Beautiful location

Loved staying here- we extended our stay by 2 days and moved upstairs to this unit. We were in P1315-3 the first few nights. The 2nd story is great if you want a very clear view of the ocean- beautiful view, but I definitely preferred the bottom floor. You can open up all the huge windows and step right outside onto the your own sandy beach… I read a lot of reviews that said there was no swimming, but while we were there, it was great. You could walk down the stairs and hang out on the real beach and swim until about 4 pm when the tide would come in. There were a lot less people on the beach below and everyone had to vacate when the tide would come in, so it was quiet and private. Unit 2 is bigger than 3 and has 2 full baths, if you need more space. Unit 3 (bottom floor) has only 1 bathroom- that’s the downside of that unit. It has 2 bedrooms, but also has a large pull out couch and daybed- could probably realistically sleep about 7 people. There were 4 of us and it was perfect! We will be back ❤️

We had a wonderful stay, having the private large deck was great , watching and listening to the waves was the best .The house was well equipped, we never did figure out the oven or ice machine on the counter. We were in no time at the strand but always happy to come back to our rental.One serious dilemma was that we were locked out after coming back from our walk . We extended our stay for one extra night to leave Saturday morning instead of Friday morning . On Friday afternoon we. found our self locked out because the code had been changed. I saw a young women coming down the stairs I though was cleaning the units she had a cleaning solution in her hands and keys hanging of her slacks .She was caution to help us not knowing us after a while she saw we were in an awkward situation and she knew we left messages for the office to call us back .Eventually she opened the door for us after two hours waiting and to hear from management .We were very grateful we got back in and like to thank the young women who let us in .Thank you for a great stay Eddie Brown and Marie Louise See .

Loved the view but missed beach access. Property management told us about this in advance so we were prepared. Deck looked a little precarious since one side was pulling away from railing and leaning outward. We assume you are repairing that since could be a safety issue. I was going to provide feedback about a couple of routine maintenance issues but after reading another review from May of 2021 that listed the same issues, I am not sure it is worth my time. You know what needs to be addressed. I would like to suggest you replace all carpets with tile or other flooring that is easier to keep clean, especially if you allow dogs. Otherwise, we were impressed with the cleanliness and the property management team. Lastly, we do not consider your Friday/Saturday night pricing reasonable for the property but your weekday prices are. Thank you for a great week!

Everything about the unit was lovely but seriously disappointed with the rocks and no sand beach. Really bummed us. We drove to Carlsbad every day for the Sandy beach. The booking company was great, unit view outstanding. Loved the deck with fire pit and couch but we were there to swim and you can’t do it there.

Lovely home with a beautiful ocean view. Bedrooms are very small but worked as we only slept in the rooms. Kitchen and livingroom are beautiful and again...the view was just amazing. We needed propane and that was delivered promptly. We were disappointed though that there wasn't actually any beach at the property. Not even low tide. There was dog poop on the outside deck that I assume was from the prior renter. We had dogs so not as big of a deal I just picked it up. Overall a great home and beautiful location.

This year they had a check in specialist Kyle that was super helpful showing me how to use the fire pit and ensure I had enough gas for the cold winter nights. We did not stay here, we were moved to a bigger unit which we loved. This one is perfect for one or two people max. I had 4 so where we were moved to was absolutely perfect and loved it alot. I had extended my stay and they moved me again to another unit which is perfect as well for my family. It\'s been a great birthday for my 69th and loved being with my family at the beach, walking up to the sound of waves and at night love the little fire pit. Just a wonderful experience! Everyone so nice and quite helpful. Will stay here again!

Absolutely the best!!!!

