location next to surfing beach, so no parking except in your skinny garage (got paint on my car). Nazi-like rules if you: change the thermostat settings $25 fee; if you get into the house before 4:00PM $250 fee; in you leave after 10:00AM $250 etc., etc., etc.

We have actually started to remove all of the thermostat signs. We had guests coming in and turning up the refridgerator temperature to full blast in attempt to chill their food faster, and this in turn has broken many of our refrigerators, so that was the initial idea behind the fee. It has never actually been enforced, and we are removing those signs. Regarding the early checkin and late checkout, because we are cleaning entire homes, we really do need the entire 6 hour turnover period to get the home ready for the next renters. If this time is cut off by a couple hours, it requires us hiring additional maids and porters to get the home ready faster. We know many people would love to see a earlier check in and later check out time, but it just really isn't feasible with our company. Thank you for your feedback! ~ The Team at Beachfront Only

Great View!

We really enjoyed our stay overall. The house itself has a spectacular view, and the amenities and location are really great. The house is beautiful and in the good location to get down to the beach. A glass of wine on the rooftop watching the sunset is a must. We comfortably fit a family of 11. Our only complaint was our key code didn't work upon our arrival, and we flew in from Japan with non working cell phones so it was hard to get that situated until the rest of our stateside family arrived with phones. Also, the bedrooms that aren't on the beach front are really hot without having a breeze from the ocean front. All folks in the interior rooms complained of the heat even with fans. The air unit indicated it was a heat only unit so unless we missed something, that was a downside, and why we gave 3 stars since folks were actually sweating at night. The rooms on the ocean front felt fabulous with the breeze. Still recommend for the view alone.

Family Reunion Vacation

There were nine of us at the house ages 8 to 65. The view was fabulous - even the 13 yr old boy posted the view from the roof. The kitchen facilities were perfect and there was plenty of room for everyone in the house. My only complaint would be that the downstairs king rooms could use tile floors instead of carpet if dogs are going to be allowed as guests. We didn't have one with us but could smell the previous dogs. We really appreciated all of the towels that were provided and the laundry facilities. I would recommend this property to anyone. The beach is a bit of a hike but not impossible even for the 64 and 65 yr olds. Oh one more thing it seems the place was built for someone about 7 ft tall so a small step stool would be handy.

Extremely Happy- but a few areas of improvement

The house and location were outstanding. Amazing views and great beach access. Recommendations: a few basic amenities should have been provided- first aid kit, tin foil and plastic wrap and basic kitchen staples. In addition check in and out times are a bit unreasonable with major fees attached if not followed.

Great house! Great location! Everything was perfect except the weather, which we realized was unusual for San Diego. We'll have to do it again sometime and hopefully we'll get clear sunny days. We stil had a ton of fun. Thanks.

Snowbird

The view was fabulous. The house is dated and could use a update of bedding (mattress pad was badly stained) and pillows need updating. It could start your stay better if you had white clean pillows and mattress pads. Sheets have been washed alot also. Televisions need updating and cable needs to be checked for the connection because it was snowy.
The kitchen was well equiped but the drawer and cupboard liners again need replacing.
The best part of this place was the view, and the sunsets.

Wonderful Friendsgiving and Birthday Celebration

I rented this home for my birthday, as a pre-Thanksgiving celebration with friends. It was such a beautiful, special experience. The property is stunning. The skylights let a lot of light into the kitchen/living/dining room area--we had so much fun making brunch together in the morning, basked in sunlight and watching the glittering ocean. And, for dinner, I made a rack of lamb + appetizers and soup. The kitchen was impressively equipped with the pots, pans and flatware I needed. I truly felt as comfortable as being in my own home...I just had a much much better view with the vacation rental! 🙂 It was also gorgeous watching the sunset from the balcony attached the front room. The Beach access was great--the home is right next to Beacon's Beach in Encinitas. We had fun watching the surfers and watching the dolphins playing in the water. Again, it was a truly special experience and I am very thankful that I had the opportunity to share the home and the experience with my best friends.

Girl's weekend

Eight ladies shared this house for long weekend of celebrating two 60th birthdays and one 21st birthday. It was absolutely wonderful. The house was great and the view was unbelievable. Sitting outside or inside, you can enjoy the sights. Dolphin watching was amazing. The house is close to so much. We had a great time. Just one request. More lighting up by the hot tub would be helpful.

