My family, all 21 of us, were very pleased with the property and had a wonderful time. We had an issue with the air conditioning not working in three of the units, and it was unseasonably hot and humid, so we needed the air conditioning. I called on Friday night and left a message and someone came to check them by 10 am on Saturday. Later that morning a crew came and replaced all three units. This was amazing!!!!! I really did not expect such a prompt response. One of the units they replaced was in the upstairs kitchen area. The only problem was the cord from the new air conditioner was not long enough to reach the outlet, so we could not use that unit. Also, the wall outlet in one of the bedrooms, I believe it was Breakwater, sparked every time we tried to plug something in. Of course, we quit doing that. I reported that on Saturday night. My only other suggestion is to have check-out instructions on the portal or posted in the house. We were not sure what we needed to do, such as strip the beds, empty the trash, etc. Thank you for a wonderful weekend.

A broken kitchen cupboard door and stove knobs were out of character with years past. We’ve rented this property for every two years since 2012 and each year the accommodations are improved and updated. It has been a great place for our now 4 generations to come together under one roof. My younger grandchildren think that this is Grandma’s beach house! We’ve made so many priceless memories. The beach erosion over the last couple of years has made it more difficult to climb down over the rocks. Perhaps something could be affixed to that wood support to assist that.

Overall this place was amazing, and we had a great time with 4 families in it. Check in was seamless. The communication with the property manager was great. They were very helpful and responsive the whole time. It's really an amazing place right on the water with lots of room to have large gatherings inside and out. Dolphins swimming off the back, steps from shops and restaurants, comfortable beds. There were some small issues with the place that keep me from giving it 5 stars. One is that you should realize that the living room and barnacle are not really proper bedrooms. They have beds in them, but no door, so they aren't private. People walk through them all the time. You can see this in the floor plan, but only if you look closely. This is a 9 bedroom house that can sleep several more if necessary. It's fine, as long as you are prepared for it. The property also isn't quite as well-maintained as it should be for a place this nice. The hot tub needed the crew to come fix it twice (which they were very good and responsive about!). The dishwasher isn't properly attached under the counter (but works fine). One of the car lifts was broken, and one of the ice makers was broken. These are nitpicks though, easily fixable to make the place even better. The location, space, and views easily make up for these minor issues

The middle living area was all but unusual because of the trench running across the floor. Many first floor lights were burned out. Main floor TV would only connnect to 1735 Wi-fi. Hot tub had to be repaired which didnt happen until the second day. Someone came to put the trash cans out and left the gate and the garage door open.

We rented P1733 last weekend and have concerns I'm going to list. We actually liked the unit and would probably rent again if the following issues were all resolved. 1st, The dish washer leaked. It was replaced but it did take time away from our privacy and enjoyment. 2nd, We needed to wash and dry towels because the dishwasher leaked but the dryer would not work. While your dishwasher repairman was here we asked that he look at the dryer. He did and said that they were turned off. He turned them on and fixed that situation. 3rd, We got up the following morning to the smell of gas. After many urgent calls for 2 hours a man finally came and said there was a small leak behind the dryer which he repaired. Because of the leak someone turned off the gas but neglected to repair it. 4th, We were unable to change the temperature on the stove, which we never reported because we found a way to do so and were tired of being interrupted.We literally had to pull out the stove and unplug it and then plug it in again so we could change the temperature. That worked. 5th, There was no key to start the fireplace. 6th, One of the drains on the balcony was plugged while we had a heavy rain. 7th, Please check the soap as it had a terrible oder. Please review these problems and concerns. Then get back to us with what discount you could give us on renting this same unit in 2023. We notice on your website the price on this unit is $500.00 less next year than what we paid for it this year. You will find in your records we have rented from you for several years with no complaints and would like to continue to do so. We will wait for your response, Sincerely, Robert Sell

Spectacular Beachfront Mansion

The place is beautiful and enormous. Had plenty of space for 11 people to live comfortably for few days. Loved the multiple decks overlooking the ocean. Rooms spread out over 4 levels helped make it each room feel private. Everything was clean. With that said, some of the furnishings are outdated and need updating. Wooden doors don’t close well from swelling, some of the furnishings look worn out.

