The house was great. We really enjoyed the bi-folding doors allowing us to enjoy the sound of the ocean day and night. It was also nice to circulate the air throughout the unit. Everyone commented on the comfort of the king sized beds. Rooms were quite 9smaller than I expected and we basically had to live out of suitcases because several of the rooms had no dressers. I was not a big fan of the timed light switches, but understand the need to cut down on waisting energy. You might want to let guests know about the sensitivity of the glass that sits on top of the gas fire stand. My daughter pulled the cover off and the glass came with it and broke. We had glass everywhere, but quickly cleaned it up and they brought us another one. Just wondered if it happens frequently or not.. We were also a little dissapointed in the lack of pots and pans in the kitchen . Unfortunately, we. had to buy our own pan to cook with.

Had a good time even with the units issues

Stove top would be nice in the upper unit. Adjustable lighting in kitchen dining area would be nice. TV in one room didn’t work, bottom rack in lower level dishwasher needs to be replaced ( I see review from last year had same issue). AC unit wouldn’t turn off and light switch in one of the bedrooms had issues. We notified BFO , but didn’t feel they had to fix while we were there as none of the maintenance really effected our stay. Parking illustration is a bit deceptive as it looks like driveway is longer and we really could not park 2 cars/ trucks without hanging into the street. We parked in the street except for sweeper service day. One dryer missing and would it have helped getting clothes/ towels done. Gkids loved the sand area and fire pits and grills worked. Beds were comfortable and unit was clean. Great location and views. Some of the fixtures and furniture should be repaired or replaced. I’m sure that most items are just normal wear from being a rental unit. We would rent it again and having 2 floors worked out great.

I would recommend Unit to friends with hope all repairs are addressed I felt like I was being picky in reporting issues and some I didn’t bother to list. But if things are broke , missing or damaged before I arrive I don’t want to be held responsible. Unit needs several minor repairs, but nothing that really distracts from having a great time in Oceanside. Parking info is a little off. Best for small cars. There is street parking. One tv wasn’t able to be fixed during stay, told part on order, but stores near by showing Roku in stock. There was som kind of weird plumbing issue from unit above, just glad no one was standing under it. We have stayed with beachfront only several times in the past and have always had great experiences.

The property was great and the location in Oceanside was good. We were disappointed in the lack of usable beach right off the property.
The tenants mid week were loud and the noise insulation wasn’t great.

The property is beautiful. The views were spectacular. As with most beach rentals, the property is a bit seasoned with its wear and tear which was appreciated since we had our two Golden Doodles with us. The kitchen was fully stocked and very clean. The BBQ was great. We made every meal and appreciated the two refrigerators. We had a couple of older family members with us and we liked the fact that they could stay on the main level for all of their needs, while the younger ones could go downstairs for their social time. The only suggestion that I have (and its very minor) is to clean the walkways to the unit. A blower or broom on the walkways would have created a better first impression. We absolutely recommend this rental for a large group with two dogs for a fabulous week at the beach.

You can’t beat these views, and the dolphins everyday were a nice touch haha. The kitchen situation was not what I expected as in not enough dishes, upstairs dishwasher didn’t work and no stove or oven in the upstairs kitchen which is actually garage level, so there was a lot of carrying groceries up and down stairs, but the beds were comfy, the living rooms nice, patios were fun to hang out on, and we loved the location.

First members of our family to arrive could not get in with the code and didn't read the directions for sending a "text" to get directions in case of a problem. Was happy to see an ironing board as it was needed for the event we were going to! Great view, ample space. Would have liked seeing some games for families to play or puzzles to put together. Overall we were very happy with our stay and experience. As I mentioned in my text on the first day, there were a couple of items that detracted from a 5-star rating. I also recommend the owner get these items fixed for safety/operational reasons:
1. The door code was not working when we arrived, and it took an extra hour to get someone out to allow access to the property
2. The downstairs coffee pot had a crack in it and was unusable.
3. The downstairs left slider bolt lock does not work, so the door does not lock
4. The right burner knob on the BBQ grill is very rusted and the plastic knob does not turn the gas on/off - I had to remove the knob and use a metal BBQ tool to turn the knob
5. The downstairs dishwasher bottom rack does not stay on the roller track once loaded with just a few dishes - we had to load the dishwasher without pulling out the rack
One other note - on our last night, the new clients in the upstairs unit (#1) had a guest arrive at 2am in the morning and was pounding on the door and yelling to be let it for 5 minutes which woke up all the folks in our #2 and #3 units - very disconcerting.

Overall stay was very enjoyable. There were little things that affected my ratings. I had to call/text at least 3-4 times to have a recycle bin delivered so we could properly dispose of recyclables. Had to call because the thermostat for heat was not functioning in unit#3. One of the Mr. Coffee pots had a visible crack in it and could not be used. TV in bedroom off the living room in unit #2 was making a loud noise and could not get audio. The lock on entry door for unit #3 was not functioning properly and had to be juggled while entering to get it to work occasionally. Maintenance said that unfortunately as the situation due to weather.

