Perfect Family Getaway

I had the pleasure of renting this beautiful home for my son\'s 18th birthday celebration with family and friends. The layout was perfect for our group, which ranged in age from 3 to 73. My parents stayed on the main floor and loved their private room with an ensuite bathroom, TV, and fireplace. The teens took over the middle level and the spacious great room on the beach level, where they had a blast—while the adults enjoyed the peace and quiet upstairs. The weather was perfect all weekend, allowing us to fully enjoy every deck, especially the one with the additional living room and kitchen. The large main-floor kitchen was ideal for gathering and sharing meals as a family. After a weekend of birthday festivities, we all relaxed around the fire pit before transitioning to the cozy fireplace for some much-needed downtime. Thank you, Beachfront Only, for an unforgettable experience! With so many amazing amenities, our only regret is not booking more nights.

My family, all 21 of us, were very pleased with the property and had a wonderful time. We had an issue with the air conditioning not working in three of the units, and it was unseasonably hot and humid, so we needed the air conditioning. I called on Friday night and left a message and someone came to check them by 10 am on Saturday. Later that morning a crew came and replaced all three units. This was amazing!!!!! I really did not expect such a prompt response. One of the units they replaced was in the upstairs kitchen area. The only problem was the cord from the new air conditioner was not long enough to reach the outlet, so we could not use that unit. Also, the wall outlet in one of the bedrooms, I believe it was Breakwater, sparked every time we tried to plug something in. Of course, we quit doing that. I reported that on Saturday night.
My only other suggestion is to have check-out instructions on the portal or posted in the house. We were not sure what we needed to do, such as strip the beds, empty the trash, etc.

A broken kitchen cupboard door and stove knobs were out of character with years past. We’ve rented this property for every two years since 2012 and each year the accommodations are improved and updated. It has been a great place for our now 4 generations to come together under one roof. My younger grandchildren think that this is Grandma’s beach house! We’ve made so many priceless memories. The beach erosion over the last couple of years has made it more difficult to climb down over the rocks. Perhaps something could be affixed to that wood support to assist that.

Overall this place was amazing, and we had a great time with 4 families in it. Check in was seamless. The communication with the property manager was great. They were very helpful and responsive the whole time. It's really an amazing place right on the water with lots of room to have large gatherings inside and out. Dolphins swimming off the back, steps from shops and restaurants, comfortable beds. There were some small issues with the place that keep me from giving it 5 stars. One is that you should realize that the living room and barnacle are not really proper bedrooms. They have beds in them, but no door, so they aren't private. People walk through them all the time. You can see this in the floor plan, but only if you look closely. This is a 9 bedroom house that can sleep several more if necessary. It's fine, as long as you are prepared for it. The property also isn't quite as well-maintained as it should be for a place this nice. The hot tub needed the crew to come fix it twice (which they were very good and responsive about!). The dishwasher isn't properly attached under the counter (but works fine). One of the car lifts was broken, and one of the ice makers was broken. These are nitpicks though, easily fixable to make the place even better. The location, space, and views easily make up for these minor issues

The middle living area was all but unusual because of the trench running across the floor. Many first floor lights were burned out. Main floor TV would only connnect to 1735 Wi-fi. Hot tub had to be repaired which didnt happen until the second day. Someone came to put the trash cans out and left the gate and the garage door open.

We rented P1733 last weekend and have concerns I'm going to list. We actually liked the unit and would probably rent again if the following issues were all resolved.
1st, The dish washer leaked. It was replaced but it did take time away from our privacy and enjoyment.
2nd, We needed to wash and dry towels because the dishwasher leaked but the dryer would not work. While your dishwasher repairman was here we asked that he look at the dryer. He did and said that they were turned off. He turned them on and fixed that situation.
3rd, We got up the following morning to the smell of gas. After many urgent calls for 2 hours a man finally came and said there was a small leak behind the dryer which he repaired. Because of the leak someone turned off the gas but neglected to repair it.
4th, We were unable to change the temperature on the stove, which we never reported because we found a way to do so and were tired of being interrupted.We literally had to pull out the stove and unplug it and then plug it in again so we could change the temperature. That worked.
5th, There was no key to start the fireplace.
6th, One of the drains on the balcony was plugged while we had a heavy rain.
7th, Please check the soap as it had a terrible oder.
Please review these problems and concerns. Then get back to us with what discount you could give us on renting this same unit in 2023. We notice on your website the price on this unit is $500.00 less next year than what we paid for it this year. You will find in your records we have rented from you for several years with no complaints and would like to continue to do so.