We enjoyed our stay at this property. The layout and location was exactly what we needed. Our only complaints were the following. The oven did not work. (Stove worked great) A lot of the house is starting to show it age and needs to be updated. Carpet is worn. Windows are rusted. Some windows have condensation between the panes of glass and are cloudy. Overall, the house was great and we enjoyed our stay.

Great, not perfect

Our group had 21 people. We were there to hang and relax. This house is perfect for that. It has great access to the beach. The living and dining areas are large and everyone easily fits for meals and to hang out playing group games. There were plenty of rooms for the number of people we had. There are plenty of towels, and the beds are very comfortable. There are a lot of dishes and silverware. Unfortunately this place wasn’t perfect. I normally wouldn’t be so critical but for the price to rent this place you would expect everything to be perfect and top notch. Several of the rooms got really hot at night and didn’t have enough ventilation. Most rooms had very small desk top fans which was not enough to help with poorly ventilated rooms. In summertime there really should be portable air conditioning units in the rooms. Especially the rooms not facing the ocean and not getting the sea breeze. We also had trouble getting the hot tub to adjust when pressing the buttons. The company sent out a mechanic quickly, but he was not able to repair the jets that were not working. The fire pit looks nice in the patio area but because of its proximity to the rocks we couldn’t use it in the evening because the tide was high and kept splashing water over the rocks and onto the fire pit. I also highly suggest bringing your own shampoo, conditioner, and body wash. The shower products provided by the company smell like perm chemicals. It’s sulphuric absolutely awful. Finally, the microwave handle was broken on the microwave. None of these criticisms would keep me from staying here again, but it’s just a little disappointing considering how much money you spend to stay here. I hope that Beachfront Only can make some changes to make this beautiful property a complete five star rental.

Very Relaxing Stay!

Enjoyed the location right on the water! Plenty of space for our staff retreat. Along with the ocean, we loved the fire ring and hot tub! Spent a lot of time with the large glass doors open to hear the ocean's roar when we were inside and made plenty of use of the different levels of balcony seating.

Oceanside Family Vacation

This was our third year renting this house and we had another great vacation. The house accommodated all 15 of us and is in a great location. As always, the house was clean and ready on time. Amazing Oceanfront Property

beautiful oceanfront property! we rented 2 side by side houses with 10 rooms each house for a late celebration of our mother's 80th birthday that we originally planned for August 2020 but due to Covid-19, we had to re-schedule to May 2021. each house accommodated 20 guests and there's still plenty of open spaces available! everybody had fun and we just booked another beachfront property for next year! Had recommended the property to couple of friends who saw pictures i posted who inquired about the property.

Fabulous Location, Great House on Beach for Large Group

This house can hold a crowd!! We have 18 people for a wedding. It has 10 bedrooms, plus a studio apartment. Five bedrooms have their own bath, other 5 bedrooms share two baths on same floor. There is on extra full bath on main floor. The house is 5 floors, three decks plus beachside patio. Large kitchen and main living area, another living area on beach level. Walking distance to breakfast, lunch, coffee, some bars, or only about 1.5 mile walk to village of Carlsbad main shopping district.

Spectacular large home on the beach

Beautifully appointed, recently renovated large home right on the beach.Expansive views of ocean, surf, sky, sunsets from every level of the home. From the beach level you can step out onto a beach side patio. A few steps more and you are walking along the surf. A large and fully equipped kitchen is part of an at home experience. Short distance to groceries, restaurants, and pubs.

Perfect for the larger group

A group of friends and I gather once a year to do a women's retreat, and the house was perfect!!
The location was phenomenal and the property management company had the beds made with welcome towels for every guest.
The "hospitality" app used to communicate with the management was super useful and had almost all the information needed!
The garage parking was the only bummer. The lift system would have been useful, but it was out of order. Luckily the property management company has a parking lot about 2 miles up the road, so we shuttled a couple cars there. It worked out fine.
We will definitely book again!

