I only stay with Beachfront Only properties. Have never been disappointed & staff are always available & friendly if needed. This 1315-2 prop is one of my favorites. Great view, beach when tide out, perfect for walking dogs street level or on sand below. Love relaxing here!

This was a perfect place for my husband and 2 teenagers to spend spring break. The views from the balcony are breathtaking. We loved the three bedrooms and two bathrooms. We had the perfect amount of space. The staff was very accommodating when I had questions and requests. We even extended our stay another day because it was too hard to leave. I would highly recommend!!!

We stayed at 1315-2 and this unit has breathtaking views of the ocean as it is oceanfront. From the large windows and 2 sliding doors to the balcony you can view the ocean feom the kitchen and living area. On the balcony you have great views of the ocean and pier. Our family enjoyed relaxing on the balcony enjoying the ocean views and hearing the ocean while enjoying the outdoor seating and fire lamps. The unit is very organized and has everything you need for your stay. You just have to bring your food and beverages. There is a sand area on the property to enjoy and a staircase to go to the beach area. When the tides are good, you can walk down to the beach from the house, but there is a little bit of a climb on the rocks where the stairs end. We were able to do that in the afternoon and enjoy the beach with just a few other people. It was great! The staff was very helpful and accommodating. It was easy to message them by text and get help when we had questions or concerns. We loved our stay on this unit and appreciated the staff. Sully, fhanks for all the help. I have booked with Beachfrontonly before and will definitely book again. Thank you for the great stay.

Always relaxing!

I\'ve stayed multiple times with Beachfront Only & never disappointed. They are always pleasant & accommodating with anything needed. This unit (1315-2) is one of my favorites. It\'s clean, organized, even labeled to help keep items in place. The glass-surrounded deck is perfect for watching the ocean from anywhere inside. The view is great with some of the pier, surfers & dolphins throughout the day. Dec shows water receding in the afternoon enough to walk out on the shoreline. Be aware that the bottom of the stairway have large rocks to climb. I love visiting here & will be back!

Loved staying here- we extended our stay by 2 days and moved upstairs to this unit. We were in P1315-3 the first few nights. The 2nd story is great if you want a very clear view of the ocean- beautiful view, but I definitely preferred the bottom floor. You can open up all the huge windows and step right outside onto the your own sandy beach… I read a lot of reviews that said there was no swimming, but while we were there, it was great. You could walk down the stairs and hang out on the real beach and swim until about 4 pm when the tide would come in. There were a lot less people on the beach below and everyone had to vacate when the tide would come in, so it was quiet and private. Unit 2 is bigger than 3 and has 2 full baths, if you need more space. Unit 3 (bottom floor) has only 1 bathroom- that’s the downside of that unit. It has 2 bedrooms, but also has a large pull out couch and daybed- could probably realistically sleep about 7 people. There were 4 of us and it was perfect! We will be back ❤️

We had a wonderful stay, having the private large deck was great , watching and listening to the waves was the best .The house was well equipped, we never did figure out the oven or ice machine on the counter. We were in no time at the strand but always happy to come back to our rental.One serious dilemma was that we were locked out after coming back from our walk .
We extended our stay for one extra night to leave Saturday morning instead of Friday morning .
On Friday afternoon we.
found our self locked out because the code had been changed.
I saw a young women coming down the stairs I though was cleaning the units she had a cleaning solution in her hands and keys hanging of her slacks .She was caution to help us not knowing us after a while she saw we were in an awkward situation and she knew we left messages for the office to call us back .Eventually she opened the door for us after two hours waiting and to hear from management .We were very grateful we got back in and like to thank the young women who let us in .Thank you for a great stay Eddie Brown and Marie Louise See .

Loved the view but missed beach access. Property management told us about this in advance so we were prepared. Deck looked a little precarious since one side was pulling away from railing and leaning outward. We assume you are repairing that since could be a safety issue. I was going to provide feedback about a couple of routine maintenance issues but after reading another review from May of 2021 that listed the same issues, I am not sure it is worth my time. You know what needs to be addressed. I would like to suggest you replace all carpets with tile or other flooring that is easier to keep clean, especially if you allow dogs. Otherwise, we were impressed with the cleanliness and the property management team. Lastly, we do not consider your Friday/Saturday night pricing reasonable for the property but your weekday prices are. Thank you for a great week!

Everything about the unit was lovely but seriously disappointed with the rocks and no sand beach. Really bummed us. We drove to Carlsbad every day for the Sandy beach. The booking company was great, unit view outstanding. Loved the deck with fire pit and couch but we were there to swim and you can’t do it there.

Lovely home with a beautiful ocean view. Bedrooms are very small but worked as we only slept in the rooms. Kitchen and livingroom are beautiful and again...the view was just amazing. We needed propane and that was delivered promptly. We were disappointed though that there wasn't actually any beach at the property. Not even low tide. There was dog poop on the outside deck that I assume was from the prior renter. We had dogs so not as big of a deal I just picked it up. Overall a great home and beautiful location.

Thank you Beachfront for a terrific vacation! This was my 6th visit with beachfront and I always have a wonderful time. This year they had a check in specialist Kyle that was super helpful showing me how to use the fire pit and ensure I had enough gas for the cold winter nights. He also made the sure my door codes work properl and showed me around. Great VIP treatment and beautiful condo. P1315 #2 was lovely ❤

We did not stay here, we were moved to a bigger unit which we loved. This one is perfect for one or two people max. I had 4 so where we were moved to was absolutely perfect and loved it alot. I had extended my stay and they moved me again to another unit which is perfect as well for my family. It\'s been a great birthday for my 69th and loved being with my family at the beach, walking up to the sound of waves and at night love the little fire pit. Just a wonderful experience! Everyone so nice and quite helpful. Will stay here again!

