Amazing 11-bedroom duplex sitting on the tranquil beach! If you have a large group, this home is for you! This four-story rental has two full kitchens and a wet bar with granite counters, travertine floors, an oceanfront patio with a private spa, barbecue, and patio furniture, a rooftop deck with more patio furniture and a barbecue. There are 4 washer and dryer units, so when you return home, you will not have loads and loads of laundry! Nothing was spared when this rental was built. With 11 bathrooms, everyone can have their own room within the property and there will be no fighting for space! There is central AC in the upper 5 bedrooms, and AC upon request for the lower 4 bedrooms. Come escape to luxury on the beach!

Almost Perfect, Very Responsive Host
by DaveAmazing views from all 4 levels, 3 beautiful great rooms, Our family reunion for over 20 very comfortable and loved that every room had its own bathroom. I would have given it 5 stars but the shampoo in half of the wall dispensers was putrid (literally) and a couple of the faucets and towel racks were loose. Management welcomes & responds immediately to text messages re deficiencies. Beachfront Only Inc. manages over 100 properties and has crews to address issues like these, but this is not a 5 star hotel. The good far outweighed the bad, but bring some patience and your own shampoo as our neighbors had the same issue.

Pleasant rental experience

The rooms were all well stocked with everything we needed, even beach towels. Kitchens also well stocked. The location was great. Walking distance to sandy beach and pier. Garage parking was nice. Very easy to bring our dog along. We thoroughly enjoyed our time there.

Great experience for team retreat

We thought it would be great to have everyone stay in one place to build team camaraderie and have a central meeting space. We also wanted it to feel as a type of retreat that is different than the typical meet in the office experience. We have nothing but wonderful things to say about our stay at Beachfront Only. Each member had their own private room and access to multiple common spaces. This allowed everyone to have their space away from the group as needed while being able to meet as a full team and develop our strategy for the year. We will definitely be back to stay!!

The location of the property is amazing, right on the water, beautiful sunsets, walking distance to the pier. The unit(s) are huge and nicely furnished, with comfortable bedding and living room furniture and well equipped kitchens. It was nice having en-suite bathrooms for every bedroom. The people at Beachfront Only were helpful and responsive to the minor issues we had.
Parking is tight, but it was nice to have an attached garage area.
There were a few maintenance items (garage door sensor fault on left side garage door, locking mechanism on accordion windows in street level living area, rack in dishwasher of street level kitchen hard to pull out, garage washing machine door would not close/lock, coffee pot on top level didn’t work, and art work on street level fell from wall due to corroded hanging wire, fire pits showing age). Most of these issues (all that important to us) were addressed during our stay.
Overall, we were very pleased with our stay and would recommend the property to others.

Overall experience was great! Great location and great amenities included with the home. Some things that could have been improved: we had a bed sheet that had some dead bugs on it which we just changed out, many of the rooms had outlets that were not working, one of the garage doors was not working correctly. None of these were significant enough to affect our overall experience, so we were still very satisfied. We look forward to coming back next year or the year after!

Great location and the perfect house for our business retreat. There were plenty of bedrooms and bathrooms and the meeting spaces were just what we needed. The inside felt like a typical vacation house where the furniture does the job, but it's not the finest. A few of the showerheads need to be cleaned to allow for proper water flow. The downstairs bbq would not work. But otherwise it is a great rental. Thank you

Family Love

Out rather large family enjoyed every minute and were so grateful to be able to stay in one place. It was very clean and between the floors had everything we needed in the kitchen. One of the coffee pots did not work, one of the can openers did not work. Water pressure on top floor was poor. Hot tub on beach level did not work, they came right out and fixed it. However, there was not enough water in it and not sure how long it had not worked so tub was slimy. The hot tub on top level worked, but there was bird poop everywhere. Great location to the pier. All in all we would stay there again if we ever need that much space. Loved it! Thanks for everything.