I come all the time and this was my first experience with Beachfront Only. I will now only go thru them! This time I\'ve stayed longer than planned and they were super nice and accomodating with me and moved me to other units with great views on all and so nice. Very large places for families, I had 4 people. I couldn\'t have found better views, just awesome and the kids were able to boogie board at both places! They had a great time. I love the heaters on deck for at night. Sound of ocean every morning. It was the best experience I\'ve ever had here in Oceanside. Property is run down and application to file for 4 story condo on site is likely the reason no effort to improve. No screens in bedroom windows, no bbq grill as pictured in photos, broken small propane fire ring, noisy room airconditioners made sleeping difficult, chipping paint, patio slider that i had to pour oil in track for it to move; broken handle which i fixed, just generally run down. THe “shared” beach was completely taken over by renters in downstairs unit…… we at least had a private balcony to sit on. Those are the reasons that i wouldn’t recommend. Company and personnel very professional and unit was clean. I had arranged to rent for another week in september. bbq grill would be nice…. Thanks joyce sullivan

Disappointed, photos didn't show the true reality

The carpet was soiled and there was a big hole, there was mold in the bathroom, bedroom cabinet was broken, power went out in part of the apartment, TV was super tiny and we couldn't see the screen from the sofa, gate was broken and so on. I felt ripped off for what I paid and tried to work with the management and they said they would call me to work out something (I was hoping to receive partial refund, get into another place, or a credit of some sort). But they never called. It is too bad because we have used them several times in the last year but now we don't trust them so we will take our business elsewhere.

Perfect R&R getaway

GREAT BEACH FRONT VACATION!

Our family had a fantastic time here. Perfect location on the sand, as well as an excellent balcony. Our unit was clean, comfortable and had everything we needed. Worth the View/Location

You seriously cant beat the location! 4 stars mainly because of that. If not for the location I would honestly give it a 2-3 stars. The upkeep on this property was severely lacking. The bathroom door didn’t even shut because the hinges were rusted out. The bathrooms in general left much to be desired. God forbid you are a large human, you will NOT fit inside the shower. There were multiple water leak issues in the ceiling. The Molding Through out looked rotted and old. I did notice a permit for a new building posted on the outside, so I am thinking they have not kept up on the maintenance due to A rebuild coming in the near future. A few other things to take into consideration, there is absolutely no padding/noise reduction from the unit about. Every move they make you hear in your unit. The other problem is the private beach layout. This is the largest unit of the tri-plex and it is required to share a very small beach area with the unit upstairs. We are a family of 5 and the unit about us was a family of 4 and invited guests over everyday to play. You can imagine there was NOT enough room at all for all of us to enjoy the private beach area. It made it very awkward for everyone. The bottom unit is the smallest of the three units and has the majority of the private beach area designated to there personal use. Just didn’t make much sense. Hopefully they get that figured out when the rebuild the property.
One more thing, the kitchen is VERY small. Trying to cook any meal required my husband and I to be very creative. Space and items Needed to accommodate a full meal.
All the above did not ruin our vacation by any means, just things to take in consideration when booking this property.... over all we had a wonderful time on our family vacation.

Beach Getaway

We had a very enjoyable stay at this rental. The view and property were beautiful and clean and we thoroughly enjoyed our stay. Home was clean, had all the necessities for cooking and keeping clean, and incredible view across the entire living area. During low-mid tide, it has direct access to sandy beach which is only found for the few blocks in this area. South of this area is very rocky, north is a cliff. There are rocks at high tide, but we were very capable of walking down to the beach area and play on the beach. It was also nice to be able to watch the kids from the back yard area and be able to see them on the beach. This was a COVID getaway so to be able to have direct access to the beach was a must and was perfect. Neighborhood is nice for walks and running and our dog loved the park down the street.

A great isolation week away

I needed a reset from homeschooling and quarantine. We rented this place for a different scenery during the COVID-19 pandemic. We had grocery delivery via Instacart, ordered meals via Uber Eats and enjoyed the beautiful views. Shelter in Place 2020

We love this house. We have stayed in the lower unit and now the middle unit. Both served us very well. We loved our most recent stay in unit 2. Incredible View

Can't beat the location. We thoroughly enjoyed our stay with Beachfront and would rent from them again and again. Being able to walk straight onto the beach was so cool, but we mainly just enjoyed our expansive deck! Great place!!!!!

Pros: great location, clean, nice beach chairs, beach towels. BFO very responsive to our ice maker problem. We would stay here again in a heartbeat!!!!

Cons: middle unit doesn’t have much kitchen storage. When all 3 units are being used, the garbage and recycle can fill up fast. Very little closet space in the lower bottom unit.

35th Anniversary/Family Reunion Getaway

Our stay was excellent. The location was perfect... omgosh the sunsets, the sounds of the surf and convenient beach access! The layout of the home was perfect for our family. It's a bit older than it shows on the internet but it's clean and well equipped. We hope to return again.