I come all the time and this was my first experience with Beachfront Only. I will now only go thru them! This time I\'ve stayed longer than planned and they were super nice and accomodating with me and moved me to other units with great views on all and so nice. Very large places for families, I had 4 people. I couldn\'t have found better views, just awesome and the kids were able to boogie board at both places! They had a great time. I love the heaters on deck for at night. Sound of ocean every morning. It was the best experience I\'ve ever had here in Oceanside. Thank you Beachfront Only for everything you did for me and my family..... it was lovely.

Property is run down and application to file for 4 story condo on site is likely the reason no effort to improve. No screens in bedroom windows, no bbq grill as pictured in photos, broken small propane fire ring, noisy room airconditioners made sleeping difficult, chipping paint, patio slider that i had to pour oil in track for it to move; broken handle which i fixed, just generally run down. THe “shared” beach was completely taken over by renters in downstairs unit…… we at least had a private balcony to sit on. Those are the reasons that i wouldn’t recommend. Company and personnel very professional and unit was clean. I had arranged to rent for another week in september. bbq grill would be nice…. Thanks joyce sullivan

Beautiful Beach Getaway

The carpet was soiled and there was a big hole, there was mold in the bathroom, bedroom cabinet was broken, power went out in part of the apartment, TV was super tiny and we couldn't see the screen from the sofa, gate was broken and so on. I felt ripped off for what I paid and tried to work with the management and they said they would call me to work out something (I was hoping to receive partial refund, get into another place, or a credit of some sort). But they never called. It is too bad because we have used them several times in the last year but now we don't trust them so we will take our business elsewhere.

Perfect R&R getaway

Our original honeymoon plans were cancelled due to covid, so we decided to come to Oceanside, since we've been here before multiple times before with family. It was the perfect little mini-moon getaway after the hustle and bustle of our wedding. So relaxing and beautiful. The room was clean and offered all the amenities we needed. GREAT BEACH FRONT VACATION!

Our family had a fantastic time here. Perfect location on the sand, as well as an excellent balcony. Our unit was clean, comfortable and had everything we needed. Thank you for having comfortable beds - some places we have stayed miss that important detail - we slept great! There's a lot to do, but we most enjoyed chillin on the sand, going into the ocean and s'mores at the firepit at night. We will most definitely be back!

Worth the View/Location

You seriously cant beat the location! 4 stars mainly because of that. If not for the location I would honestly give it a 2-3 stars. The upkeep on this property was severely lacking. The bathroom door didn’t even shut because the hinges were rusted out. The bathrooms in general left much to be desired. God forbid you are a large human, you will NOT fit inside the shower. There were multiple water leak issues in the ceiling. The Molding Through out looked rotted and old. I did notice a permit for a new building posted on the outside, so I am thinking they have not kept up on the maintenance due to A rebuild coming in the near future. A few other things to take into consideration, there is absolutely no padding/noise reduction from the unit about. Every move they make you hear in your unit. The other problem is the private beach layout. This is the largest unit of the tri-plex and it is required to share a very small beach area with the unit upstairs. We are a family of 5 and the unit about us was a family of 4 and invited guests over everyday to play. You can imagine there was NOT enough room at all for all of us to enjoy the private beach area. It made it very awkward for everyone. The bottom unit is the smallest of the three units and has the majority of the private beach area designated to there personal use. Just didn’t make much sense. Hopefully they get that figured out when the rebuild the property.
One more thing, the kitchen is VERY small. Trying to cook any meal required my husband and I to be very creative. Space and items Needed to accommodate a full meal.
All the above did not ruin our vacation by any means, just things to take in consideration when booking this property.... over all we had a wonderful time on our family vacation.
Beach Getaway

We had a very enjoyable stay at this rental. The view and property were beautiful and clean and we thoroughly enjoyed our stay. Home was clean, had all the necessities for cooking and keeping clean, and incredible view across the entire living area. During low-mid tide, it has direct access to sandy beach which is only found for the few blocks in this area. South of this area is very rocky, north is a cliff. There are rocks at high tide, but we were very capable of walking down to the beach area and play on the beach. It was also nice to be able to watch the kids from the back yard area and be able to see them on the beach. This was a COVID getaway so to be able to have direct access to the beach was a must and was perfect. Neighborhood is nice for walks and running and our dog loved the park down the street.

A great isolation week away

I needed a reset from homeschooling and quarantine. We rented this place for a different scenery during the COVID-19 pandemic. We had grocery delivery via Instacart, ordered meals via Uber Eats and enjoyed the beautiful views. Listening to the ocean while going to sleep, watching the sunsets and enjoying the fire pit was exactly what was needed.

Shelter in Place 2020

We love this house. We have stayed in the lower unit and now the middle unit. Both served us very well. We loved our most recent stay in unit 2. The view is amazing and the balcony offers a comfortable place to watch the ocean and beautiful sunset. The house was very clean and provided what we needed to stay. The only thing we were not warned about was the construction next door. Thankfully they only worked one day. We will be back !!!

Incredible View

Can't beat the location. We thoroughly enjoyed our stay with Beachfront and would rent from them again and again. Being able to walk straight onto the beach was so cool, but we mainly just enjoyed our expansive deck! This specific unit is a little dated, but the beds were comfy, kitchen has mostly everything we needed.

Relaxation at the Beach