The property is accurately described in the website. The location, size and amenities were all as represented. The only unmet expectations were the bathrooms and furniture in the bedrooms. The bathrooms were very small, the sink stands were very old, and the plumbing on the stands was generally in poor shape. I won't document each of the problems, but as an example, there was no stopper for two of the beach level basins and the hot water valve didn't fully turn in one of these. There was only a single nightstand in one bedroom, which had to be used for a CPAP, leaving my partner without a reading surface. In multiple instances the over-sink lighting had at least one bulb out. When two bulbs were out in one, we asked for and received very prompt replacement of that fixture. Finally, the surface of the sink stands were dirty.

Loved the location, and how spacious it was. The property management folks were responsive to a few minor issues that came up. My only complaint was with the water pressure. On the upper floors, there were many times where if multiple bathrooms were in use, there was zero water coming out of the showers. I think if we had been informed about this beforehand, it would have been better. My recommendation is to install pressure regulators and pumps to ensure water pressure in all 11 bathrooms. Even with that issue, I'd still stay again, but experience will be enhanced if the water pressure gets fixed.

Hands down, best accommodations!

We have come to Southern California every year for the past 10 years. We have tried several spots, and this was by far the best accommodations our group has ever experienced. Killer location!!! Walking distance to phenomenal beaches, shops, and restaurants. The property itself had plenty of common space, each room had it's own bathroom, and plenty of kitchen space to prep food. They best part was having the ocean right at your door. You could hear the waves where ever you are in the house, and waking up to the serene views were indescribable. It felt like a little slice of Heaven. We will be back!

The house was in great condition and management was helpful. One problem we had was that the fire alarms went off and they just told us to disconnect each alarm, which was somewhat dangerous because we had to climb on chairs and even a chest of drawers. They never did come to fix them before we checked out. Our main concern was that in order to get to usable beach, we either had to climb over big rocks during the very brief and early low tide period or walk almost down to the pier.

Trip for Women's Retreat

Over all it was good. But I was disappointed and felt that you discriminated against the handicapped by making us pay to use the elevator on top of the rental fee. I specifically asked for the use of the elevator when I made the original reservation. And the elevator was rather inconvenient, we had to physically send a person either up or down to get the elevator to the floor where needed. The actual connection to the door fell off at one point.

There was some initial confusion over which units we were renting, but upon calling this was quickly addressed. Also, it was a little difficult identifying where the extra bedding materials were located for the pullouts and window sleepers. Otherwise, the property and experience were great!

The house overall was very nice and the space was great for our group. My only complaint is I would update the outside furniture and hot tub as they are rather dated. One other comment is we had homeless people sleeping outside our unit near the beach which was a bit shocking.

So close to the ocean!

We rented this house and the one next door for our management team retreat. The layout of the houses was perfect for us to cook and eat together as well as meet all day comfortably in one of the living rooms. Each day started with a morning walk to the pier and ended with cocktails to watch the sunset.

Fantastic location and house for a large group

We held a family reunion/vacation with 20 people, and the house was perfect. We had so much room with the three family rooms, three kitchens and the 11 bathrooms. The house is very nice. A few things that could be improved on - the kitchens are not stocked that well. Plenty of plates and glasses but need more silverware. There is not a griddle for pancakes so we had to buy our own. It was amazing to slide open the family room doors on every level and look out over the ocean at all the surfers, dolphins, seals, etc. The only thing that would make this the ideal location is if you could just walk out the door to the beach, but you cannot. There is a big rock sea wall, and below the sea wall there is only a little sand to relax on at low tide. We had to pack our beach gear every morning and drive down to the pier and set up to enjoy the beach. The bed comfort was just okay. Some of the couples with us voiced some complaints, but I thought the bed quality was a little above average at what you get with most VRBO type properties.

Gorgeous view...too many stairs

We absolutely loved our 2 night stay at this property. The view is amazing...the sound of the waves crashing...plenty of space for bathrooms for everyone! 67'ers Reunion Committee Meets Again!