Almost Perfect

The house is beautiful and almost everything was amazing out our stay. A few exceptions:
NO CENTRAL AIR - This house only has a few single room units in only a few of the rooms. The rooms on the back side of the house were unbareable to stay in. No AC, no ceiling fan, and the windows are sealed shut. They provide small floor fans, but they did very little to provide relief. Upon arrival, the house wasn't in good working condition for us. We immediately had to call a service guy (who was there in MINUTES and exceptionally helpful and kind) because we had no power on the 1st floor and one of the few rooms with an AC unit, had a broken AC unit. They fixed the power issue, but that room never did have a working AC in our 2 nights stay.This house has zero cell reception! They do have wifi, but we were here for an executive planning session, no cell service would have been a nice piece of knowledge to have.
WiFi is only strong enough to use on the main floor. If go go outside, upstairs or downstairs it drops the signal. Again, we were here for business, no cell service and shotty wifi made the purpose of our stay difficult.
Tons of plates and flatware, but lacking adequate cookware and utensils for cooking for large groups of people. We had to get creative with some casserole dishes to get everything cooked when we needed and had to do batches of cooking for some items.

The beds were so comfortable, even the bunks on the 1st floor. You cannot beat the location and the house was immaculately clean. They do a good job of providing you with the essentials, shampoo/conditioner/body wash in the bathrooms and overall the house was perfect in a lot of ways, just a few tweaks and it's a solid 5 star rating. The customer service throughout this process has been top notch and if we ever have another retreat to Oceanside we'll definitely utilize beachfront only but will likely look at other units if the AC issue isn't resolved.

We had a large group of 22 people and it was amazing. We had a few minor issues, make sure you check the check in/out times because they are strict. But the house was beautiful, the company was easy to work with, and we had the reunion of a lifetime.

The check out time is 10am and the check in time is at 4pm due to the fact that most of our beachfront properties are so large (4-11 bedrooms) that it takes time to clean the entire house, clean all of the windows (and re-clean the west facing ones again), the outside of the property, drain and clean Jacuzzi’s, change the linens, etc in order to have it ready for the next clients amazing stay. The charge for the early check in or late check out is because we have to re-arrange schedules to have additional staff come on board to make this happen. Sticking to a strict schedule ensures that all properties are cleaned on time (since that is only a 6 hour window). You were wonderful guests and took great care of the house. We value your feedback and are looking forward to welcoming you back again soon.

Nice place!

This is a beautiful place. While there are many bedrooms and it can sleep a lot of people, there isn't a big space for a big gathering since the living room is a bit small and The dining table cannot fit more than 8 people.
The TV streaming is spotty and we couldn't watch anything. The water heater cannot accommodate multiple showers at the same time.

The Most Amazing Week Ever

It was amazing and relaxing. I wish we could have stayed longer, but I guess every good thing must come to an end. I do wish we could have had more beach sand in our back yard area for the kids to play in with their buckets and shovels. We called on it and they were able to come and drop some sand for the last couple days. There was plenty of space for everyone to enjoy their own space. The washer and dryer was a HUGE hit. I would love to be able to do this again in the future. I would HIGHLY recommend this to ANYONE!!! Truly was therapeutic. My husband usually is a nervous wreck during the stay, but he was so relaxed and enjoyed the whole stay.

Great Experience!

We had a group of 16 golfers ages 30-60 and all thoroughly enjoyed staying at the beach house. Attention to detail was evident upon check in. The house was clean and had all the comforts of home that are sometimes forgotten with other rentals. The kitchen was well equipped, the beds were comfortable, all mechanicals functioned properly. Superbowl Weekend in Oceanside

Another great year with High School friends from 1982 celebrating SB Weekend and catching up. We had a great time as usual and the place supported our needs. Only issue we had was the smoke detectors going off the first morning around 3 (low battery and they are tied to one system) so we couldn't shut them off (ugh...) Only woke up half the group. Batteries had dates so guessing this has happened before and they should have been changed out. We had a lot of rain and three window sills were leaking causing us to set up towels but wasn't a big deal. Overall another great experience with Beachfront Rentals

Spectacular place

I rented this house for a 15-person writers retreat. The place was spotless when we arrived and fully stocked with the basics -- two rolls of TP per bathroom, lots of towels, blankets galore, and almost every kitchen tool one could need. Everyone time someone said, "I wonder if they have a ___," we found the item in a drawer or cupboard - blender, hand mixer, colander, corkscrew (this was put to good use). The only 'complaint', if you could call it that, was that the wide variety of spice packages provided didn't include any garlic items. This was the most disappointment 15 very different women experienced over the course of the weekend.