Spectacular Beachfront Mansion

The place is beautiful and enormous. Had plenty of space for 11 people to live comfortably for few days. Loved the multiple decks overlooking the ocean. Rooms spread out over 4 levels helped make it each room feel private. Everything was clean.
With that said, some of the furnishings are outdated and need updating. Wooden doors don’t close well from swelling, some of the furnishings look worn out.

We enjoyed our stay at this property. The layout and location was exactly what we needed. Our only complaints were the following.
The oven did not work. (Stove worked great)
A lot of the house is starting to show it age and needs to be updated. Carpet is worn. Windows are rusted. Some windows have condensation between the panes of glass and are cloudy.
Overall, the house was great and we enjoyed our stay.

Great, not perfect

Our group had 21 people. We were there to hang and relax. This house is perfect for that. It has great access to the beach. The living and dining areas are large and everyone easily fits for meals and to hang out playing group games. There were plenty of rooms for the number of people we had. There are plenty of towels, and the beds are very comfortable. There are a lot of dishes and silverware.
Unfortunately this place wasn’t perfect. I normally wouldn’t be so critical but for the price to rent this place you would expect everything to be perfect and top notch. Several of the rooms got really hot at night and didn’t have enough ventilation. Most rooms had very small desk top fans which was not enough to help with poorly ventilated rooms. In summertime there really should be portable air conditioning units in the rooms. Especially the rooms not facing the ocean and not getting the sea breeze. We also had trouble getting the hot tub to adjust when pressing the buttons. The company sent out a mechanic quickly, but he was not able to repair the jets that were not working. The fire pit looks nice in the patio area but because of its proximity to the rocks we couldn’t use it in the evening because the tide was high and kept splashing water over the rocks and onto the fire pit. I also highly suggest bringing your own shampoo, conditioner, and body wash. The shower products provided by the company smell like perm chemicals. It’s sulphuric absolutely awful. Finally, the microwave handle was broken on the microwave. None of these criticisms would keep me from staying here again, but it’s just a little disappointing considering how much money you spend to stay here. I hope that Beachfront Only can make some changes to make this beautiful property a complete five star rental.

Very Relaxing Stay!

Enjoyed the location right on the water! Plenty of space for our staff retreat. Along with the ocean, we loved the fire ring and hot tub! Spent a lot of time with the large glass doors open to hear the ocean's roar when we were inside and made plenty of use of the different levels of balcony seating.

Oceanside Family Vacation

This was our third year renting this house and we had another great vacation. The house accommodated all 15 of us and is in a great location. As always, the house was clean and ready on time. We had minor mechanical issues, but all were addressed by the Beachfront staff quickly. Oceanside is a gem of a town with so much to offer an active family. We will be back!

Amazing Oceanfront Property

beautiful oceanfront property! we rented 2 side by side houses with 10 rooms each house for a late celebration of our mother's 80th birthday that we originally planned for August 2020 but due to Covid-19, we had to re-schedule to May 2021. each house accommodated 20 guests and there's still plenty of open spaces available! everybody had fun and we just booked another beachfront property for next year! Had recommended the property to couple of friends who saw pictures i posted who inquired about the property.

Fabulous Location, Great House on Beach for Large Group

This house can hold a crowd!! We have 18 people for a wedding. It has 10 bedrooms, plus a studio apartment. Five bedrooms have their own bath, other 5 bedrooms share two baths on same floor. There is on extra full bath on main floor. The house is 5 floors, three decks plus beachside patio. Large kitchen and main living area, another living area on beach level. Walking distance to breakfast, lunch, coffee, some bars, or only about 1.5 mile walk to village of Carlsbad main shopping district.

Spectacular large home on the beach

Beautifully appointed, recently renovated large home right on the beach.Expansive views of ocean, surf, sky, sunsets from every level of the home. From the beach level you can step out onto a beach side patio. A few steps more and you are walking along the surf. A large and fully equipped kitchen is part of an at home experience. Short distance to groceries, restaurants, and pubs.

Spent a week, social distancing on the Beachfront with our whole family. Adults and kids. Great kitchen to cook in. A/C is specific rooms only. Not the whole house... Loved the garage and fit all of our cars.

Wonderful Beach Stay

Was a great stay, wonderful views and plenty of space. The parking lifts were a little challenging to work and I couldn't get one working even after I had the staff come and mess with it. Perfect getaway spot for our retreat, we had 23 guests which is how many it is rated for but the dish service was only for 20 so we had to pick up some plastic ware. Loved how many washer and dryers they had as we did a lot of laundry going in and out of the sand and ocean. Great stay and looking forward to using them again next year!