Our stay at this property was everything we expected. We occupied all four floors. This home is beautifully decorated, super clean, and has an incredible view of the ocean. We didn't want for anything! The kitchens, (yes, kitchens!), were stocked with large tables and chairs, new appliances, dinnerware, and gadgets for our use. The bedrooms are comfortable, roomy, and each bedroom has its own lovely bathroom. Big screen TVs on every floor living room were great for watching Sunday football. The pier, markets, and restaurants are all within walking distance. Parking was no problem either. The patio seating, hot tubs, fire pits, and barbecues were all first-class and available for us too. We highly recommend this property and we are definitely going to stay here again.

Very nice large home on the ocean

The home is beautiful and the view is stunning. There is little to no beach in front of the house, but the large Oceanside Beach is just 200 yards away. The concierge was immediately responsive to our one call for repair of a window lock. We understood there would be a change of towels on Wednesday which did not occur, but perhaps we were to call for them and didn't. We rented the entire 11 bedrooms, one of which only has a sofa bed, and were very satisfied. The indication that the house can serve 26 includes that sofa bed and four twin beds located in the two kitchens. Very nice place and we will recommend it for large families.

Not sure where you would have heard about a change of towels, because unfortunately we do not offer maid service at our properties! Wonderful

Proximity to the beach was great!
The house was clean when we arrived, as nice as any hotel! We were glad it had 3 refrigerators to hold food for 27! Having private bathrooms was a luxury we all enjoyed. The service was great when we called to report a problem-- it was fixed immediately (30min!)
Very spacious home, easy for us to feed an army quickly and then get on to other activities. Ruby's Diner on the pier was a great spot for a party!

Outstanding!

This was our second visit to this property and again we were thrilled! The office staff at Beachfront Only is professional, friendly, and very helpful. The house was better than pictured and described here. It was clean, well-stocked, ready to go when we arrived. Our entire experience from booking to check-out was nothing short of stellar!

Corporate Retreat

Outstanding experienced!! 10 senior execs from our company holed up in this beachfront paradise for 3 days. It was the perfect location offering ideal accommodations. The staff at Beachfront Only was delightful to work with - professional, personable, knowledgeable. The property was clean, well stocked, well organized and even better than the pictures showed! We called maintenance once to replace an exterior light bulb and they came right away and replaced it without disturbing our activities. Not only would I recommend this property to others, I guarantee that my group will be back to enjoy it again!

30th Friends and Family Christmas Party - December 2016

After we ran from room to room screaming at how beautiful the rooms, bathrooms, kitchens and views were - we had just enough time to pour our wine, go out by the hot tub, light up the fire pit and watch the sunset with all of our best friends!!! The 22 of us had the best party ever. Everything we needed was there for us. We will absolutely consider another trip to Oceanside and Beachfront Only!!! Amazing, Amazing vacation.

We rented the 11 room house. It was amazing. The views are gorgeous. The amenities are awesome. The gargarge can hold a maximum of a Ford Expedition if the fold the mirror before you enter or exit.

Perfect Vacation Home

We had a very large group, arriving abd leaving different times but 3 days when all were there. 27, ages from 14 months to 86, and jt worked for all ages. Five were 2 and under, the rental of cribs and high chairs worked perfectly.

Family together for Mom's Celebration of Life

It was absolutely fabulous. I just wish we would have had access to the elevator. But, we all got our exercise. We had a couple plumbing issues, but they were all handled quite quickly. The garage was a little tight, and the cell phone service wasn't very good, but other than that, I'd say it was perfect.

Great Location for Large Group

Perfect for our Marriage Retreat

This rental, and a couple others along the same block, works great for a couples retreat because every room has a king/queen bed and a bathroom attached. Plenty of room for 11 couples, and a beautiful oceanfront setting. I have stayed in these BeachFrontOnly properties multiple times, and they are always spotlessly clean. This time I was a little disappointed, though, because it didn't seem like it had been kept up as well as before--the kitchen knives weren't sharp, an end table had a leg falling off, and a towel bar came loose in one bathroom.
My biggest complaint was with the upstairs bedroom labeled as a queen futon. The mattress was comfortable but probably more like a full size not queen. And the sheets provided were not the right size either--2 twin-size flat sheets (no fitted) that didn't cover the bed sufficiently. No comforter provided, just one thin blanket which was also very small, so we were very cold the first night. I called and asked for a comforter or blanket--they promptly sent over another slightly bigger blanket and we were OK for the second night. For the amount we were paying for the rental, I couldn't understand why they don't just make up that bed like all the other ones so that their guests don't have to deal with it.
Overall, still very satisfied with this rental, and hope to stay there again in the future.