The team at Beachfront Only Rentals was professional and patient, answering questions that were fully explained in their handy app but I was too impatient to navigate it.

The space was perfect for our needs, including the outdoor beach/firepit area. We bought a bundle of wood and kindling for a nice fire on our last night (three logs are provided, but I recommend bringing/buying a full bundle plus kindling). It was an amazing end to an amazing weekend.

Great family vacation house

My family of 30 stayed here Monday through Friday. We had a fabulous time! The house is right on the sand, the hot tub was enjoyed by all, and there was ample space for everybody. The house was very clean, there were plenty of towels, plenty of kitchenware, and lots of bathrooms. When we needed another a/c, maintenance brought one quickly. We will definitely come back.

Awesome house for family reunion

Was a great house for our family to gather for a nearby wedding. Lots of room. Very clean and was able to sleep everyone comfortably. Ample towels and dishes. Wifi doesn't work on all levels of home and as cell service not the best at the beach could use some additional attention. Car lift was easy to use and was great to be able to park so many cars.

Amazing Family Vacation!

I can't say enough about the vacation we just experienced with this property. We have a large family, 25 of us, and this home was perfect! From the size of the house to the location, it could not have been better. I don't know if we got lucky but the size of the beach, all day long, was awesome! We had read some reviews that others were not so fortunate because of high tides but it was really good for us. The house was very nice and clean. It had all the comforts of home you could want or ask for. The Beach Front Only team was incredible. We had a few issues that needed to be addressed and they were, usually within minutes, it was quite amazing. Our vacation was perfect and I would rent this home again in a second, and would recommend Beach Front Only Vacation Rental properties for sure!

Wonderful Beach Stay

Was a great stay, wonderful views and plenty of space. The parking lifts were a little challenging to work and I couldn't get one working even after I had the staff come and mess with it. Perfect getaway spot for our retreat, we had 23 guests which is how many it is rated for but the dish service was only for 20 so we had to pick up some plastic ware. Loved how many washer and dryers they had as we did a lot of laundry going in and out of the sand and ocean. Great stay and looking forward to using them again next year!

Church Leadership Retreat

We had a great time at the house. It was really nice being able to have everyone under one roof. The place was very clean when we came in, and things we well thought through for renters.

If we had to find one area of improvement, it would be the wifi. we were a bigger group (16 of us), and none of us could get useable internet speeds. Also, Sprint doesn't get any service inside the house (but Sprint is awful, so it's their fault).

Plenty of space for big groups!

We booked this house for a family reunion and it was everything we expected and more! The house had plenty of rooms and the beds were comfortable. It was as clean as can be expected for a beach house. It was wonderful having the spa on the first floor near the beach as the kids were in and out of it all day long. The only negative is the wifi and cell service is awful, which is probably just the location and out of the owners control. We liked the fact the house was so secure from the street, but with the cell service so bad and the difficulty some guests had getting in to the house it did cause some frustration. We had some maintenance issues during our stay, which is always to be expected and were impressed with how quickly the mgmt. addressed our issues.

Spectacular home in a perfect location

Huge, beautiful, well appointed and well maintained house right on the beach. Numerous rooms have incredible views. Several decks and patios facing the ocean. Parking for 5 or 6 cars. The photos and descriptions are no exaggeration.
The management company, was professional, accommodating, and responsive. And it looks like they have a large variety of beachfront houses to choose from.
The only other thing that would have made it the ultimate of luxury would have been our own personal chef. And it looks like you can have that too!
Everybody in our large group made a comment at one time or another during the stay about what an incredible place this is.

Truly A Beachfront Getaway

Literally 5 steps out of the house, you are at the Beach; a few more steps you are in the Water! Our family of three generations really soaked up the sand the water all week long. The house has 4 levels with 10 bedrooms spreading from top to bottom. Most of the bedrooms have nice ensuite bathrooms. There are only 3 bedrooms that have ocean views and are pretty small with full size beds only. In general, the house is clean and comfortable. Decorations are simple and adequate, pretty in line with a beach house. The living area have an open floor plan, and plenty of seating, which make it really nice for large group gatherings. There are a few minor maintenance issues and management was quick to resolve them. Only down side is that the kitchen should be better stocked with bigger pots and lids, which we found none and basic supplies like dish cloth or sponge. On the up side, there are plenty of dishes, eating utensils and drinking glasses and mugs. In general, we are very satisfied with the location and have enjoyed a relaxing and wonderful family vacation.