Overall our trip was great but we were disappointed with how small the lower level patio furniture was. This was our third time renting this property and last year and the year before the furniture was a much larger set. We were not all able to sit there at the same time. There were no cookie sheets and we had several the previous years. Although we know the middle level does not have a stove in our previous years there were at least some mixing bowls. There weren’t any. And once again, we had trouble getting in at 4 PM. We had to call for maintenance. The bathroom attached to the room with no air conditioning had a leak coming from the vent that had to be dodged while using the toilet. We do already have reservations for next year but it would be nice to know that these issues will be corrected by then.

Cant Beat the View but Updating Needed

There are not that many ocean front properties you can rent for just a few days in So Cal, so this property gets 5 stars for location, and that may be enough to some to overcome the rental price and the issues at the property that need some serious replacement or updating. Cushions and throw pillows need to be replaced - stained and dirty! There is no laundry soap, tin foil, sandwich bags etc. This doesn't cost a lot and should be provided. Two of the chairs outside were broken ( legs rotted). Propane tank was empty in the upstairs fire pit- but we knew how to replace it. We could not find any throw blankets to use to sit on the patio in the cold, misty morning. The hairdryer was completely rusted. The downstairs slider doesn't lock and made us fearful to have kids sleeping downstairs alone, though it is a pretty secure location. These are easy fixes, but take a bit of TLC which is lacking perhaps due to constant turnover. That said, if you want a lot of space ( the stairs are steep from floor to floor and not a good choice for those with mobility problems or toddlers) and an amazing oceanfront, semi-private ( neighbors on both sides) getaway, then you can't go wrong with this location. Still, a little bit of expense sprucing this place up and providing a few comfort items that most rentals provide, would go far. We didn't want to leave for our 2 days, so we used Uber Eats and made one run to the local Target ( about 10 minutes away by freeway). Rental staff is excellent and responded timely when we could not get the bedroom TV to work. We would probably come to this property again if one nearby that we prefer was not available if for no other reason the oceanfront location and peace. Happy travels!

This is our 3rd stay with Beachfront Only and it was as awesome as usual! There were some minor problems, but they were taking care of immediately. For example, we couldn't figure out how to open the panoramic glass door to the patio, and they had someone out there within minutes. There were some minor cleaning issues, like toothpaste on the wall in the bathroom and a dirty banister, but nothing that we couldn't take care of ourselves. The house was so well stocked that my mother regretted bringing too much with her that she didn't end up needing. The views were breathtaking and the beach was only a few steps away. We loved it and will be back again!

Amazing Rental Inside & Out!

I had a great stay with Beachfront Only staying at this lovely unit. The inside is very spacious with 2 generous kitchen spaces, 5 bedrooms all with King size beds, and plenty of outdoor space. We had an awesome time hanging out on the patio and shared private beach area. The glass window / door on the upper level was perfect, we had a fabulous view of the ocean. I would definitely stay here again!

Perfect for a family get-together

We rented 2&3 for our son-in-law's 40th birthday party. He was surprised, as we had his mother and aunt there before he arrived. It was a great get together as we have two sets of twins (2 and 11 months) and didn't want to do anything else that would involve a lot of Covid restrictions. The little ones couldn't get out to the beach, but there was an enclosed sand area where they played for hours. I liked that we all had our own bedroom and bathrooms. I wanted a couple of things fixed, and they management company came out and dealt with it promptly and politely. This is a great set up for a family and friends get together.

Thanksgiving on the Pacific

Waterfront Family Thanksgiving. The attention to detail was impressive with everything you will ever need when you are away from home plus all the concierge services to spoil anyone. Perfect location to fall asleep to the ocean waves. Surfing was great. Walkable sidewalks down to the marina and restaurants. Refreshing to see so many people enjoying the outdoors during the pandemic of COVID19. Wonderful family memories. Highly recommend and we will be booking again for the next three years as our oldest son and daughter-in-law are stationed at Camp Pendleton which is a 5 minute drive from the house.

Perfect beachfront vacation home!

The house location is the best and it is exactly the same as pictured! The house is clean and the property manager is very responsive to emails. Gaining access to the garage and side doors were easy. Everything went as smoothly as it can be.
There are a few areas where I would like to call out so future renters are aware of. (1) We rented the ground and second floors of the house. When people walked or ran around on the top floor, you can hear it very clearly. So if possible, rent out the entire house. (2) Steps/pathway to the beach is broken, there's no direct access to the beach which was extremely disappointing to us. I wish it was noted on the description. (3) There is no stove on the second floor, the only way to cook is on the ground floor. All in all, my family and I had a great time! We love our stay and will definitely stay here again!!

Great property right on the beach

We loved this beach house, it’s so close to the water, really a beach front property! We had 3 families came together, 4 of the bedrooms has bathrooms, that’s really convenience for everyone. We had a great stay at this rental. The views are stunning and the location is great. The house was in great condition, along with all the furniture and appliances. It is also a great area with plenty to explore. The ocean below isnt accessible from the broken stairs but we still enjoyed sitting on the rocks and looking at the ocean. It was a great stay and we would do it again!

Great get away

this beach house was a breath of fresh air for our family of 5. We were able to unplug with sunsets and glowing blue waves. The house is beautiful and provided amble space. Our kids spent their days playing in the sand and walking along the beach. The house is perfect for families with little kids. Diana and the staff at beach front is amazing and did everything to set us up for a perfect stay.We will definitely book again!