A gorgeous ocean view

Spent a glorious five days here with four adults and a baby. Everyone had enough space to themselves. The deck with the lounge chairs and umbrellas, worked for the baby and grownups, as an alternative to walking down to the beach. Easy access to the beach from the lower level. Amenities were complete. Stores were nearby. Only minor complaint is we wish a filtered water line worked from the water and ice access in the brand new fridge. A good place to take your family.

Definitely the time of my life !

When I say the view was beautiful it’s a understatement! I rented out unit 2 the middle one the balcony facing the ocean ! I can’t stress just how beautiful the view is !! Ok . I rented out this home for my 26 birthday wanted to make memowith my family instead of partying ! (Best decision) the 3 rooms were perfect nice and clean ! The set of bunkbeds outside the rooms was just a bonus ! Kitchen had everything and more ! Fully loaded ! Balcony had fire pit and bbq with beauitiul lounge chairs and sectional ! The lounge area and fire pit downstairs was fun for the kids to play ! My family were All very pleased and couldn’t believe how beautiful it all was , it really made me happy to see them so excited , the memories made were priceless! My family decided we will be renting in the summer ! Oh and one of the rooms faces the ocean the view waking up was just to die for ! Very helpful staff ! Nice people ! CHILLING ON THE OCEAN

Absolutely best location, about 30 ft from the water; awesome view and backyard on the water. Interior was a little worn but definitely serviceable and spotlessly clean. Wish they could have been a bit more flexible with checkin time but I understand their process. Definitely recommend a stay.

The check out time is 10am and the check in time is at 4pm due to the fact that most of our beachfront properties are so large (4-11 bedrooms) that it takes time to clean the entire house, clean all of the windows (and re-clean the west facing ones again), the outside of the property, drain and clean Jacuzzi’s, change the linens, etc in order to have it ready for the next clients amazing stay. The charge for the early check in or late check out is because we have to re-arrange schedules to have additional staff come on board to make this happen. Sticking to a strict schedule ensures that all properties are cleaned on time (since that is only a 6 hour window). You were wonderful guests and took great care of the house. Great stay right on the water in Oceanside

We had a family reunion - 8 adults, 6 small kids - and it was a wonderful time; we'd love to go back sometime.
Logistical tips there were plenty of towels for everyone, and soap/shampoo/conditioner dispensers, but we brought our own food storage supplies like foil and our own cards and board games.
We were in the middle unit and I wish there was better soundproofing between the units. Staying in the front bedroom (nearest the door), we could hear the upstairs neighbors come in at 11pm and it sounded like they dropped something heavy - boots? I jumped! Then they were up and stomping about again at 6am. Maybe put down some rugs up there? It was rough...
Overall though, great stay! We loved the continuous sounds of the water, the crashing waves right up to the yard at high tide, and the beach at low tide. Beautiful views too!

Beautiful place on beach but private area deceiving!

We had the middle floor of this home. The listing made it appear that the private area was for all three levels however upon arrival discovered there was a sign sectioning floor 3 had the main area and the other two sides where for floor 1& 2 to share. When we arrived the people in floor 3 were occupying both sides so our assumption was that IF no other rentals were occupied then the private area was open. At the end of our stay no other floors were rented and we used the lay out chairs however the employee cleaning floor 3 reported us instead of saying something and I received an unpleasant text message to get out of the section. Also a text message that one of the other parking areas was occupied so the mgmt team assumed it was us which was a tacky approach.
Other than that the stay was very nice!

Cousins Weekend!

Great weekend! The unit was clean and spacious. The view was amazing. We never turned on the TV, we didn't put make-up on and we never left until we checked out. My only recommendation to the owners; ceiling fans would help a lot. It was a bit humid and that airflow would have been great.

Great overdue family vacation!

We stayed here for 4 days for a long overdue family vacation and enjoyed our stay and the location of the rental. The only thing we struggled with a bit was the upper level and being able to hear everything from above, including little things like people walking. All in all, we were very happy and will use BeachFront Only Vacation Rentals again!