It was the best and most peaceful vacation we ever had. A big hit with the whole family. With 17 immediate family in one home, everyone still got along great. There was plenty to keep them all busy. It was wonderful watching them reacquaint themselves with their cousins and aunts and uncles. They all live in other states so they very seldom saw each other. Again, the best vacation we ever had!!! Great family fun

This house was fantastic for our family reunion. There was a bathroom available for every room in the building, and it had great rooms and outdoor space. Shopping was very close, and the location provided easy access to everything we needed and wanted. The ocean was so much fun. The only consideration that may not be apparent on booking is the proximity of the water to the breakwater rocks lining the property at the oceanfront. When it is high tide there is no ocean level beach. The waves break onto the rocks. It wasnt too much of an issue as the kids were happy to play when the tide was out, and a sandbar in front of the property makes ocean play very fun and safe. Overall I would recommend this property.

this place was not in as good condition as the one 4 years ago...ran out of washer soap and trash bags; 2 lights out in track lighting; all lamps are not brght enough to read by and some floor lamps are breaking apart; nite ight in bottom stairwell not working and that is where the children slept; very dull knives; vomit behind small refrigerator in bottom room; most bath doors stick on bottom and some do not close tight; glass and cigarette butts in sand patio; wi-fi not available in all rooms; Sea Horse room window does not open; adequate supply of TP, kleenex, bath towels and beach towels. If we come back we will not take this rental.

We had a great time. Plenty of room. House well maintained. Only complaints,, the wifi is horrible. So don't plan to do any work while here (it is a vacation house) and it could use more in the kitchen supplies. Other. Than those minor things we totally loved it. It was our second time staying in this same house. We love the ease of just walking straight on the sand and being able to talk from our balcony to our family on the beach.

Miner biannual family reunion

The house and location were great, just what we were hoping it would be. The only downside was that our family was almost too big to fit comfortably into the accommodations. However, when it came time to leave, almost no one wanted to leave before the witching hour of 10 AM. My thoughts

I was not happy that there was not enough table space for all of our group to have meals together in the kitchen/dining area. 3 to 4 people always had to sit in the couch area. it was not warm enough outside to eat on the deck.
The front right bedroom on top floor shower had very little hot water for showers. I took 3 cold showers. It would be hot water for only a few minutes and then never hot again no matter were i turned the knob.
The patio outside on beach level was not that inviting. no one from our group really sat out there. the weather was cool, but still the lack of flowers, or cozy feeling was not there. the sand bags were kind of ugly and it looked a little dirty in general.
there was only one nice kitchen towel. i didn't think to bring more, but with a large group that was a challenge. It would have been nice to have an extra hand towel in the community bathroom the the main floor level.
All in all everyone seemed to enjoy the time and the house.

Perfect home for a large family or several families wanting to stay together. No garbage disposal in the kitchen sink seemed like an oversight and was inconvenient, and some of the furnishings are a bit tired but all in all, we enjoyed our stay.

Family Reunion Beachfront Heaven!

We had family members from the East and West Coasts gather in our 27-person-beachfront-only rental on the beach in Oceanside. The property was perfect for our family. Lots of room with 11 bedrooms. We really loved the private beach area in front where everyone spent SO much time...also the two jacuzzi's got tons of use. There are quite a few stairs (this house has five (5) levels!) and we were concerned this might be a problem for the family matriarch (92) but it worked out just fine as he stayed in the master suite on the main level where the living room and main kitchen were and then, to get to the beach he just used the outside steps which were more gradual than the inside stairs. Some bedrooms had their own baths and others had to share but it was absolutely no problem. An especially great feature was the TWO kitchens (one on the main floor and one on the floor above it). Gave us plenty of room to prepare and cook for 27 people! The rental staff was magnificent and responded to our every need. They were super easy to work with and truly wanted our stay to be a great one. I would definitely recommend this house for large group gatherings. All the generations had an absolute blast being right on the beach in such a great house!