3 Day Weekend Group Retreat

Our group had a fantastic time! We used the kitchen to its fullest and never ate out. The house allowed for large group gatherings, and the decks provided comfort and spectacular ocean views! Our weather was wonderful as the sun shone through the glass ceiling providing beautiful natural light.

loved the house, sleeps 12 comfortably, but does not have food storage for that many people for a week. We used ice chests. also the food waste was an issue with no disposal. would have been nice to have a designated receptacle. we used boxes which filled the garbages very quickly.

Magic

Highlight of our trip to the USA. Better place than Disneyland, Seaworld, Legoland, Universal Studios etc. Rating is 99%. Only issue were the curtains and blinds. Needed a little fix up. Early morning light an issue in some of the bedrooms.
The view amazing and the beach fantastic.
Locals thought I was a little strange swimming without a wet suit but the ocean is meant to be invigorating. You want warmth swim in a backyard heated pool elsewhere. Pacific Ocean was our backyard pool and what a fantastic pool.

Awesome Location - Views - Privacy

Fabulous home definitly recommend it. We were celebrationg my daughters graduation with family in the area. When you first walk in the door the view is stunning on the first level, better on the second level and a awesome panorama on the third level open deck. Every one had a wonderful time, the kitchen and seating were great for entertaining, the beach was beatuiful, seagulls and pelicans soaring past our windows all day long. The only recommendation I have for the property is to setup a secure wireless (it went down several times) and gas BBQ grill. We will return. 🙂

We had an amazing family reunion in large part because our beautiful beach front rental. We woke up to a gorgeous view and were treated to dolphin autumns, surfers and a gentle breeze. The place was beautiful and we had a great time. One little thing that bothered me was that there was so many light bulbs we has to change. I would have thought the cleaning crew would have checked the lights. Other than that little thing, it was a great property and we would stay there again.

We loved the house as you can see from my responses to above questions. There are 2 things that were bothersome: 1) The vertical blinds in upstairs bedroom are in really bad shape - slats missing, clips broken, slats fell down if you looked at them. It was impossible to shut out the light from downstairs. Our children stayed up later than we did, so it was a bit irritating to deal with. 2)Not enough lighting in living room area. Only 2 lamps and they didn't give off enough light to read or play cards. That meant overhead lights had to be on & that bothered people staying in bedroom with the non-functioning vertical blinds.

Amazing Views

952 was so relaxing and wonderful. There are decks and windows galore so no matter where you are in the house you've got breathtaking views especially on the rooftop. Enjoyed a relaxing evening in the hot tub on the roof looking at the stars. There are always surfers and dolphins to watch. Our french bulldog absolutely loved laying on the sun warmed decks watching the sea birds. We'll definitely come stay again. The area was so quite and friendly, and Encinitas is so quaint, we'd love to live here. See you again next year.

Exceptional Rental

This is a beautiful property. What you see on the website is what you get - it's even bigger than it looked on the web. The location was perfect. I was very satisfied with the location and would recommend this house to large groups. The kitchen was fully stocked and cooking in it was great especially with the ocean view.
My only complaint was the lack of sun, but that is always a gamble on the So. CA coast and we knew that going in.
This would be a great place for families with teenagers or a group of adults.

Unforgettable Girls Weekend

The house beat all of our expectations. It was clean, organized and stocked with all the supplies we needed. We spent most of the weekend on the roof deck and soaked in the early summer rays. We sure enjoyed this place. Gorgeous view and well taken care of! It was spacious and comfortable. They worked on a fireplace problem while we were there and there are a few issues with blinds and curtain rods but as quickly as they jumped on problems to fix them, I'm sure they are already fixed too.

Several of the screen doors basically were not on at all and were not fixable without likely new doors all together. The 950 unit ice maker does not work. The ice maker in the 952 unit is stuck on crushed ice only, have to pull out everytime if you dont want crushed ice. Definitly some bugs/insects in both units (this may be normal for the area) Only minor points, certainly did not overly affect our enjoyment of the location.

The screen doors have been replaced, and the ice maker has been fixed

A week in paradice

Excellent property! Excellent family time! We live in San Diego, so are local, so the 3 teenage kids could have friends over. They said this was a great vacation; like being in Hawaii but with all of their friends! We will definiely stay again; and, again because we're locals and our friends came by, we help to market to the local community.