Wonderful time right on the beach

We loved the view and how much space the house had. It fit us all perfectly. The only downside was that it was so hot and the small fans were not helping much (investment of larger fans would be ideal). Other than being hot inside the house, we had a wonderful experience. Booking, check in and check out was so smooth and it was so convenient.

Fun Reunion

Perfect beachfront property for our 3-family reunion.
This property has rocky steps down to access the beach but it was over all fun for everyone in our group, kids and adults.
There were torn and missing window screens which caused a lot of flies to come in the house or forced us to keep windows closed instead of enjoying the breeze. Signage for use of common and assigned sand areas was confusing onsite and on the app but was quickly resolved. We stayed on level 2 which has the balcony and totally loved it!

Great Time

Spring Getaway

The unit is very well maintained and furnished, quite comfortable, and you can't beat the beachfront location for the price. What comes with it is potentially compromising neighbors above, as we experienced during our stay. A rowdy bachelorette party with the requisite dancing and shrieking to a stripper was a bit hard to explain to our young children as they attempted to hear a movie over the din. Next time I might opt for a more private unit with BeachFront.

I wouldn’t believe me either

this is my first experience with BeachFrontOnly. And if my first experience is any indication of what I should expect in the future, they have earned a long term customer. The property was fantastic. Well appointed and extraordinary clean. Everything worked and was top shelf. We were lucky in that nobody rented above or below us so we had the entire property to ourselves. Didn’t have to call anybody for help at anytime as everything was exactly as advertised. Quiet, clean and ultra comfortable. Really couldn’t ask for more. I’ll be trying to rent the exact same property again through BeachFrontOnly.

Great location, but a lot of noice!

The location is great! From the living room we saw dolphins swim by!The only sad thing id that the apartment is very noisy! We were unhappy that there were studente ( 14people) above us who trought it necessaire to have a party with dansing and a lot of noice. Unfortunalety! The Rental price is too high to have that bad luck.

Nice Place, Beautiful View

We loved being able to stay right on the beach and it was an incredible view from the second floor. It was decorated nicely and fairly updated. We would probably stay her again but we have a few concerns. Lots of ants, it was a dark granite countertop so we couldn't see them until we sat groceries on the counter top and ants started crawling our food, very disappointed with that. We only had two days there and spent alot of the first night killing ants and trying to figure out a safe place to put our food so it wouldn't get ants in it. They were also in the bathrooms and when we called about it, they dropped off bug spray to our door so then my husband sprayed everywhere until we all felt sick from the strong smell of bug spray. Also air conditioning doesn't work great and is really loud in the beach facing bedroom. It was a also a little smaller place than expected and I wish we would have known that a few of the beds were trundles. We wandered around trying to figure out where the other beds were. Another problem was the entry door was a little difficult to get opened, one time when we were all wet and cold from playing in the ocean it took us atleast five minutes of messing with the door to get it to open. We also thought the 2nd floor was supposed to be the largest of the three floors and sleeps 14 but we only had one parking spot. All but the ants weren't really a big deal but the ant situation definately put a damper on the stay. I just don't understand why if this is a problem then it isn't sprayed between visits so we don't show up with a kitchen full of dozens of ants. It was an beautiful location but I think I would look elsewhere next time and verify if they have a major ant problem that isn't being dealt with.

Million dollar view

The place is literally steps away from the sand.. the view is great the 2nd unit I believe is the best unit on this triplex..we have our own atop with lounge chairs, own fire pit, own BBQ grill and patio chairs.. the only downside is parking.. but we managed to get other parking spaces nearby.. also we we went laborday weekend, there was a heat wave in San Diego.. the air conditioning of the unit was not enough.. I did not get enough sleep..the breeze from the ocean was not enough to cool the place.. even though there were downsides.. the view just paid it off.. I will definately stay here again.. the convenience of being steps from the beach is just awesome..love Oceanside

What an AMAZING PLACE!

We had our family reunion in Oceanside and stayed at a Beachfront Property! SO lovely...room for 14 to sleep, long deck that was glass enclosed (perfect for twin 2 yr. Olds!) We were 20 steps from the ocean and enjoyed the sand and water! We had a rough 1st nite (party people above us) I callee the police and the office and they reminded the people they had a contract and would be charged $1,000. If there was another noise complaint!? The people left the next day...peaceful sleep the next 3 nites!The office was very responsive and helpful!