Family Reunion

This was the perfect rental for our family reunion. We had 29 people and everyone enjoyed the house. The house was large enough that quiet moments could be obtained anywhere. We cooked and shared all of meals on the bottom floor. The location of the house was ideal because we didn't have a lot of foot traffic right in front. The 11-bed and 11-bath provided the perfect amount of privacy. The views were extraordinary! The only downfall was the bottom level was extremely stuffy and hot. We've already secured our dates and are looking forward to our visit in 2016!

Positives were:
- Generally well-furnished and equipped condo in a good location.
- We were allowed access to the garage 2 hours early.
- The condo cleanup policy is very convenient.
Negatives were:
- The elevator was in good order but not ready.
- Garage door remote operators were not pointed out.
- A flashlight in a tool box possibly in the garage is not adequate provision for a power outage.
- Cell phone service was limited to the street end of the building.
- It took 3 days to diagnose a failing modem. The resulting loss of wifi was a significant distraction.
- The noisy construction next door should have been scheduled when our condo was vacant. The ambience we expected was severely impacted on 3 of the 4 days we had reserved in October.

Hello Warren, thank you for your review. We apologize that you had some issues during your stay. We do not advertise the elevator use - in order to have access to it, guests must contact us so we can give them a lesson on using (since it is a residential and not commercial style elevator). The loss of internet was a provider issue, and that has been fixed. We are sorry about the construction - this project ended up going past the date we thought it would. Beautiful Beach front Vacation place

This was a family vacation that my mom wanted with all her kids plus spouses (5) and grand kids (18) and who could as for a more perfect place. This location was the best with access to the waterfront plus the pier. The views alone were breath taking and the proximity to the beach was excellent. We had a great stay overall and the everyone around the area was friendly. The house was real clean and set up just right for our large party. Everyone had space to enjoy the view, just sit around reading, sleeping, and we even had dolphin sighting several day which the kids loved. This make for a great vacation location if you have large parties and need something to fix everyone. We had enough room and not having to fight for a bathroom was the best part. Everyone is planning the trip back because you could not beat the beauty of it all this place has to offer.

Girls weekend retreat!

The house was clean and well presented! We found absolutely everything we needed - plenty of kitchen necessities, extra towels and bedding! The kitchens and bathrooms were extremely clean and modern which is always a huge plus! And with so many girls in one space it was a life saver having an unsuite to each room - and an endless supply of hot water, if seemed, for all the showers! The beds were comfortable and the celining fans in each bedroom were great.
The location was stunning.! A short walk to coffee shops and a path way over the rocks down to the beach. The views from each window were breathtaking!
On arrival the bottom floor was locked up - but after calling the office for assistance with that, someone arrived within 5 minutes to unlock and check everything was in order.
The only downside was the jacuzzi on the back patio wasn't hearing up. And showing an error message. We did call for assistance with this and not sure if someone did come, and we may of missed them, but the hot tub still didn't heat. The one on the top floor was working and we did get to enjoy that one!
I would absolutely recommend this rental and we had such a wonderful, restful time here! Thank you!