Family Get-Away

The rental property is very nice. Right on the beach, very spacious balcony. Beds were very comfortable.
Everything we needed was provided in the kitchen. Plenty of towels and a washer and dryer in the unit which we weren't expecting, but absolutely loved having that convenience. Our first two nights were beautiful and quiet, but then we had a upstairs neighbor move in that was everything but. They had loud music blaring until 10 PM. The second day they decided to have a party with lots of people upstairs which is against policy. And it would have been ok if the music wouldn't have been so loud.
I called at 7:30 PM to ask if they could ask the tenant to turn down the music. Mind you we have now been listening to it for hours. She said she would send someone to check on it. I called back at 9:30 PM since nothing changed and the maintenance guy told me that he drove and didn't hear anything. Maybe he should have come into our apartment to check on the noise level, because I am sure that with the ocean waves crashing and him being outside the house on the street in a car probably wasn't a good way to judge it. The had a big sign by the door saying "The party is here". I wasn't too happy about the response and might try an alone standing house next time.
The property only had two minor issues. The sink in the first bathroom wouldn't drain well at all and the bench in the dining room was broken. We were able to work around it though.
The location is great. It is close to all amenities.
Maybe it would be great if they could actually enforce their own policy.

Wow!

My family and I stayed at the Oceanfront 3br property in Oceanside. The 3br was perfect. Layout was excellent. The strongest point for me was the deck overlooking the ocean. The deck spanned the entire width of the unit. Great place to eat, BBQ and watch the ocean. The property appeared to have been professionally decorated. Furniture was comfortable and appliances were new(ish) and worked perfectly. Easy beach access but due to the winter storms the only sand was at low tide (other than the sand directly in front of the property). Easy walking distance to restaurants (recommend Flying Pig). Unit was exceptionally clean and obviously well maintained.

We Had a great time at this rental. Location was great. Patio was awesome. Plenty big enough for my family of 8. Being on the middle level, we did here people above us. There were some parking issues with the people below us. We had rain and water would come in from the one sliding glass door. I would definitely stay here again.

Thanksgiving 2016

This Review applies to all 3 units (P5131-1, P5131-2 and P5131-3) that we rented from Beachfront Only Vacation Rentals during the week of Thanksgiving, 2016.
All 3 units were clean, well-organized and adequately stocked. Outdoor areas/porches were neatly arranged and fully functional. The 5 (five) parking spaces that were provided for our vehicles was more than adequate. Location on the beachfront provided a semi-private area for our family of 13.
This rental facility was an excellent venue for our children and grandchildren.
I just received this unsolicited comment from my daughter/son-in-law, who have 2 children and are expecting their 3rd:
“I feel like that entire week went by SO fast and I can't believe we're back to work today-- I miss the beach house and the waves so much!!! ???????? ”

Wonderful family mini-vacation

We celebrated our 30th wedding anniversary with our adult kids at the beach and had a fabulous time. The unit was clean and spacious and was equipped with everything you need. My only disappointment was that when we arrived early and found the place to be empty and cleaned, we couldn't get in earlier than 4:00pm. I understand that this is the check-in time, but when I've stayed at other VRBO rentals we could always get in early if the unit was ready.

Worth every dollar, not penny..

Place was recently remodeled. New carpets, nice kitchenette, great couch and excellent view. Management company was very good. They went out of their way to bring a brand new AC Unit into one of the bedrooms which impressed me a great deal. Only reason I gave them a 4 out of 5 was because the clean-up crew was nasty. Granted I thought we paid for late check-out and found out later I did NOT. But with that said we were out of there by 10:20 instead of 10AM. The clean-up crew kept pounding on the door and made it difficult for us to leave the property due to their loitering in front of the door and walkway out. But all-in-all it was a very nice property in a good Oceanside location. I would do it again.

Oceanside Beach escape

Overall experience was excellent - especially the location. Our reservation was changed at the last minute due to unexpected difficulties with the property we had originally reserved. The new property was definitely an upgrade in location and space. The property was newly renovated and had a few clitches as a result, but the management staff was very responsive and professional. Beware, though, that cell phone service in the lower units is sketchy - we had to make calls from the street. But we were on vacation, so no worries!