Great large space on the ocean for multi-family vacation

We enjoyed our stay at this large and lovely property. With 5 families (including 9 children, aged 9 weeks to 7 years) we made use of the entire space and took advantage of the three kitchens, beach access and hot tubs.
As other reviewers have noted the beach is not accessible during high tide, but otherwise is just a few steps away. There are playgrounds, shops and restaurants within walking distance or a very short drive/bike ride away.
The property is quite large, particularly if you rent both A and B, with lots of stairs to navigate but lots of space for multiple people to spread out and enjoy themselves, then come together for meals.
Kitchens are relatively well stocked with needed supplies, though we often had to look through more than one of the three kitchens to find what was needed.
It was lovely to watch/hear the waves crashing, particularly from the upstairs bedroom and the ocean-view decks.
One downside in hot months: the AC appears to be set up but does not work yet, we were told it is in the process of being installed (Aug 2014). They have small fans throughout and if you open windows for cross-breeze most spaces are fine, but there were some very hot rooms that could have benefited from overhead fans and/or AC.
Also, there seems to be an ant problem, particularly in the middle kitchen, which meant not keeping anything in the cupboards (cereal and sugar stored in fridge/freezer) and vigilant wiping of counters, difficult with so many people and kids around.
Overall, the company was friendly and responsive, though likely due to the massive job involved in cleaning such a huge property they do charge a premium for early or late check-in.

Thank you Naomi for your review. The a/c in this unit should be working - it deactivates however anytime a window is opened, so it is a little touchy. We will have management look into the best way to remedy this. The property was pretty much how you describe it. But I have a few complaints about our stay.

I understand that the bedrooms were to be locked, but I also understood that we rented the whole house minus those two bedrooms because we had no access to the second floor the children were required to go outside to get to the other levels. this was a little unsetteling because an adult had to accompany them every time
2. Every floor including the beds has thousands of ants. They were all over the counters, in the carpets and the bedding. This was very annoying we could not leave any thing out on the counter tops. I think you need to spray.
3. The refridge and freezer on the first floor was not working. By the time we realized this we lost around $300.00 worth of food in the reridge and the freezer. We called the maintenance people and they promptly came and fixed it, but it was to late to save the spoiled food. What we were told by them was why did we not move our food to the second floor fridge. We could not do that because we had no access to that floor. After shopping and stocking up with food we went to two different parks the first tw0 days and by the time we checked the freezer and refrige it was too late. Any food that was left on the counters was attacked by the ants, (which we noticed the first day back from the first park. Any food left in the refridge and freezer was spoiled by the third day of our stay forcing us to go out and repurchase those same items.

Upon calling our operations team regarding the refrigerator, we promptly gave you access to the mid floor to use that refrigerator instead. We will definitely be dealing with the ants and apologize for any inconvenience. When you rented the home, it was a duplex, and it is now a triplex. Great location and relaxing environment

The location is excellent (once you find it as the address they give you is for the OFFICE) and the house is nice. Make sure and bring your own shampoo tho as none is provided! Also disappointed that they have the A/C locked and off as we were unable to adjust the temperature and some of the rooms were HOT. Microwaves broke on TWO floors but they did come and replace one, just not fast enough for dinner. Repair guy also tracked dog poo into the house and we had to clean it up! Fantastic location, not so good management...

A great weekend

We were celebrating few birthdays and rented out this unit for 18 people. The place was extremely spacious, no body ever felt cramped. The location in Oceanside is perfect. There is a small strip of beach and no cars driving in front.

Priceless Family Memories

This property is like having a private hotel right on the beach. The real experience is even better than the pictures on the web site. Every bedroom has its own bathroom and the two kitchens turned out to be so convenient. We had 24 people stay there to celebrate my grandparents' 70th Wedding Anniversary and no one will ever forget it - the beach, the water, the sun, the sand - all right there. Everything was wonderful.

Beyond Expectations

There were 18 guests staying for a week and we have stayed at many large homes for the past 13 years. We were all amazed at how well appointed the house was, including laundry soap, bath soap, all linens, handsoap, dishwashing soaps, kleenex, coffee filter, etc. We never wanted for anything! Our coffee pot broke in the dishwasher and was immediately replaced without charge. The only problems encountered were using cell phones, and the smell and discoloring of gold plated jewelry in the spas. Everyone said that they would love to return. What a wonderful week we had! Thank you so much for your beautiful beach house.
